What little square are you referring to?

The one the fence is surrounding, the one I edited in the photo in post #329.

Yep! That is exactly what I'm talking about. The issue will be cost and finding the money to pay for it this year since we have to spend so much money to get the landscaping on the streets and parks back into shape, which includes somehow repairing the water line that was cut to the south side of 2nd street (including that park)...however, it is a huge priority for me.

Sid,

Any ideas on companies to fix that section of the sidewalk?

lindsey
01-17-2013, 11:23 AM
You're the same one reporting everything on SeeClickFix right now too, right?

Yep, that'd be me. I had success with one light and now have started to report all of them. I hope it works, there are WAY too many street lights out around downtown...I find it embarrassing and shocking to be honest.

lindsey
01-17-2013, 11:35 AM
I agree. I've reported several in the past and had moderate success...but they don't stay on. They keep going out. It's going to take someone ruthless like you to do damage. SeeClickFix was actually a client of mine and I know the founders very well (Ben's a best friend). If you have any questions at all about the platform, just let me know. I know that app thoroughly.

Why isn't there a Deep Deuce neighborhood on it? Also, we need to get more people in the neighborhood on it so that they can "like" or "request" that the actions items we add - that way it looks as if more than one person cares. I have reported 25 issues within the last couple of weeks.

I think most present day suburbanites - like me - get a case of sticker shock when they first start looking in the newer downtown developments. It took the wind out of my sails when I first looked at The Hill. I keep hoping for homes in the $200-300K range with decent square footage to be built - I think $175-200/ft2 will be a sweet spot if it is economically feasible for a developer to build a quality product at that price point. I think ICF construction should come down in price and that will be the best alternative.

These developers are greedy. You can find quality new construction of equal or higher value in other cities, like Philly, for example. You will be surprised.

You could get some sweet pics of passing trains. Take a night shot with the Heartland Flyer parked at the station. That would be an epic picture!

What do you mean redesigned?

This looks totally different than any of the Maywoods I have seen. The floorings, wall textures - the LED accents.... This is some $$$$

It also looks like you have the best unit available [minus trains]... Top floor corner facing all of DT (Is this one of the 3 bedroom units?)

Thanks guys! I really love it and consider myself lucky that I happened to stumble upon it before the owner put it on the market.

The unit was completely gutted and re-designed (even the front door was moved). It is very different than any of the other units in the Maywood Lofts.

The unit consists of the 3rd and 4th floors. So no one above and only commercial below (which right now is vacant). It is a one-bedroom unit with one and half baths. Being on the corner allows a private balcony.

As for the train noise - don't notice it anymore. There are special windows and glass and added insulation as well as noise-reducing backing on the curtains. You really have to listen for the trains if the windows aren't open or the patio door.

This is why I never worry about unique and interesting architectural features or the lack thereof when I'm looking for a place to live. I believe there was a comment about the Central Avenue Villas being unimaginatively laid out (or something like that). I consider every house a blank canvas, and sometimes the blanker it is, the easier it is to put your own stamp on it. I'm always shocked when watching a show on HGTV and people talk about the paint colors of the walls or something that is easily changed. All I look at is the size and number of rooms. And even those can be changed.

Wow - awesome unit - so they do let you have windows that open. Damned lies! So much for that "ordinance" saying we can't. I should've known it was total hogwash. For the prices they're charging to buy these you'd think they could put windows that open? Unbelievable.

These are the only developments in DD that I am a little concerned about being completely sold. The Hill, Brownstones and Block 42 are all more for the higher end buyer. Level, Maywood apartments I & II, DD Apartments and Mosiac are or will be for renters at a pretty descent rate. Why are these not selling as well as the others? People complained that there wasn't enough for sale housing not in the $200k range. What gives?

Pete
12-04-2013, 11:31 AM
I think they have plenty of interest, I believe the issue is trying to strike the right design/value balance on such a small project.

Huh? Outside of 2 or 3 units that have come back on the market from previous buyers, I was under the impression these were all sold.

I think the previous two posts should have been on the Maywood FLATS thread.

All these Maywoods are confusing. :)

no1cub17
12-04-2013, 12:02 PM
There are only a few of these that are yet unsold - my unit (since I'm renting), the one next to me that's basically identical. And then a handful of others. At least one resident has moved out and his unit is for sale. But as Pete said, looks like the Maywoods got us all tripped up :)

LockeDown42
12-04-2013, 12:17 PM
As no1cub17 said, the developer still owns 6-7 units. Most of these are under lease, and only recently have some been listed again.

Units 308 and 312 are back on the market from previous buyer.
The remaining 6-7 "unsold" units are all in the high-$200 / mid-$300 range, which I am sure makes it a tougher sell.

warreng88
12-04-2013, 12:59 PM
Thanks for letting me know there aren't as many not sold as I originally thought there were. I felt like early on about 75% of these lofts sat unoccupied for a while and I didn't understand why when there was such a demand for more affordable housing in DD. I always appreciate this board and all the people on it who provide insight to something I was ignorant about.

Two building permits to finish out the empty spaces on the ground floor:

$30,000 for a 2,150 square foot fitness center

and

$10,000 for 1,608 square foot interior design company.

I tried the Y for a bit, but I don't play basketball, and the weight area was small and crowded. Really nice facility, with really great staff though, and I don't hesitate to recommend it.

Yeah, looks like it falls somewhere between personal training and completely self-guided workouts, which appeals to me. Having a personal trainer to keep me motivated and on the right track is very appealing, but typically expensive and too demanding schedule-wise. But I - like many others - fail to keep after it using the other method. I will definitely check into this when it arrives.

A digital gym nothing like traditional gyms - no TVs, no obsessive bodybuilders flexing in front of mirrors. Each club is a quiet, light-filled studio where members come to do short, efficient workouts tailored to their needs and goals. They’re out the door in 45 minutes. Everything is tracked and analyzed digitally, with up-to-date results stored in the cloud and accessible on all devices.

Bella Vici (http://www.bellavici.com/) is an interior design and furnishings studio that is currently located in the Landmark Towers on NW Expressway.

They have helped design the interior of Kd's Restaurant and many other commercial and residential projects. The also feature rugs, light fixtures and other decor items which are listed on their website.
