Dutch Bros. doesn't own their locations; they typically lease in a build-to-suit arrangement with the property owner.

That was to be the case at this 23rd Street site and the company that bought the land (Mohr Partners) is the group that filed the building permits on behalf of Dutch Bros.

I did see the 'for lease' sign on the property and there hasn't been any progress since the building permits were filed back in November, so the deal may have fallen apart.

Yep, I was in a hurry and didn't notice that the "Dutch Bros" on the assessor's page was a personal record for 300 S MacArthur, and the property is actually owned by somebody else, my bad. Guess Classen Coffee keeps getting our business...

Of all the coffee joints Dutch Bros is my favorite. They have a great variety and their cups are bigger and prices cheaper than the competition.

@ 15th and Broadway/Edmond location -- the old Circle K gas station building now has the Midwest Wrecking orange paint initials on the front indicating a razing is coming soon.

The old circle K is now gone and the lot is down to bare dirt.

This is the NE corner of Western and I-240, on the site of a convenience store, just south of Burger King.

Site work has started for this location.

The only one that looks empty a lot is the Scooters. With Dunkin opening on Main in Norman as well I don't know how long Scooters will go.

Norman's has stayed pretty busy even with Stella Nova across the street staying busy as well.

The only one that looks empty a lot is the Scooters. With Dunkin opening on Main in Norman as well I don't know how long Scooters will go.

Scooters is the worst one of all of them.

Dutch Brothers is a solid contender. They have started their expansion into DFW. They just opened a location in Addison and it super crazy busy! Great coffee!

The Oregon/Pacific Northwest coffee chain I enjoyed the most (Black Rock) when I lived in Portland has also been expanding into the DFW market recently. There was a Dutch a few hundred feet away from the apartments I lived in so I would go there almost daily as I could easily walk to it and their coffee/rebels are pretty reliable if you know what you like.

On the topic of BR, from a brief conversation I’ve had with someone that would be familiar, I wouldn’t be surprised if they were in the Oklahoma City market in a couple of years. I know that doesn’t mean much to anyone else but it’d be one of the cooler things (for me) to expand here.

Agreed, we tried it once and it was barely OK. We don't do Dunkin or Stella Nova much (Classen Coffee is our go-to, and we're guessing Summer Moon will be another go-to once we've tried them), but Scooters is definitely not very good compared to almost anybody else.

Agreed, we tried it once and it was barely OK. We don't do Dunkin or Stella Nova much (Classen Coffee is our go-to, and we're guessing Summer Moon will be another go-to once we've tried them), but Scooters is definitely not very good compared to almost anybody else.

After a couple of totally messed up orders and faulty cups/lids..... I totally wrote off Scooters.

I like Classen and Neon but I really like Summer Moon's flavor.... You can pick up anywhere from a hint to a fairly strong flavor of the oak they roast their beans with and I like it a lot.

With that said I am not a fan of Summer Moon's Moon Milk.... It's a sweet cream and I don't like sweet coffee. But they do have plain heavy cream and I enjoy a splash of that in my coffee.

Used to only drink my coffee black but after 3 years of Keto and drinking bulletproof coffee as a meal. I still like a little cream in my coffee despite no longer being 100% Keto.

The property was recently sold to an investment group out of Dallas for $2.65 million.

I'm sure they had a deal in hand with Dutch Bros for far more than Armando's could ever pay.

Good to know, thought this might end up being a (failed) deal like the one on 23rd/Penn since your original post was about 4 months ago and nothing has happened yet.

I just moved away from that area to Midtown. I thought that the stoplight at 59th & May was annoying and needed to be updated because it would always stay red for far too long for north/south traffic even when there was no cross traffic. Then it when finally turned green it would not stay green long enough. I think that area would be even more of a nightmare with the added traffic of a Dutch Bros.

Had an iced coffee with milk from the new Edmond Dutch Bros (no sugars, no adulteration, just brewed coffee and milk) really good. Did same order one week later at Scooters? Brown water tasteless. Why is Scooters a thing?

Hopefully the Armando's location won't still fall through, although in the meantime, Summer Moon in Mayfair is a very nice addition to the coffeeshop scene...

Dutch Brothers coffee coming to the old Taco Bueno spot on NW 23rd just east of Penn.

They have one area location at 5901 SE 15th in Midwest City, and another planned for 300 S. MacArthur just south of Raising Caines on Reno. Another planned for 633 N. Perkins in Stillwater.

It looks like they are trying to at least save half the building? It was clearly divided down the middle when I drove by. If they are replacing the entire building thats a shame, the building was built from the ground up just a few years ago when they bulldozed the old Alvarado's.

Scooters is very not great.

I don't know wtf happened to Scooters. When they first launched here, everything I got from them was fantastic. I tend to judge a coffee joint on how palatable their black drip coffees are, even if I'm going to frequent them for something sweeter, and Scooters' drip was always top tier at first (especially their flavored varieties). But that was short lived. Overheated, scorched, acidic and not worth the 20 seconds spent in the empty drive through line.

Agreed. I tried one of their cold brews and it was so diluted it tasted like watered down tea. It's just really frustrating that they've expanded so aggressively they're probably boxing out better coffee places in some parts of town. I've had hit/miss experiences with Dutch Bros but would definitely prefer it over Scooters every day.

I have been trying to post for few days about this one.

There has been groundwork done most of the week at this location. A couple of heavy equipment pieces have been on site since last weekend.

I noticed their sign all but covers up the pawn shop sign next door. Is that something that has to be ok'd with the property owner next door or when they pull permits or does it really matter since they are building on their property?

I'd guess that in this part of town, the property owner doesn't have to consider other property owners when doing something to their own property.

Was looking forward to them, but after having a latte with oat milk and cinnamon syrup at the Edmond one, there was almost no coffee taste, so their blend/shots are pretty weak. Going to try this location and get an extra shot to see if that helps. Classen's our go-to, and they will most likely stay that way.

I've driven by the Yukon location many times and at different times of the day. I was in the bank across the street yesterday around 10:30 am and as I left I counted 11 cars in line.

A lot of fast food/drink places are hyper-focusing on drive-thru service because that is a huge, growing side of their business, so it makes sense. But the trending no-dining room places make me feel weird for some reason. It has to be the new urbanism in me twitching.

Eventually we will probably have no dining capabilities at any [newly built] fast food places. Just enough parking for employees and lots of concrete for cars to sit in a line. Some places will occasionally add the walk-up ordering window like we see here. Pretty soon there will be places that are probably completely automated with robotics serving a window with maybe 1-2 actual humans overseeing the location.

I hate seeing these car-oriented layouts. That dutch bros takes up like 1/5th of the land! Some nice small businesses or townhomes could have been built.

We're old-school - we never eat while driving, and rarely get food to go (because it's generally not at an ideal temperature/texture by the time we get home, so if we do, it's from some place really close to us), so the no-dining-room trend is definitely disturbing for us also.

Yep that is awful. Shame on the city and our outdated land-use codes for allowing this to get built.

I'd be concerned for sure if other coffee places, such as Starbucks, tear down their current locations, in order to raise new ones that won't include dine in. Fast food places, too. It seems something of greater appeal to suburban areas, though.

Leave them in the suburbs and ban these types of drive-thru businesses in the urban core.

The other Dutch bros that isn't open yet is right next to another location of that same pawn shop! In the other location, the Dutch bro's sign is further away though.
