Although office vacancy is still playing catchup after the pandemic, there are quite a few projects on tap for 2023 as well as new hotels.

The 12-story Citizen building will break ground this week across from the OKC Memorial and Museum.

OKC's second tallest building, BancFirst Tower, has replaced all the exterior glass and a multi-color LED lighting system should soon go live in the building's crown.

At NW 11th & Hudson, a 4-story office complex just broke ground.

The Hub is preparing to start on a mixed-use project at NW 13th and Broadway with a 7-story office building and hundreds of apartments.

Built in 1918, the building most commonly known for being occupied by Cain's Coffee Company is getting a complete renovation by its new owners.

The BerryRock building will be a five-story office/restaurant complex containing 45,000 square feet of Class A office space and 7,500 SF of restaurant space. In addition, the building will have a 7,500 SF elevated park open to the public and highly visible from the highway.

Law firm Phillips Murrah will be moving from downtown to a new 5-story mixed-use project planned for a key site in Midtown. There will also be a 2-level restaurant space with a large patio.

Is this the year that we finally see some movement in the massive Strawberry Fields mixed-use project west of Scissortail Park? There are plans in the works for a blend of renovated buildings and new construction.

The Convergence project is well underway and will feature an office building for biotech, a hotel, and a MAPS 4 Innovation Hall.

In addition to being home to the new HQ for Dolese Brothers, plans have been filed for a 4-story building for Quintessa Marketing. There are additional sites at The Half located on Broadway Extension just south of Britton.

Paycom is under construction on its largest office building to date on Memorial Road, as the payroll and HR company has become one of the largest employers in the OKC area.

The twin-tower Dream Hotel (plus a condo tower) project is still on track for Bricktown.

The National hotel recently opened in the heart of downtown and The Skirvin just sold to a group of local investors and a $15 million renovation is planned. The downtown area now has over 20 hotel properties.

Work will soon start on converting the old Villa Teresa school and convent into a boutique hotel with lush grounds and a pool.

OKANA will feature a 12-story hotel and convention center on the Oklahoma River.

Chisholm Creek should announce an upscale hotel later this year.

OAK at NW Expressway and Penn is under construction on a 9-story hotel with a 10-story office building planned for a future phase.

Coop Ale Works closed on the sale of the old armory building on NE 23rd just west of the state capitol. Plans include a new brewery and taproom as well as a hotel and restaurants.

Also on the northeast side of town, the Hamilin will be a 77-room hotel with a top-level indoor/outdoor bar as part of the East Point development on NE 23rd.

Thank you so much for providing the invaluable resource that is this website, Pete. Just fantastic stuff all around. It's hard to fathom the momentum that will be created if all these projects get off the ground in 2023.

It's one thing to have your Devon Towers, your BOK towers, your Omnis. But in a way it's even more exciting to have all these slightly smaller, but varied and spread out projects all at the same time.

Is "Dream" really still on track? That's a really dynamic one.

Yes, Dream is still moving forward but I've heard they are working behind the scenes to procure TIF and/or other public assistance.

The deal the City made with the Omni precludes TIF for a hotel project in a radius that would include this property, but they are also planning a condo tower and they are likely using that and the parking garages as the focus for public funding.


I think it's important to take a step back every once in a while and engage in a broader view of everything happening in OKC. I don't like blind cheerleading but I've been saying for the last couple of years that it's clear to me that OKC has turned a big corner. Momentum yields more momentum and we really seem to have things rolling.

I expect to be posting about a bunch of new things in the coming year.

In June 2022, the Thunder extended the original agreement three more years until the 2025-2026 season to play in Paycom Center. Since the Paycom Center agreement is secured thru 2025-26. Council probably won't address this until sometime after the middle of 2023-24.

IIRC $70 million in MAPS 4 funds targeted for the Paycom Center development is still on hold until a decision with ownership to address a potential state-of-the-art new NBA arena discussion begins.
