View Full Version : Phillips Murrah (Midtown mixed use)
DoctorTaco 01-29-2024, 10:28 AM It didn’t, but you’re entitled to your opinion.
You're both wrong. It would look better with a mysterious third color, neither black nor gold.
Tyson 01-29-2024, 10:39 AM This project would of looked better if they would of left the black finish, instead of painting it.
I think both look great but I agree! The black looked really nice and it fit well.

And we will call the color Platypus.

Ooooo, what if it was painted like some street racer cars, and the color changes depending on what angle you're viewing it from. That would OBVIOUSLY be better than whatever they decided to do with the exterior. lol
wow impressive.!
That's the One Technology Center building in Tulsa. I was in Tulsa one night, the lights were turned on at night and brightened up the whole area, very impressive.

Tyson 02-04-2024, 03:05 PM Love it.
HOT ROD 02-04-2024, 04:10 PM OKC is really starting to fill-in, nicely, and organically. Can't wait to see a few non-organic/speculatives such as the Dream Boardwalk complex rise up!

This is a site plan that shows a phased approach to building out that entire block:

macchiato 02-28-2024, 06:32 PM Crane taken down 2/27 - I wonder how much longer until the building is open for business.
bison34 02-28-2024, 07:08 PM 2 tower cranes left in OKC. Keep hoping one of these downtown housing projects will start and bring another crane in. But they keep getting pushed further and further back.
Glad phase one of this project is closer to being finished!

I love how this has turned out.
MidtownR always does such a nice job with landscaping. You really notice the cumulative effect when you are working your way through Midtown.
Tenants very close to moving in.

No, just some vague site plans and renderings but they have yet to submit anything to design review, which is always the first step.
king183 07-01-2024, 11:14 AM It would be great if they could ultimately acquire the building to the west. It now looks out of place and the space underutilized compared to the new building.

I'm sure they are trying.
They just spent a ton of money on the Brown's Bakery and Cafe do Brasil buildings.
CBRE is taking the 2nd floor of the east end of the building:

this was originally planned to be restaurant space correct??

I believe so, but there is still the ground floor which is about 5,000 SF and plenty large. Renderings have also shown a nice patio on the east side.
The ground-level patio is shown here:

BoulderSooner 07-24-2024, 09:47 AM thanks good deal ...
MidtownR does such a great job with landscaping and street-level interaction. You really notice it if you walk around the area.
They've got several more projects on the drawing board and Midtown is getting nicer by the day.
Urbanized 07-24-2024, 11:44 AM ^^^^^^^^
I've seen Chris Fleming, who is really where the rubber meets the road in that group these days, quote Jane Jacobs in meetings. If every (or even just many) OKC developers and public officials were as deliberate and thoughtful in their approach to urban spaces this city would become much more appealing (and much healthier) very quickly.
stlokc 07-24-2024, 11:56 AM Jane Jacobs would probably say that a building such as this should have retail or service uses along the ground floor to build a community rather than a wall of office windows. But I'm just being snarky. This is a very nice building and I applaud the developers.
^
On the ground level, First Fidelity Bank is taking a big chunk at the west end, there is a dedicated restaurant and patio space for the east end, and everything in between is allocated for retail/commercial.
The latest leasing plan shows the east restaurant space as leased:

Midtown Renaissance has been very strategic with their development. However, I hope they will elevate the architectural quality of their projects to help transform the city into a more elegant and architecturally significant landscape. Many of their recent projects, such as the Citadel, the Boulevard, and even this building, seem bland aesthetically and probably won't age well. It's unfortunate that they control most of the land in this area.

I have voiced the same concern, but I love how this project is turning out. If they were behind the Monarch, I love that one as well. That said, the Citadel and some of their other projects remind me too much of lame stucco apartments in Deep Deuce. Completely unimaginative and quite lame in person.

Very nice Love the conference room
David 09-04-2024, 12:06 PM Not really a fan of an open floor office environment like that in the fourth picture but the overall design is very nice.

It's pretty solid if you have a hybrid (work from home/in office) work schedule or have a bunch of contractors that can come if work there if they'd like to but aren't (and can't be) required to be in the office. If you aren't going to require that people be there every day, there's no need for everyone to have an office. But I agree if everyone is in the office full time.

Yeah, that does make sense in the modern work environment. My cubicle at the office is empty two days a week and that does seem a little silly.

This turned out very well.
Midtowner 12-03-2024, 09:51 AM Yes, very nice.
Their Tulsa location though is much larger/nicer. I drove there for a deposition a couple of weeks ago.. wrong address/wrong location, but an impressive building.
josefromtulsa 12-03-2024, 10:11 AM I really like how it looks when you're traveling down 10th with the view of this building.
warreng88 12-03-2024, 11:56 AM I got a chance to tour the CBRE offices a few weeks ago and it is very nicely finished out.
HOT ROD 12-03-2024, 06:23 PM OKC is the HQ though, right?
burksooner 12-29-2024, 12:53 PM They took down the construction fences/barriers to the east - are the plans for the apartments there dead?
