It would extend south roughly to the northern edge of that older convenience store and would involve demolishing the Dodson Custom Homes building with the white roof in the center of the photo. There is a good-sized creek that runs at the western boundary. Oddly, there is no way to get on I-35 north from here. In fact, you can't even get on after traveling on the east service road up to 122nd. The only way to get back on I-35 north is to go all the way south to Britton. It seems it would be easy to add an on-ramp from the east service road to I-35 just north of Hefner; don't know if that is being planned. The advantage to the 122nd entrance is that you have access to the turnpikes and if you take the Sooner road, it enters I-35 past the turnpike entrances. C. That would give them a similar size, shape and location to the property under contract at Hefner & I-35, and in that case (also the SW corner) they will be buying out an existing business and demolishing it. So, they are clearly willing to spend to get a site they want. I wish I had some way of totaling up what convenience stores have spent to buy/improve/develop properties in OKC in just the last five years. I'm sure we are way over the billion $ mark, which is stunning. This is so similar to grocery stores where we were so behind other cities and then suddenly, new and better competition came from seemingly everywhere. Is this a for sure deal or is it only a rumor? Regardless they're a little late to the party with OnCue and Casey's coming in. But it's QT. In #2, it's nice to also walk without baking and roasting in the intense summer sun! :) But I also like the pumps are pretty safe and tamper resistant. I've had one of the employees tell me they walk the pumps multiple times daily to make sure there hasn't been any tampering like fraudulent scanner/readers placed by scammers. billokc 12-14-2021, 11:46 AM I agree with all the above. Costco on Western also has "Top Tier" gas, usually for a few cents cheaper with the membership card than the OnCue across the street. From our experiences, OnCue seems to be about 2 cents more per gallon than the closest 7-11. We also notice about 2-3 more MPG with OnCue gas, which easily makes up the difference per mile. And remember, their site at Hefner and I-35 will involve demolishing a very nice and relatively new showroom for a home builder. As I've said elsewhere, these big c-stores must have very high margins because they are all spending a ton of money, not just on their stores but on real estate. Assessor's page says it was built in 2010. HOT ROD, there's no reason to save it - it's not historical, it's not architecturally significant, it's just a standard office building that's 10 years old.
