With the low industry space vacancy rate, we will start seeing these type of Class A industry developments all over the city:

Good to see other areas of the city getting Class A industrial development rather than the cluster by the airport. It's being marketed by Newmark Robinson Park here:

What is class A industrial space? There's a sign up on SW 15th, just west of Council advertising for this planned 300-400,000 square foot warehouse style building and I believe it says it will be Class A. I really hope the industrial park south of 240 turns into a true industrial park with manufacturers. Something like a smaller version of Mid America Industrial Park would be great for the city. Not just a bunch more distribution centers and warehouses.

Looks like this could be big:

"Class A" is a subjective term real estate professional use to describe the quality of the improvements. For industrial warehouses, it probably just means its a new concrete tilt-up building and they'll throw in some LED lighting.

Whatever tenants this project ends up leasing out to, it'll likely be distribution and warehousing. The first building will be a cross-dock facility and the other two rear load warehouses.

This is right next to BNSF Flynn yard, I wonder if they will attempt to place an industry spur to their yard.

Could we include a fair-use excerpt of some of the relevant info? Not all of us have Oklahoman subscriptions and it's common practice to be permitted to post a paragraph or two with a link. Not asking for the whole article.

It's just spec industrial space at I-35 and SE 89th. I hate to be always bagging on the Oklahoman but almost all their business articles are just repackaging press releases or stories about things that have already been posted here.

Thanks, it seemed to be getting a lot of hype. Looks like the airport business park at Hwy 152 and MacArthur.

Yes, it is, & this is totally different project than the 577 acre industrial development between Eastern & Bryant. That development has 7 bids from developers, with one including a new Locke Supply headquarters.

Or the Mid America Business Park 4 miles east at I-240 and Air Depot. Except Mid America also has some medical office uses along the frontage road.

The cool thing is that the development group for SE Commerce Park is out of Dallas (Blue Road Investments). Just goes to show the interest in the industrial real estate market in OKC.

The cannabis industry has gobbled up a huge chunk of OKC's spec industrial space.

Same is true for retail space.

This is good to know. A separate thread should be created for the other project I confused with this one. Both are great but the other one will be massive and be a big deal for the city.
