betts 05-06-2008, 02:24 PM I was told that Urban and Anthropologie look at catalog sales when determining new locations. So, if you're an Urban or Anthropologie fan, don't wait to go to Dallas to buy there.....buy from their catalogs. They've got an incredibly fair return policy so that is never a concern.

on another note I drove by there today (150th and May is woeful) and it was all scalped off. they took down the quail springs village sign on the property.
I hope the development is something to Market Street that they have in The Woodlands, Texas. It is located right next to the woodland mall (which is pretty nice).

Proof that both Quail Springs Mall and the town square can co-exist. The mall will have traditional retailers, while the town center may have specialty retailers like Urban and Anthropologie.

Say goodbye to Quail Springs Mall. That area can't sustain two mega retail complexes.
This will easily be supported, as will the 'third' Quail Springs project @ Memorial & Western.

Quail Springs better change its marketing if its to survive. Mid-tier family oriented malls can't compete with the big box retail and lifestyle centers today. Malls today have to go upscale of they are to survive. Quail should evict the movie theater and bring in Nordstrom or Saks and give the mall a makeover.
shane453 07-18-2008, 07:06 PM The movie theater is probably the #1 draw to Quail Springs Mall. Actually I would bet that it is definitely and by far the #1 draw. Maybe not when Warren Theater builds at Rockwell and Memorial as they are planning, though.
It will be interesting to see how Quail adapts- hopefully they will adapt to embrace and become more connected to this new urban community to their north.
okc_bel_air 07-18-2008, 09:59 PM IMO I don't think it is going to happen anytime soon. The new Warren theater will be built before the they finally get off their butts and put a shovel in the dirt for this new "upscale" development. I have noticed that they have taken down the "Coming Soon" signs both on May and Penn. The pictures posted with all the equipment was for the work they did widening 150th, not the new development.
Not much work has been going on recently, besides some gravel roads going around the perimeter of the project, but there has been a lot of recent activity at his other development on Eastern @ the Kilpatrick.
metro 07-19-2008, 09:57 AM actually okc bel air, I did see signs for the actual new development and mentioned nothing about the widening project. why would the developers of the upscale development advertise OKC widening 150th? Scroll up and look at my pics on the top of page 3, it even has the sign for the development

Evict the movie theater? That is suicide for Quail Springs. This may be a huge shot in the arm for Quail Springs and hope fully they will redesign and it will compliment the new development.

solitude 07-19-2008, 01:00 PM It's a sad day in America when a mall evicts Sears. God forbid we have a store that has reasonable prices on decent clothing.

veritas 07-22-2008, 12:51 PM I think the project is interesting. Not only do you have the obvious turnpike driven customers but the extension of the Hefner Parkway is coming soon and will provide yet another major vein for retail life.
I was sitting in a development seminar about a year and a half ago listening to a speaker discussing right-of-way acquisition for Portland which will become more of the Hefner Parkway. The plan is to link it with Waterloo (I think that's the east/west street) and create a new loop around Edmond and onto I-35.
Should this project come to fruition, this area is only a mile or so from the expanded road area and could be white hot in the years to come.
/expanding the Hefner Parkway might also alleviate traffic from the North and East areas

I believe this has already started. If you go up Portland, they are widening it and moving south. It starts at Waterloo. It might just be a four lane.

It will happen and funding is already in place, it's not a proposed project. The project possibly linking it to I-35 is all conceptual now, but the other is reality worthy cook. Sorry Rose Creek.

Waterloo is as far north as they widened 74.
They're currently working to just north of Covell. Shouldn't be too much longer until they move towards Danforth.

That makes sense. I was having trouble remembering any road widening project on Portland (I travel that road all the time) but I never go north of 178th on Portland.
onthestrip 07-22-2008, 06:44 PM Im not one of those urban snobs, but if people choose to build far away from city centers when there are no highways, why do the powers that be feel like they have to build them a highway at all?
okcdeveloper 07-24-2008, 11:46 AM I heard this project is still moving ahead as scheduled. The signs weren't taken down they were destroyed by those nasty storms we had earlier this Spring. I know they sent out bid packets for the water and sewer earlier this week.

Not everything can be for the benefit of the proletariat. We salariat have to shop somewhere for our clothing. We prefer to shop at nicer places than Ross and Dress Barn.
A mall is a free-market venture and can choose its own mix of retailers.
That said, I like Sears at Quail Springs, but I do see it as sort of not fitting the image of an upscale mall store. I think Sears is better suited to a strip mall these days than a mall.

jbrown84 08-06-2008, 04:05 PM I hope one thing we get with this development is Urban Outfitters. I'd rather see them downtown, but this seems more likely.
Either way, it's pretty ridiculous that they are in Boise, Birmingham, and Baton Rouge, but not here.

Automobile Alley would be a good area, but thats still several years away from that kind of retail. I would think somewhere in the Penn Square area would be the best bet.

metro 12-02-2008, 12:11 PM Hopefully, although a lot of the dirtwork and sewer work was done months back, if not last year. Hopefully what you're referring to is new work, and the signs must be new because I was up there 2-3 weeks ago and they weren't up, so that's good.
okc_bel_air 12-02-2008, 03:04 PM Saw new pipes laying around and tractors digging. The new signs are up on the Penn and May sides. The 150th side still has the old sign. They are also redoing to street that runs next to the Greek church on Penn. Not sure if this is a city repair issue or prep for the new development.

shane453 12-02-2008, 05:27 PM They might have changed the name due to an apartment development across Penn that I noticed was called Quail Springs Village.
Tuscana is a neat name but maybe a little too Disney- I liked the name incorporating the actual neighborhood moniker of Quail Springs.
I'm interested to see where this project goes over the next few years, it has really great potential
