I agree. The rest is nice enough now, better than it was I suppose, but the SW building is genuinely one of my favorite strip centers. Aesthetically speaking.

Oh yeah, definitely great way to turn something that was that hardcore retro, into something that didn't have to be defined that way.
And TheTraveler, mostly that was rhetorical on the pizza question. Hope it tastes better than that looks. :tongue:

I'm with you - kinda ugh. I'm not a fan of taco pizza - if I want a taco, I'll get one at one of our really good local taco joints. Having said that, I've gotten some of Empire's (and Hideaway's) pizzas with lots of stuff on them and they've been good, but this taco pizza just does not appeal...

If I recall correctly, back when I was a kid, Godfather's had a pretty decent taco pizza.

Yep. Instead of building a place, it's a collection of boxes. When we first started the planOKC process, we wanted to make certain areas as nodes of place-focused development... 50th & May, 122nd & May, etc., - places abutting good neighborhoods where you could really build up a walkable, people-focused environment. Obviously the zoning regulations haven't caught up, and we're getting this type of redevelopment instead.

I think this is very good use of a worn out shopping center. I don’t see any barriers to walking and biking in its layout. And in a car centric part of a car centric city, I just don’t see what the beef is?

I'm with you. I like it. And I have some sentimental connection having spent much of my life near there.
therhett17 12-21-2022, 08:01 AM No matter how good something is, someone's gonna complain that it could be better. I personally think this is great outcome for what was a dated, run-down shopping center. It looks amazing!

Construction is set to start on the Panda Express at the end of March.
Will be located in the first lot south of Michael's; there are two more available lots to the south.
Domino has its glass in, the canopy up and a hiring sign out front.

Who knows maybe this will work better with the store traffic not competing with the pump traffic. It is always a big of a slow area at OnCue where people "fight" for space there.
As for the covering, it's a pretty long walk for that here. Some would say all the more reason for one. A lot of people pay at the pump, but even those folks sometimes want to use the ATM or get ice, or whatever. But in Oklahoma, that wind is a major factor. An awning like that would act like a wing. It would really have to be pretty heavily engineered to stand up in that exposed space. Seems like gas station awnings are always the first things to go in storms. They're juts hats on posts, precariously perched.
So one of questions i would pose from all of that is, why did they design the pump space the way they did instead of offering 3 or 4 deep on each row? Make it deeper and you get closer to the store. There appears to be plenty of room to do that. But I'm also seeing that this driving path is also an exit path for the other parking lot. That's going to create a lot more car traffic across that path than a normal station. Those pedestrians are going to need to be very careful. Hopefully, the place puts in something like the yellow flashers in the drive path, or signs or something super visible.

There are wide easements along 50th and May and two more than run north/south.
They basically have to keep clear the access behind the shopping center and the drive in the parking lot.

Wow, It is like a 25' walk. If 10 seconds of "extreme" sun is a major issue, I am guessing you can pay for your gas at the pump or if it is that big an issue, drive to the front door.

bombermwc 02-24-2023, 11:11 AM I'm going to stretch and say that we're all of the ability to make this walk just fine, and are just complaining a bit. But I do want to keep the less-mobile in mind. Pay at the pump is 99% of what I do. How about the elderly? If you're 85 years old and maybe need a walker, when that pay at the pump goes bad, it's not an easy task to get back and forth. Driving up and then back is a major undertaking.
That's an outlier, I'll freely admit that. But there are people out there that bypass certain stations because of the possible walk. For me, when i see pay at the pump not working, i go to the next pump or even the next entire gas station. So I'm not a good person to judge here because I won't be going inside.
I have a feeling this is one of those 80/20 things. 80 percent of the people probably dont care 90% of the time. But those 20% create lot of "what ifs"....maybe its just a rabbit hole we need to walk away from.
I'm not someone that has to go in and buy convenience store crap every time I pass by one or buy gas. But since Oncue came to town that is the only place I buy gas. There can be a station across the street 10 cents less per gallon and I will still go to Oncue. And if I do need to go inside and use a restroom, I know the ones at Oncue will be clean and stocked with soap and paper towels and touchless faucets. I use the Oncue rewards card to accumulate points. And if I do ever buy anything there it is their 1/2 price donuts after 4:00 and I always have enough points where they don't cost me anything.
After a complete renovation to Mayfair Village that has seen the addition of Summer Moon Coffee, Empire Slice Shop, soon-to-open Domino C-Store, and OKC's first Rockler, plans have been filed to fill out the empty spots at that busy intersection.

To the south of Michael's and currently a vacant lot, Panda Express will be starting construction very soon. At the far south end of the property, there will be a small shopping center that has some of the same retro design elements as the original building across the street that holds Empire. Between the two is another food operator that we should be able to announce soon.
On the southeast corner of NW 50th and May, a new Domino C-Store and carwash is finishing work and should open in about a month. On the west side of May, Rockler is well under construction on the first Oklahoma location for the woodworking superstore.
On the northwest corner, where Central Presbyterian church once stood, Taco Casa will be building a new location at the north end and another retail building will go to the south. There will be one more lot to the south of that – on the hard corner – put no announcement quite yet.
Just to the north, OnCue Express is under construction on the west side of May north of Northwest Expressway, and on the east side of May at NW 58th, Dutch Brothers is nearing completion.

No, not official as no permits have been filed.
I just posted what I found on the developer's website. However, I'm pretty sure it is going to happen.
Pretty big difference in just over a year.
I know it's just a gas station and carwash, but this is a massive improvement over the hideous, run-down place it replaced. They have only installed some of the landscaping; much more to come and it should be quite nice. There was absolutely zero landscaping there before and was a complete eyesore.

bucktalk 03-26-2023, 04:11 PM Regarding new projects with landscaping....I notice a majority of new landscaping is rarely maintained. What starts out as a beautiful improvement become an landscaped eyesore. Don't believe me? Look at 99% of new Braum's stores. The new Braum's in Edmond on Covell has landscaping that looks horrible even though it's a fairly new store. I suppose there is code or enforcement to maintain new landscaping at businesses?
Braum's is one thing (they aren't good about keeping the inside of their stores clean, either) but I've noticed OnCue does a good job, and even has nice Christmas lights every year.
The Domino locations I've seen are very well maintained and they are going way above and beyond at this location.
As far as code violations, I'm sure it's the same as homes: you have to keep the weeds cut down and trash picked up. Beyond that, I doubt much can be done.
I did notice today that the Casey's at 39th & Penn has a ton of dead shrubs and weeds, disappointing because they have put a bunch of money into that property.

Taco Casa hasn't even applied for building permits as of yet, so it's going to be awhile.

That Walgreens is crazy busy which is probably why the parking lot looked like it has been recently bombed.
There are almost always long lines in the drive-thru.
This has long been an underrated and underserved intersection. Everything around there stays very busy.

I think 50th is still a neighborhood, 2 lane road with a couple 4 way stop signs and residential driveways mid block. This suggests to me they don't really want more traffic than they already have. Certainly they will get traffic when Oak opens, but I don't think it is ever gonna get busier than needing a center turn lane and stop light(s). Much like Britton Road between May and Pennsylvania.
