Dirt has been moving here for ages but they just put this sign up yesterday morning. This intersection has been on a roll with nice development and this’ll be a good gap to fill.

Another strip mall. I mean it is what it is. There is another strip center on the opposite side of the street nearing completion. At a certain point, chains would have to come in to these? There is already donut shops, nail salons, liquor stores, dry cleaners near by and a good number of local food joints right next to this one. (Wilson's Grill, 405 Pizza, Cafe Sol, etc) This one certainly looks like its going to be commercial retail and food versus something like a doctor's plaza.

they were boarding up the windows on the gas station that closed. is something going there or are they just boarding them up?

I hope something goes there. The other KwikTrack Gas Station 2 miles down at 150th and Penn seems to be fine. This is a very "high demand" corner given everything else around it. The other local businesses near this abadoned gas station seem to be doing fine. (405 Pizza, Wilson's Flamebroiled Chicken, Cafe Sol)

That property was bought 2 years ago by Moutain Express Oil Company which was on a huge expansion spree of buying up older gas stations.

They paid almost $4 million for about an acre and a half, which seems crazy high.

But they recently went bankrupt and completely ceased operations. I suspect that property will soon be on the market. They also recently bought that abandoned station just south of the new QT at Hefner & I-35 and it's still sitting there empty; there were some other local properties too as I had been following them and trying to figure out their plan.

Pretty interesting read. Be curious if anyone ends up in the pokey over it.
