What pedestrian plans. Pretty boring in my opinion
The price per sqft is fine given that these are live/work units.
What is sorely lacking in these is the work unit aspect of the development. People are not going to pay $285/sqft for live units that masquerade as live/work units. There's nothing functional about the business aspect of these units.
I like them. Simple but classy.

Yeah that's a really busy street, and busy intersection. That lot's been for sale for a little bit, curious to see what happens.
Even though a few are pending over the $200/ft mark in Edgemere, it seems that it has hit it's critical mass over the last few years. Even they are going for more when I sold mine back in 2013 (~$170/ft, which was near the highest at the time) more houses seem to be sitting longer. More of the updating/flip action has moved to the east and southwest towards Paseo. So the $268/ft is not TOO crazy in my opinion for new builds in that area, it's just that where it is located is the headscratcher.
Facing 36th is not the same as being "in" Edgemere.

Not sure why you would say that. There are these types of town homes elsewhere in the city and I don't recall any objections or problems from neighbors

Hey! a sidewalk on 36th!! Right now, you have to walk into the street to avoid the overgrowth if you wanna walk over there.

The condo project died at this site, and it will now be a 2-story office building.
They have been performing dirt work but the building permit has yet to be issued.
Will have rendering soon.
