But I'm hoping with all the workers, that a few restaurants may follow. I live down near there. Pete 03-31-2024, 05:57 PM It looks like they are well along on the building for Locke: http://www.okctalk.com/images/pete/240033124a.jpg http://www.okctalk.com/images/pete/240033124d.jpg http://www.okctalk.com/images/pete/240033124c.jpg http://www.okctalk.com/images/pete/240033124e.jpg bombermwc 04-01-2024, 07:34 AM Let me just say, the Locke building is turning out to be absolutely MASSIVE. It's hard to really do the size of it justice on this map. But you can see that it's about 1/2 mile long. They keep adding more and more slab as they work westward. I think the finally have gotten to the end of it, but that is a LOT of warehouse. What I am a little disappointed in, but also absolutely not surprised about, is that the removed the office buildings from the plans. There could have been a good push for some of the folks related to Tinker, but there really also isn't a shortage of space around the Mid-Del area right now for that use. But it would have been nice to bring the area up a bit from just warehouses and docks. I do also appreciate that they decided to not have any entrances off of 89th. That will keep that VERY residential 2-lane road, just that. Now if U or H could just please be a gas station! That new Express and Quicktrip are the wrong direction for me a lot of the time. But H...well that would be lovely :) And the thousands of people that take that Eastern/240 ramp for their commute say so too. bison34 04-01-2024, 08:19 AM Let me just say, the Locke building is turning out to be absolutely MASSIVE. Pete 04-30-2024, 06:31 PM OnCue has purchased 7 acres on the NW corner of this project; on the SE corner of I-240 and Eastern. They have already submitted preliminary plans. HTTP://www.okctalk.com/images/pete/oncue043024a.jpg G.Walker 05-01-2024, 12:59 AM Of course they did, OnCue is oversaturating the market. There is already one a mile down the road at I-240 and Sooner Rd...SMH. ChrisHayes 05-01-2024, 03:16 AM Of course they did, OnCue is oversaturating the market. There is already one a mile down the road at I-240 and Sooner Rd...SMH. There's nothing wrong with another a mile away. Especially here, where you have thousands of people living nearby, what will be thousands working, and no gas station. Pete 05-01-2024, 07:56 AM Eastern is 3 miles from Sooner, not 1. bison34 05-01-2024, 08:24 AM Of course they did, OnCue is oversaturating the market. There is already one a mile down the road at I-240 and Sooner Rd...SMH. I hate to tell you this, but go to Tulsa. See how QT has them LITERALLY a mile apart. They aren't even close to oversaturating the market. No gas stations anywhere on Bryamt or Eastern near this location. warreng88 05-01-2024, 08:31 AM And if they didn't build one there, someone else would have. QT, Casey's, etc. Again, to Chris' point, you will have thousands of people going to work in that area each day and hundreds of houses directly south of 89th that would utilize that. And, it is on the south side of the highway, not the north side, which makes a difference for people traveling, at least it does for me. Pete 05-01-2024, 08:35 AM I've never seen an OnCue that wasn't very busy. They seem to know what they are doing. Jeepnokc 05-01-2024, 08:48 AM The new On Cue at SW 104th and I 44 is just a mile north of the on cue at SW119 and I44. Both stay very busy. warreng88 05-01-2024, 08:52 AM They have one at 36th and May and are building one at Expressway and May, about a mile and a half apart. They will both be very busy as well. Pete 05-01-2024, 08:56 AM The new On Cue at SW 104th and I 44 is just a mile north of the on cue at SW119 and I44. Both stay very busy. When they have two relatively close together, they usually are on the opposite sides of the same major road, to make it easier to capture customers traveling in both directions. Many examples, including NW 63rd & NW Expressway and then Wilshire & NW Ex. Many examples, including NW 63rd & NW Expressway and then Wilshire & NW Ex. Excellent point. That is the case with SW 104 on the west side and SW 119th on the east side. Zuplar 05-01-2024, 09:52 AM Excellent point. That is the case with SW 104 on the west side and SW 119th on the east side. Not only that the 104th one is on the North side of the cross street and the one on 119th is on the South. That's typically how I'm looking at it cause depending on if I'm coming or going from that direction depends on which one I stop at. Oncue definitely capturing customers in all directions there. onthestrip 05-01-2024, 10:51 AM Of course they did, OnCue is oversaturating the market. There is already one a mile down the road at I-240 and Sooner Rd...SMH. I never understand this sentiment, that someone gets bothered by a private company investing millions of dollars to build another one of their stores. These are the things that keep OKC's economy growing. In no way is this a bad thing. Why would you get upset at more convenience and nicer and newer options for anything retail related? I see the same thing about car washes. Why would anyone get so bothered about private equity money from out-of-staters spending their money in OKC? warreng88 05-02-2024, 04:00 PM So, this question is OKC 577 Industrial reserve adjacent: I drove back from Choctaw today and noticed there was another large industrial building on the south side of 240 just east of Air Depot. It looked like it was still getting built. Any idea what this is? Thank you. I knew I saw it somewhere and couldn’t remember where bombermwc 05-03-2024, 07:35 AM Folks, this OnCue is going to be BUUUSSSSYYY!!! I know most of you have no idea what traffic looks like at this intersection, but at rush hour on both ends, it's extremely busy. The new lights at the 240 junction are going to help the traffic flow a lot. The stop signs were not able to keep up with the long lines. There are a TON of people that flow through this area. For me, that's the best corner too because it's going north. I'll be selfish on this and say that I'm also personally happy to see it. The new QT and Express and the old Caseys are not good for traffic flow, so i rarely go that way. But where this OnCue will be, is my commute path when i go in. It's filled in some but you wouldn't notice if you didn't drive by it regularly. It was a fairly empty frame before compared to how dense some of the are. I believe ONG has finished their infrastructure work. Their Christmas Tree at 89th/Eastern looks complete and fenced in. You can see a couple of the smaller structures on the north end of the property have started. They also recently in the last couple of weeks, finished the massive Locke pad. The structure is up all the way now, and they're just filling in the walls and the roof. This massive thing is insane! I kind of wished they had worked out a better way to make that frontage road connect at Sunnylane though. It would have required working with the feds on the interstate offramp, but it bugs me along 240 how there are so many sections with disjointed frontage roads (like Sooner at the hospital). G.Walker 10-15-2024, 03:39 PM New website: https://www.okc577.com/ bison34 10-15-2024, 04:19 PM New website: https://www.okc577.com/ I hope this all gets built. I know that are about finished with the Locke building, and have done some of the western frontage buildings. But those along Bryant haven't started at all, I believe. bombermwc 10-16-2024, 08:33 AM You're correct, other than frontage and Locke, there isn't anything else happening. They did toss the office building plans in favor of more warehouse space. But honestly, the plans are flexible in that they can combine plots or split them based on what someone's needs are. The ones they are building now are all speculative. OKC still has a good warehouse demand for this stuff, but this is a pretty sizable addition to the market. The utility work is also ongoing. OG&E is taking their sweet time to move everything to the new poles. but there also isn't a real demand to yet. They also still have all the entrances blocked off so you can't go snooping around :P And the access to all the oil equipment hasn't changed yet either. I'm sure that will come later. That oncue is what im happy to see. Leaving via Eastern, it will be nice to have an option going that direction instead of having to go towards 35.
