    Classen 3601 N Classen

    Does anyone know about the apparent renovation of the office building at 3601 N Classen? I saw that it was listed for sale and updated a few weeks ago (https://www.loopnet.com/Listing/3601...y-OK/21278300/), and the county assessor has it listed selling to a personal injury lawyer downtown, but they have a construction fence up with flags for leftframe (www.leftframe.com) and basis.design (www.basis.design) which have done some pretty cool projects around town, so I was curious if anyone knew anything. (Side note: how cool to see the new Bus Rapid Transit line being advertised as a selling point for the property).

    No sort of permit has been filed. But I looked at the building a couple of years ago and it needs a lot of work; the interior atrium was in disrepair and the place looked like it hadn't been touched since it was built in the '70s.

    It was bought by Parish Devaugh (TV-advertising lawyers) currently located in Bricktown.

    And of course, Left Frame is the group that started the Left Frame Lofts in Film Row then abandoned the project midway.

    I bet if Parrish DeVaughn uses that building it will save them a ton of money. Right now they are in Bricktown and having to lease the Mickey Mantle building. They will no longer have to lease all that space when the project is finished. Smart business move for them as a PI firm.

    Good point. The last updates of any sort on their sites were in 2019.

    Took this this morning. So far it just looks like an interior renovation with some metal and carpeting that had been ripped out. Maybe if it's only interior they don't list it as a project on their sites.

    Thanks for being on top of this.

    It's actually a cool little building that just needs some love.

    Lots of similar properties have recently sold and been renovated along Classen, an area that had largely been forgotten for decades.

    It’s a full renovation. Interior and exterior. Will be painted. Reasoning to the leave bricktown is because the firm is getting big definitely not the cost lol. I believe it’s the largest/one of the largest personal injury law firm in the state of Oklahoma.

    Interesting -- thanks for the info! Are there any renderings of what it is going to look like? I assume the exterior brick will simply be painted over?

    Building permits have been filed for this building.

    They will be completely gutting it and remodeling; the law firm will occupy all of it:

    Thanks for finding that out, Pete. I'll be curious to see what degree of changes to the exterior are made.

    I went by there yesterday, and the interior has been completely gutted.

    They are spending a ton of money on this project.

    I think I remember seeing that building on the unsecured/abandoned building list on the City council agenda a few weeks ago, so this isn't too surprising. Curious to see what might get built there esp as it is prime along the new BRT route.

    Again, not the most exciting update, but permits have been filed and work has started on constructing a new entrance (and I assume new windows, as some panes are missing?) outside the building at 3601.

    They've gone with a grey painted brick. (Unless there's a grey primer I don't know about.)

    Entrance reconstruction continues.

    Wrapping things up. I took this a bit over a week ago when the fences came down. They've since added landscaping and some lights.

    I toured that building when it was up for sale and it was really sad inside, in that 1970s neglected and leaking atrium sort of way.

    Really happy to see so many buildings renovated along Classen.
