'Power center' is another term for 'big box center'. Not sure what else you would expect at this location. I think with the demographics of that area, a tenant mix along the lines of Spring creek in Edmond would not have been out of the question. More stores and restaurants will be included in the development. On the southeast corner, 7-Eleven has bought the hard corner and Braum's has acquired the property to the east. And on the northwest corner, a new strip center behind Sonic will soon be home to Swing Zone, a large bar and restaurant that will feature a long row of golf simulators. The area continues to boom with scores of new housing additions in the Deer Creek school district. Nearby at NW 164th & May, Homeland is well under construction and Broadway 10, Sidecar, and Hatch have announced new locations. Much more retail is planned in the center dubbed Rose Creek Plaza. At NW 178th & May, Jack Be Grocery is now open for business, 7-Eleven is very close, and The Winston is under construction. Starbucks and Taco Bell have recently opened with more planned in the area. I know I probably hold an unpopular opinion and my opinion won't change anything. It's just me venting and complaining. People move outside the city to get a little breathing room or to get away from the city or get away from it all etc. but then the city follows them. Then they move further out and the process repeats. It just keeps expanding with little thought given to planning so we have a box surrounded by a sea of parking that's 100 yards from another box surrounded by a sea of parking and so on. Meanwhile, as the city moves outward the formerly new areas become old areas and the city rolls right past leaving dead areas. Portland is supposed to be semi controlled. It's good they didn't give a new one to this, but they just gave one to The Grove a few years ago. The entrance from Portland into The Grove on 184th use to have a dedicated right turn lane from Portland, for some reason, that went away, so now you have cars coming to almost a complete stop to turn right/east into the subdivision, while cars behind are going 55+ mph. The sooner ODOT can expand Portland to controlled access north of 150th to 192nd or 206th, this area becomes much safer as this would be a controlled access road to the side. scottk 03-16-2024, 01:02 PM An update on this development for the north edge of NWOKC. Nice that Chick-Fil-A has what appears to be two of the outer lots to help with traffic flow. As for Starbucks at this location, apparently it will be a smaller footprint, and drive-thru location only. The one at 178th and May is "out-performing" which is why I think there is desire to place another one here, also to grab morning commuters driving down 74 into OKC. 7Brew also just opened across the street from Starbucks on May. As for 7-11, I think it is pretty common for them to take up any open corner, if it has not already been claimed by OnCue or Caseys. Even if there is a store near by, as both stores will catch different traffic patterns of customers. There are also plans for an OnCue to go a mile north at 192nd and Portland too. As for Braums, given the population density of The Grove and Valencia subdivisions, you have probably around 6000-8000 people in those two subdivisions alone that won't have to drive 4 or 5 miles round trip to a Braum's. I imagine the store will look more like the one at 150th and May, which is a much smaller footprint than the store at 164th and Penn that has a large indoor dining area.
