A potential federal tax credit is in the works for developers interested in converting older urban office buildings into other uses and bringing life back to downtown areas that have turned into ghost towns during the pandemic.
According to the legislation, developers would be reimbursed for 20% of expenses to convert obsolete office buildings at least 25 years old into residential, institutional, hotel or mixed-use properties. If the office is converted into a residential property, 20% of the units must be affordable housing.

The credit is modeled mostly on the historic tax credit that pays 20% of rehabilitation costs for buildings that are more than 50 years old.
