    Default Office/Warehouse space

    I'm starting a secondary business, that requires both office and warehouse space. Eventually I would like to build my own facilities, but in this preliminary stage I am going to rent/lease. I'm finding it difficult to locate said properties and was hoping someone might have some insight on how to better locate these properties? I feel like I've exhausted all efforts physically driving around the city trying to find locations, have been glued to Craigslist, and have also signed up to the website loopnet.com. Is anyone here involved with commercial real estate or have a better recommendation?

    Optimal location/target area is far NWOKC or Edmond.

    You should call a commercial real estate broker and tell them your requirements and let them find an appropriate building and negotiate the best possible deal for you. Their commission is paid by the building owner.

    I would highly recommend Randy Lacey who specializes in this type of property. He'll know exactly what's available. I used to work with Randy and he's a sharp, honorable guy:

    Thanks for the recommendation. Ultimately I'm not opposed to using a brokerage/locater service to find the right property, but also know that at the end of the day, whether its transparent or not....I'm sure I would still be "paying" for their services. (Even if it's paid for by the property owner up front) Whether it be the 1% or 2%..I just don't want to pay for that over the life of the lease on the back end. But I do agree, that it looks as if I would have a better opportunity of actually locating the property, by utilizing a broker.

    Call Malcolm Hall Properties. (405) 787-3030. Malcolm has a pretty large portfolio of industrial/warehouse/office stuff, ranging from very inexpensive and sorta ratty to very nice. He's very good to deal with, in my experience. I've probably leased such space from him 4 or 5 times in the past decade.

    Absolutely LOVE OKC Talk!!!

    It is so awesome to have this site for those of us who not only care about OKLAHOMA CITY and talk about it and what we can/should do to be better, but we also care about the people/businesses in the city and these past few posts PROVE that people in OKC actually DO what it takes to make the city better! Absolutely Awesome!!! Love it.

    Keep up the great work everybody, in 5-years our city will be EVEN better and we will take another moment then (hopefully with Flithy's business ready for expansion) to recognize all of the good work OKC Talk has helped facilitate and EVANGELIZE.

    I used to be a commercial broker in OKC and I can assure you that a broker who represents you can get the price down.

    I don't think you save anything at all, especially since you'll never be able to identify all the possible options.

    Use Loopnet. Downloading the app on an ipad and exploring the map is the quickest and easiest way to find whats out there for rent and for sale.

    We use Malcolm as well. He's been one of our more favorable individuals to do business with. I'd recommend him.

    I definitely recommend using a broker. We used Amanda Sullivan when we moved 4 years ago. We tried looking on our own and can say without a doubt we would have never found our location without her. We also got a good price on our lease with her help even though we did not choose one of the Sullivan properties she showed us. I am sure all of the brokers listed above would do a great job for you as well. Some things are just better done by the professionals.
