I had to grab a quick lunch yesterday and stopped by the Panda Express. The place was packed inside, and the drive-thru was full of cars. There were also a ton of to-go orders waiting for pick up inside. It is clear the locals are happy with this new spot!

That's sort of the thought many of us have about this place. The potential that was there, just wasn't capitalized on to create a cohesive and connected place. What it became, while it is better than was there before, is just a generic collection of individual corporate buildings that you would see anywhere. I get that it has to be commercially viable and have an ROI. And yes, they've managed to bring some activity back to this strip of land between Mayfair and NWXway. I just wish they had done so with some sort of design aesthetic that connected each structure together in some way. Think, a certain brick and roof material pattern. You can do things like that and still let the corporate cookie cutters have their generic building.

It doesn't have to go so far as Classen Curve where every shop looks like the next other than the sign. I was just thinking something like a college campus. Those that have a 'style', use that style in different ways to show that they are all connected. OCU/OU are good examples of that. Automobile Alley (yeah i realize it's not the same thing, but just point out how different things can still "go together".

Now these guys have managed to attract businesses here. And maybe not having that constraint and letting them do whatever the heck they want, is why those corporate shops are there. The developer would have to answer that.

Comfort Dental is taking the lone remaining space in Mayfair, which is at the far north end of the strip that contains Michael's and just south of Domino's.

Even if i don't like the design, i'm glad it's been successful from a tenant perspective. Having that space filled is nothing but a good thing.

That's where I landed. I'm happy for the community over there, too, with the rebirth of that shopping center, and the upcoming Oak.

The latest leasing plans show the lot just south of HTeaO as under contract, but I don't know the business.

Also, the hard corner on 50th & May is for 'ground lease only'. Still showing Taco Casa.

What does the "ground lease only" imply for that spot? I googled the term, but I'm still not sure what it means. :)

Also, there sure is a LOT of dirt on that 'GL' section, which I assume is just from all the leveling they had to do, but I'm just surprised they haven't trucked it out of there yet.

Ground lease only just means the land can only be leased. The landlord will not build the improvements for the tenant. If the landlord built the improvements that would be a "Build-to-Suit". I'm sure everyone has seen those signs before. The landlord leases the land to the tenant and the tenant builds the improvements at their own cost. When the lease expires, the improvements revert back to the property owner. These structures are relatively common for retail properties.

Not to steal a scoop from Pete, but a Memorandum of Lease was filed in May to Starbucks for the corner parcel. (Record Book 15751, page 493)

Yes, they are taking the southern part of the building now under construction (see graphics above).

I see that now, that is my mistake. I got assessor parcels mixed up. For some reason, I thought it was for the corner and not the interior. No scoop stolen. I am innocent.

I’m no expert on Five Guys, as I've only been to two locations and never really saw the appeal vs other burger places I prefer. But neither had a drive-thru. Pretty sure it’s not a typical part of their MO.

Not sure how practical that is either. They dont make the fries until you get there so they dont get as cold. So either someone is going to be sitting there for a bit longer per person (and granted there usually aren't more than 2 or 3 people waiting like that at a time), or they make be getting cold fries (bleh).

Five Guys makes one of my favorite "fast food" burgers, but I don't get them near as much as I used to because the prices have probably at least doubled (wish I could remember what they were). They have signs bragging about a $5 burger... that will barely get you in the door these days.

It's not comparison really, but a few of the old school fast food players do have some pretty good $5 deals right now that actually give you a good amount of food. 2 little burgers/fries/nuggets/drink. The fact they can offer it shows how much they're screwing us on the other more "interesting" menu items.

Five Guys, i don't really understand where the hike is coming from other than profit margin. I did hear that they raised their pay in a lot of locations...not sure if that's across the US. I can't imaging that their food service prices went up by this much because like you said, it's basically double. It's always been a bit more than Wendy's or BK or whatever, and for good reason. But a family of 5, you're looking at a $75 bill these days and that's just insane.

The market is going to take care of this one way or another. Either they're going to get pressure to lower prices, or we're just going to suck it up and pay it.

Is this a first for Oklahoma? This is a large national brand. I wish this was a local Barber, but that says a lot that they got a larger brand like this.

You will be able to go for coffee, then get a haircut, and then have some lunch. Haha!

Which you can also do at the other standalone Mayfair building 3 blocks south - Empire, Summer Moon, Mayfair Barber Shop, and drop your clothes off to be tailored as a bonus at Lamee's Tailor. :rolleyes:

OH snap! I totally forgot about that tailor on that side. I actually use to go to that barbershop before they remodeled the place. It was one of those good ol' barbershops with larger comfortable chairs and a certain type of magazine on the coffee tables. Haha! I need to go use that tailor soon! Thanks for the reminder!

That’s a possibility I suppose, but there was a pretty extensive exterior remodel (though nothing like what’s been done recently, of course) in the 90’s that brought quite a bit more vibrancy back at that time. I know this is when you were in California so you might not have seen it at the time, but I’m trying to think of a space that was vacant and can’t recall one. I think it’s pretty likely they were generally fully leased at that point and even into the early aughts.

Off the top of my head there was a yogurt place, old school barbershop, hamburger joint, a CVS (before that it was an Eckers), a beauty supply, Souper! Salad! I think maybe a jeweler, possibly an electronics place..?, an IGA, Union Bank and multiple others on the west side of May.

On the east side you had an Indian restaurant, Steinmart (I think it was possibly CR Anthony’s before that), Michael’s, a printing place, another barber shop (I think), maybe a game shop..?, and multiple other businesses.

This was around the time of or shortly after the major PSM renovation and expansion, and I recall hearing that the Mayfair updates were partly in response to that. Either way, there were a few years where that center was revived, bustling and vibrant. Looked really great at Christmas. This stuff is always cyclical.

Nextdoor to the UPS Store (north) will be Comfort Dental. I’m a little disappointed as I was hoping for another retail option. I hate seeing offices take these spaces. This is such a great center though! Back from the dead.

We drove through the area this past weekend and just love the coordinated design throughout. It looks really nice. I wish this was all done before we moved out of the area in 2018.

Hey hey!

Taco Casa just filed a building permit application for the location just north of the building with Starbucks.

Also, HTeaO is wrapping up and construction for Brakes Plus has started directly south.

Went to Panda for lunch next door. They were definitely serving some people. Saw the staff or owners outside taking photos together in front of the store.

Not sure. I'll go by and check on the interior progress.

On their website, it says they plan to open in December.

We've never been to any 5 guys. Are they ever busy with those prices? We went to Hynsons in Yukon for the first time and 2 Cheeseburgers, 2 Fries and 2 Drinks was a little over $27. We thought that was a little high for what we got. I see 5 Guys is $11,29 for just a Cheeseburger.

Try The Patty Wagon at NW 35th and May. The burgers are better and cheaper.

I really like Tucker's and it is significantly less expensive. Burgers $8 vs. $10.50; fries $4 vs. $8 (for comparable size).

I remember trying 5 Guys in California and found nothing to make me want to return.

I hear that a lot about Patty Wagon. We've been to The Patty Wagon and weren't really impressed. Especially their fries. Although it was probably 5-6 years ago so maybe things have changed there.

I've heard at 5 guys they always throw extra fries in the bag. It's their policy. Jim Gaffigan calls them bonus fries when you find them in your McDonald's bag.

I think they are really just trying to push the limit of what people will pay. They will go over it eventually and see the drop. Not sure when that happens though.

Shake Shack is also pricey and does well. Who knows?!

5 guys SINGLE cheeseburger is the normal and it is 11.29 they don't have a double on their menu .. they have the "little cheeseburger" which is smaller then a normal tuckers/patty wagon / spark burger ..

The "cheeseburger" comes with two patties and the "little cheeseburger" comes with one patty. For whatever reason, 5 Guys calls the double a "cheeseburger".

The cheeseburger at 5 Guys IS a double... the little cheese burger is a single. Now, I didn't research to know which ones are quarter pounders vs third pounders and such, so that could be a difference.
