View Full Version : Brookstone Village (SW 29th & Mustang Rd.)
OKC_Fan 10-07-2021, 10:31 AM A sign for a new commercial development at the SE corner for Mustang road and SW 29th was put up earlier this week. The opposite corner is also showing the hard corner as sold. Any ideas what will be built on these corners?

Relentless85 01-06-2022, 09:11 PM Early this morning when I was driving by this intersection, I believe I saw some dirt work being done on the northwest side of the intersection? I didn’t get a real good look, lighting was poor as the sun was just starting to come up. Wonder what is going to be built there?
roci28 01-07-2022, 03:47 PM Mustang Creek Crossing is just north of there. Prime real estate and really large property. As well as very close to 2 major highways. I’m very surprised nothing more is mentioned about being built there with all the housing developments going in.

Plans have been filed for a Jack Be grocery store on the SE corner of SW 29th & Mustang Road.
The developers are working on other tenants and development plans for the larger project they are calling Brookstone Village.
Apartments will be developed on 7 acres that runs north/south on the eastern edge of the property, closest to the existing housing development. The remainder will be commercial.

Relentless85 05-31-2022, 09:57 PM I read an article stating the development on the south east side of SW 29th and Mustang road will be called Brookstone Village. Sounds like there will be a JackBe grocery there along with other restaurants/shopping/coffee shop/ possible gas station and apartments.

dhpersonal 07-25-2022, 08:42 PM The dirt work on the hard corner that was sold is going to be an Integris based off of what the tax records show.
There's a sign up there now confirming that it is an Integris clinic being built there.
Here is a plat for this development; Summer Moon and Great Clips will be in one of the retail buildings along Mustang Road south of Jack Be.

ChrisHayes 05-29-2023, 01:16 PM I drove by there a while ago, and was amazed and how fast they're coming along. The last time I drove by was only a couple months ago, and there wasn't any vertical development yet. Now, there are a few of the apartment buildings as well as several other buildings going up a the same time.

Drive through doesn't seem like a bad thing there. Lots of traffic, including to the apartments you talk about. If they want to "walk through", I'm sure they will be able to.
It shouldn't boggle anyone's mind that this kind of center can get financed. Cookie cutter suburban strip centers are easy to explain to investors/bankers/reits.

Which parcel is the McDonalds going to be on? Any update on the rest of this project - timeline for JackBe, what is going in the retail spaces, etc? Noticed a couple of names on the sign on Mustang Rd.
toggley 01-17-2024, 02:02 PM I believe the McDonald's will be on 29th to the east of the gas station, but I'm not 100% sure on that or about which parcel it will be. The businesses that so far have registered permits for the retail space on Mustang Rd. are Great Clips, Pho Hieu, Summer Moon Coffee, and Topline Nail & Spa. Unsure on a specific date for JackBe but their website says opening early 2024, and work on the outside appears to be complete as I haven't seen any major activity the last few times I've passed by there. I'd guess within the next few months it should be open.

They recently closed their Edmond location. Perhaps they are rethinking this one as well.
OKC_Fan 07-20-2024, 07:35 AM Now that Taco Bell and McDonalds have opened, are any other developments finalized for this area? JackBe blamed the developer for not being able to open yet in an email to me about 2 months ago but I doubt that’s the truth. It’s a shame that large building it just sitting empty.
roci28 07-20-2024, 08:11 AM There is supposed to be another Nashville Hot Chicken place somewhere around there. Not sure if the name, and it’s not Dave’s. Dave’s is going in The Stacks on 10th. I could definitely see a Chick fil a doing really well around there or 15th and Mustang Rd. Hatch would do well for another breakfast/brunch option as well as a Torchys. Still thinking a Bath and Body should be opening sometime in Yukon with all the growth we’re having.

I feel like they are about a decade late to the party and their business is going to zero.

The grocery business has very thin margins and you need huge buying volume to compete.

That is pretty much my exact thought process. The major players can and will absolutely operate at a loss to drive small operations out of business. I do think that if they had launched in the mid 2010s they could have at least locally achieved some market penetration. At home delivery service apps absolutely exploded in popularity during covid and have been a dominant force in the average American's weekly shopping experience to this day. I believe Jack Be could have absolutely been a great regional grocer offering a delivery service, if they were well established a decade ago and had a dedicated existing customer base. Today you have the option to have any available grocer large or small to be delivered to you in the same day or at a predetermined time a few days from now. The leverage Walmart/Sams, Costco, Kroger's etc. have is simply too big for small local chains to even try to compete in a market like Oklahoma City. Unless you have a community or customer service aspect that significantly differentiates you from the high volume value grocers you are absolutely dead in the water. In spite of your best efforts I am not going to pay more for chicken if someone else sells the same quality product for less in a similarly convenient location.

It is a suburban shopping center, in a suburban area. It does not look like the apartments even planed for much walking between the two areas either. Probably the closest buildings that had people walking expected in large numbers when designed was Yukon's pre-WW2 core, like six miles away and even that shifted to most people accessing by car decades ago.
Plausibly the strangest thing about the development is they got the apartments built without NIMBY opposition. Likely due to that entire square mile was farmland a decade ago, so got use approved before there was locals to oppose it.
