View Full Version : Midtown
Teo9969 11-21-2013, 03:47 PM I would guess we are going to hear plans for the Stage Center Tower (height, square footage, layout, major tenants, etc), GE will announce they are building a campus south of the Embassy Suites near OUHSC, MidtownR will announce plans for housing on the NE/C of 10th and Hudson and somene big will be one of the first to buy a large amount of land adjacent to the Central Park for housing development. Those are my four guesses that could span most of the area he talked about.
I'm doubting the last 2 you mentioned as possibilities for Nov/Dec announcements. With MidtownR just announcing the Francis development, I don't see them announcing something massive in the next maybe even 6 months (plus, don't they still need to acquire the rest of the Northcare facilities?)
I'd be surprised if anyone is announcing C2S plans before 2015.
But the Stage Center Tower alone is going to qualify his statement and I'm sure there will be lots of other nuggets.

More good news for Midtown.
Wesley is directly north of the Harvey Lofts.
BoulderSooner 11-30-2013, 10:51 AM From the more info. Harvey lofts was the former nurses quarters for the hospital and the two building were connected by a now sealed tunnel 13 units in HL not 16.

Glad to see this finally happening. I was born in Wesley Hospital and am glad to see they're going to recreate the historic entrance.
BoulderSooner 12-10-2013, 06:23 PM Just FYI. The windows are now covered and the buildout has started at the garage burger joint

Wow, interesting.
Should be another great little urban spot.

What's the address for the garage burger joint?
shawnw 12-10-2013, 10:25 PM 10th and Robinson, north of 10th, across from Frontline I believe.
What's the address for the garage burger joint?
In the Guardian; ground floor facing the courtyard they share with the Packard Building.

Urbanized 12-11-2013, 05:41 AM Noticed that yesterday. Good news.
catch22 12-11-2013, 08:45 AM Hopefully the burger smell doesn't seep up and make those apartments above stink like grease.
Mr. Cotter 12-11-2013, 09:00 AM It shouldn't if it's built right. I've spent a lot of time in an apartment over a Smash Burger, and you couldn't tell when the windows were closed.
catch22 12-11-2013, 09:33 AM That's good to know. Was just thinking of how it's an old building, even after a remodel and refurbish.. Still possible not as "tight" as new construction?

Since there will be a restaurant below residential units, I believe (I don't have my code book handy) there is a code requirement that requires a horizontal fire and smoke separation between the two uses. If that is the case, then there shouldn't been any transfer of odors through the separation.

Accessing Brain Information -- Yes, there is a code requirement.
JK. I don't know. I just got a chuckle from that line and it reminded me of the Verizon commercial with Wayne.
musg8411 02-24-2014, 03:31 PM So a month or so ago Verdigris moved out of 1001 NW 10th as soon as their lease was up and are still finalizing details for a new location. Anyone heard anything about the old location being developed or where they are moving?
Their old location is still listed as for lease, really a cool building that has been nicely restored:

it wants me to verify address, but I only have land and about to build so can't verify
metro 04-05-2014, 12:16 AM Sadly the building just west of this building is going to be a low budget cigarette store. Just when I thought MidTown development was starting to impact west of Classen, a cigarette shop is "coming soon" and on Classen between 7th and 8th a Bail Bond place recently opened. Blah.

I only own land in Midtown as well. I contacted their support and they went ahead and approved me based on a snapshot I uploaded of the county assessor page showing ownership. Only took them a day to respond. I guess if you can show your property records they will approve you. Good luck.

OKCbyTRANSFER 05-19-2014, 11:32 AM Does anyone know anything about the Midtown Clock at the corner of 4th & Walker? It's recently started chiming again, every 15 minutes during the course of the day. I really don't mind this too much, as I live in Avana right across the street. Problem is...the chimes are not correct! The clock is off, so it doesn't ring at the correct times. Is there someone that is responsible for this? I really don't know who to contact. Thanks in advance...
Pretty sure that is owned / operated by Rick Dowell of Dowell Properties:

I moved nearby in July and it's been off in its chiming for as long as I've been there...
OKCbyTRANSFER 05-19-2014, 12:40 PM Thank you. ^^I used to live on the other side of the complex, just didn't notice it was much as I do now with the new apt facing it.
bchris02 05-19-2014, 12:49 PM Hopefully as development and gentrification spreads from Fassler Hall/Dust Bowl southward, it will eventually be fixed. That entire part of Midtown is filled to the brim with untapped potential.
Jessica N 05-29-2014, 12:54 PM I was at ScissorTale on Tuesday and noticed some construction activity in one of the vacant suites a few doors north. Does anyone know what is going on there?

Connecting all the hints, it sounds very much like MidtownR would like to put Uptown Grocery on the the Bleu Garten site when it's lease expires in 3 years.

Perfect. This will be great for Buy for Less. It will also cement their position as downtown's grocery store and keep Wally World from trying to take that market.
BrettM2 06-09-2014, 09:18 PM keep Wally World from trying to take that market.
Have they even hinted they are looking at it?
In the article at the top of the page, I created a map that plots out the active projects with links to each.
Will keep this updated and will help all of us keep track of everything that is going on in the area.
You can see that 10th Street has become quite the hot spot.

Seeing all the individualized threads really doesn't give you the true picture of what a massive change this area is currently experiencing. Thank you for bringing it all together, Pete.
PhiAlpha 06-10-2014, 12:06 PM Good stuff!
Aw, shucks... :)
Seriously, I've been struggling with trying to find a proper over-arching mapping tool that would allow for this sort of thing throughout OKC but haven't had any luck (short of very expensive custom programming) so for now I'll continue to build these district summaries.
Next up -- to show Urbanized we aren't neglecting his favorite district -- Bricktown.
