One of our newest members is an Interior Design student doing a virtual makeover of the Osler Bldg in Midtown. (see Roll Call for details).
My vote - From the top: Rooftop gardens, top floor restaurant, condos except for ground floor. Ground floor unique retail that has not worked anywhere else. A shop with vintage (restored) motorcycles!

What other unique retail do you think would flourish in the area?

and yes, i was planning on doing a restaurant on the top floor, but i hadn't thought about rooftop gardens! what a great incentive to buy w/ a great view of downtown!

How about a GAP, they love old buildings like this in most major metros and they don't have one in the center city or downtown yet. I know I live within walking distance and I'd use it. You really ought to show your finished prototype to Greg Banta at Banta Cos. He purchased the building a few months ago and plans on converting it to condos, restaurant, and mixed retail. I think your design might really encourage him how to use it possibly
