warreng88 06-14-2024, 10:01 AM I drove by yesterday and saw Aaron Diehl had a for lease sign up and he is the listing agent for a restaurant space on the ground floor. They have 2,500-5,000 sf available for that, so whatever goes in, it would a good addition to the area.

OKCTalk started around 2003! I bought it a few years later and paid way too much for something with very little traffic, almost zero revenue and a decent amount of expense. Of course, I'm glad I did but I don't know what I was thinking when I wrote that big check, apart from I was very busy with my day job and didn't want to go through the trouble of starting things from scratch. I should have kept a screenshot of the old forum structure... It was about the same number but 97% of all the posting took place in only one of them until I spread things out more logically, which proved to be a huge job.
I should go back and reconstruct all this into some sort of short history document because I'm already blurry on some of the details

Construction is slated for completion in Spring 2025.
There’s talk of a mural on the west-facing exterior wall. I believe they are looking for a local artist.
Each studio apartment will be 316 square feet.
Amenities include:
Clubhouse
Indoor sports courts
Fitness center
Business center with shared office space
Pool
BBQ areas
Dog park with pet grooming services
Bicycle storage
Laundry facility
Two ground-floor commercial spaces for retail or restaurant/bar businesses, open to both residents and the public.

Will be very interesting to see the rental rates.
With the small sizes, hopefully the units will be cheap enough to lure people who otherwise could not afford to live downtown.

A little over a year ago you said they would be around $875, do you think that has changed?
For comparison, Tiffany Retro has apartments at 500 sf for $1,089/month. I would think that would be the closest with smaller apartments, but is obviously not downtown.

the studios at new saigon start at $850/mo. which while not downtown, it's much closer and still very much considered in the core. pretty good for new construction imo

These apartments are absolutely not worth it at almost $1100/month. Park Harvey while a bit dated has apartments three times bigger for the same price and very similar amenities. I have been dating a woman that lives there for a few months and I would absolutely take a place there over the idea of this concept if that was my price point.

Park Harvey doesn't have apts 3 times bigger .. at all ..
650 sq ft studio at Park Harvey is 890 a month .. 1130 sq ft at Park Harvey is 1750 a month
and park harvey doesn't have ANY parking

The Pulse for under 1K a month would be the best bang for bucks in downtown easily.

Those are definitely on the lower end but I’d say the Deep Deuce apartments are probably the best bang for your buck downtown square footage wise.

The amenities at the Pulse look a lot like those at the Presley which is far and away better than what you can get at park Harvey. Park Harvey has no parking, community laundry rooms, and aside from the gym…no much in the way of amenities at all. Park Harvey isn’t a bad spot but aside from the location, the amenities are probably the most limited of any apartment building/complex opened in or around downtown since 2000.

The facility is absolutely dated and is very clearly an old office building. The health club is pretty well equipped, and it is not very busy at all. I have gotten a lot of use out of it when I have been over. Parking is a pain, but you can do monthly at the garage across the street. I usually Uber if I am going downtown for convenience so I don't really mind. From what Pete listed off a studio at this place would be 316 square feet and doesn't come with an in-unit washer and dryer. Personally, I would value the additional space in the apartment versus some of the amenities Park Harvey doesn't have. If the pool is indoor and open year-round that would be a game changer though.

I lived at the Park Harvey for about 10 years in one of the studios. It's all bills paid so you need to factor that in to the equation when talking about price. Not sure if The Pulse would be the same. My biggest issue was parking but I made it work parking on the street that whole time. Got towed once and another time I was parked over a manhole where there was a fire underground so I woke up to find my car apparently pushed by a firetruck down the street not even in a parking spot on the side of the road lol. I agree with you though, my studio there was small enough, I honestly can't imagine living in 316sqft for any extended period of time, that's smaller than a lot of hotel rooms these days.
Reminder these rooms were all built as hotel rooms; believe it is cast concrete ceilings, floors and walls similar to Lincoln Plaza.
They decided early on not to mess with the walls and create studios from the former hotel rooms.
Urbanized 01-29-2025, 08:18 PM I’m well past that era of my life, but when I was in my 20s I would have loved a space like this. Drive to Frisco, spend a grand or two at IKEA, and you’d be absolutely SET as a young single person. IKEA has vignette after fully-formed vignette on display showing you EXACTLY how to live comfortably in a space this size or even smaller.

Urbanized 01-30-2025, 09:04 AM Jones Assembly, Bricktown, even Midtown within easy walking distance (or a Lime or streetcar if you’re feeling lazy), Bar Arbolada basically across the street, great coffee shops and dining nearby, world class parks within walking distance, tons of employment in the area. If you’re young, just starting out, unattached, I can’t imagine a much more appealing scenario. Heck I barely had furniture in my first couple of one-bedroom apartments. Not everyone needs a sprawling place. Can I picture myself living there today? Of course not. But that doesn’t mean that a broad swath of folks won’t find it to be perfect for their own needs.
