You really think that? I don't think many people even remember what is was supposed to look like in the first place. I could go as far to say if this project was cancelled today and the rest of the projects moved forward, most people would still vote for the next MAPS sight unseen. Too many people remember what life in OKC was before MAPS (it was a hot mess), and there's too many projects going on around this city to let them forget.

Plus 10.

exadtly, everybody else got something why not the chamber and create yet another "district".

I predict this to be the final nail in the coffin for MAPS as it was previously known. Not that the brand will go away, but it will be one or a handful of specific projects rather than a "free for all" based on conceptual renderings that are promised but (often, recently) under-delivered. There is no reason on God's given earth for the Innovation Plaza to be downscaled; it's a MAPS project - fully funded. Why build it if it will be half-a$$, perhaps the chamber doesn't need an Innovation Hall nor an "Innovation District" but instead OKC should build projects based on effective master planning and businesses ready to relocate/expand.

Makes one wonder, would the rest of convergence survive/exist without the MAPS Innovation Hall + TIF? This appears to be just like Pete indicates, a gift to the Hotel and Office components, IF they're even built. And once again, MAPS has shown it can't be built to what was promised. Bait and Switch, with OKC characteristics.

They can't even build the Innovation Hall to spec/promise of the so-called Innovation District??? This is the end of MAPS as we've known it, future MAPS will be smaller in scale/# of projects which actually is a good thing IMO.

MAPS is in no such danger. The margin of victory for each MAPS project continues to get bigger and bigger -- 71% voted yes in 2019. It would take a massive series of colossal f-ups and outright corruption to sink a future MAPS vote.

maybe I got carried away a little bit but I still think MAPS (as we know it) might be in for a change. The all encompassing pass all or nothing aspect is what I'm saying is probably doomed.

I think MAPS is better suited for smaller set of projects, or project, that is funded, built, then NEXT. kind of thing. Rather than 20 projects trying to satisfy everybody.

Just the facts

I agree. MAPS has lost what made it unique. It is morphing into just another revenue stream to cover City expenses.

MAPS does IMO allow voters to feel they have 'a say.'

The original initiative paid for 'debt free' improvements to city owned aging structures and funded new projects. Original MAPS kick started our city with a new ballpark, library, fairgrounds improvements, downtown arena and three dams on the Oklahoma River.

Its momentum shifted focus to our aging public schools. Triggered interests in OKC's transformation by building an NBA arena that brought to the state Oklahoma's first major league professional sports franchise.

True, we need to concentrate our efforts on fewer and more 'quality of life' developments with a shorter 'debt free' term payoff--five years or less. Our need to maintain our status as an elite NBA city among the four smallest markets (Memphis, New Orleans and Salt Lake City) in the league. While we strive to be among the top ten in the 30-team National Basketball Association.

Convergence will allow our city to strengthen development and add more to the HSC's district, hopefully to attract more biotech firms to our city.

As one who has visited OKC once every few months for many years now, it's so cool to see how our transformed downtown, bricktown, riverside and the OU HSC have all merged together into one.

You're right about the concrete. I live nearby and concrete pouring on this site starts by 5am each morning...weeks and weeks of pouring concrete.....

Thank you Pete, for these pics and all the pics and effort and time you dedicate to this website and this city!

The Citizen is really going to make a bigger impact than expected, and BancFirst looks fantastic and This going vertical really makes an awesome impact on the east side of 235. All very exciting!

View from 235 is quite nice. But man, all that land in front of it from that exit ramp is not my favorite. Maybe they could at least turn it into some pedestrian plaza or anything to make it so that it’s not some random undeveloped land that doesn’t match all the modern architecture right behind it. But I can’t complain, we’re 4 stories up on a project that many doubted! Anything to bring more interaction with the highway!

Would make a great sculpture garden or area for cool signage for the Innovation District.
I assume this is owned by ODOT and they would have to be compensated by someone for capital costs and maintenance.

From the pic above, it looks like they are working on the sixth floor (counting ground level only and up). There have been a few changes and I can't remember, how many floors is this supposed to be?

Thanks Pete! I love this view of the skyline so much. Think of this with the Boardwalk project, Berry Rock, Alley’s End, *chef’s kiss* it will be wonderful. Now we’ll just need towers built on the lots south of the Myriad to fill the space between Devon and BancFirst… I truly think that’s the biggest spot that could make our skyline comparable to other major U.S. cities. I know this has been discussed a lot haha.

I think from that view, towers on those lots would either be to the left of Bancfirst or covered by it. The old Stage Center site would fit right in that window

I may be wrong but I think the Downtown Ford development would be more visible between Omni and BankFirst, possibly even blocked by BankFirst from this angle

It will likely not matter once the glass is on the outside, but current it just looks off.

Does anyone know what that's about? I'm no engineer but it looks like that exists to give more clear span to the bay on the ground level. Building them at an angle properly transfers the upper floor weight to the lower floor while opening up the lower bay a bit. Curious as to why.

11-27-2023, 03:03 PM
Not sure on the why
but you can see it is slanted for at least three floors

Yeah, I think the ground floor is probably what is driving that...my theory is that they needed more space down low, but by moving the columns they needed to flare the next couple of floors too just so that weight was being properly transferred from column to column, floor to floor. Only a guess on my part, but it is the only thing that I can think of that makes sense.

kevin lee
11-27-2023, 08:51 PM
Without getting too nerdy I'm gonna guess there's a cantilevered floor(s) somewhere and they are using them for lateral stability. Angled columns can transfer loads from the columns that are further inboard to the ones on the upper floors that are further out. It looks weird because you only need a few to make a difference but it's normal. If you travel a lot you'll notice in some parts of the country bridges are done like this. They'll have 4 columns, the two on the outside will be slanted while the two in the middle will be vertical or slightly slanted like a "V". There is another reason to angle columns but it's usually around places that are way more windy than OKC.

Lol I could have given a better example. Places that get heavy wind gusts not necessarily constant wind. Like an area known to get hurricanes or tsunamis. A lot of piers will have this type of bracing too.
