Diversity in types of eating establishments is important too. Every dining experience doesn't have to be "fabulous". Sometimes it's just fun to go meet your friends in a regular bar and grille and have nachos or a hamburger. Louis is just fine and you might argue an important piece of the dining fabric.
I don’t disagree but the right setting and/or atmosphere can make most places appear busy. To my imagination, there’s not many things that could locate in one of the more unique settings in the city and not stay fairly busy.

The parking lot is always packed because people park there to bike, run and walk the trail around the lake lol

There are other parking lots and a few might leave from there, but Louis is full of business a lot.

And I hope someone can finally realizes the potential of what had been the bar on the 2nd level. Absolutely fantastic space with a nice view.

this is exactly correct ... they expanded the inside with the renovation but destroyed the great patio .. .which is why we went there ..

With the recent acquisitions by Midtown Renaissance, that one landlord now has a ton of empty retail/restaurant space in a concentrated area and it will be interesting what they do with all of it:

Shyon Koeppel holds the long-term lease on the old Sunset space and is a co-owner of The Daily. He owns the building on N. May where The Daily now operates.
They are having a big two-day St. Patty's bash so I'm not sure this new rendition will be much different than a club.

Edit: ah, I see where above Pete mentioned they’d be open. All I can say from driving past was that it looked like there must’ve been a Facebook post to a “fans of Sunset” page or something. It was packed. Proximity to McNellie’s probably didn’t hurt, either.

This logic makes no sense. A late-night club/bar environment is quite different than a sports watch party. I would not blame the past disturbances on a specific location, rather on the location's previous use case.
These are the plans for the old 1492. Will be a new concept for Stella which is next door.

Timshel 05-15-2024, 09:56 AM I like that they're integrating the landscaping/hardscaping between the two. And that will be a pretty big addition for an already (relatively) big dining room. I rarely remember Stella but whenever I do it's always solid. Hope they're successful here.

I'll look into but there have been no building permits so I suspect it will be some sort of food trailer ala Maples when they were at that spot. The gravel suggests some sort of temporary use.

While OKC needs more pickleball courts, I don't know if this is a great spot. Same with a dog park. That is a prime, PRIME corner. And a potentially dangerous one for dogs that may get out of the dog park.
This needs to be residential, IMO. It is sorely needed to help support the restaurants and bars down there.

The owner/developers (Midtown Renaissance) are moving the dog park because they are getting ready to develop that entire block (Palomar/MAPS4, parking garage, housing).
They are also partners in developing the entire block south of Phillips Murrah (more dense housing).
Of course, they are finishing PM and have at least two more buildings for that block. They recently bought -- at great expense -- the old Brown's Bakery and Cafe do Brasil and are in the process of doing substantial renovations to both.
This is in addition to the two-dozen fantastic projects all around Midtown.
This block will also be developed but they first have to move Palomar and complete some of the other projects I mentioned.

That's fair. I wasn't meaning to discount what MR is doing and has done in Midtown. Just that this is a prime lot, and helps bridge the Auto Alley and Midtown areas, so once it does get developed, it will be key.
Hopefully Palomar is successful, as well!
Most of Midtown has been vacant for decades.
You can't plug all the holes at once. There are development plans for all these parcels.

To be fair, from the very start when Bleu Garten went in, it was known it was temporary. I am sure if someone came through that was willing to pay high rent for retail on there and was interested in making it very pedestrian friendly, they would build the area out. Until that time, they are filling all the holes in midtown by renovating or building new.
Just an FYI, I drove through midtown on Friday and I saw movers on the back part of the PM building so hopefully that means the law firm is moving in soon.
Reposting this graphic to underscore almost all the big empty spots in Midtown have either been developed or have a development plan in place.
The only exception is this block (#16) and there is no doubt MidtownR will do something great there, but it will likely be the last thing done.
