The Bricktown Old Spaghetti Factory will include dining inside an old fashioned trolley car. [PROVIDED]
The Old Spaghetti Factory is set to open this summer at the former home of Nonna’s, at 1 S Mickey Mantle, across from the Chickasaw Bricktown Ballpark.
Spaghetti Warehouse, however, was a copycat of The Old Spaghetti Factory, and while Spaghetti Warehouse has shuttered dozens of stores and is down to just a few locations, The Old Spaghetti Factory still is thriving and is set to open its 43rd location.
While the former Spaghetti Warehouse location continues to sit vacant, The Old Spaghetti Factory is set to open this summer at the former home of Nonna’s, at 1 S Mickey Mantle, across from the Chickasaw Bricktown Ballpark.

Ooops, I stand corrected
kevin lee 01-22-2020, 06:50 AM I love going to O.S.F. when I go to Louisville. I like the option of casually walking in or making a reservation.
Edmond Hausfrau 01-22-2020, 06:55 AM There used to be a Spaghetti Factory in Paseo district.
The Shadow 01-22-2020, 11:13 AM ^The "Spaghetti Factory" restaurant that was located in the Paseo (where you made your own pizza) had no relation to "The Old Spaghetti Factory" chain of restaurants that began in Oregon in the late 60's. They're primarily a west coast chain. Beginning with their first location, they had a trolley car you could dine in.
"Spaghetti Warehouse" was a Texas copy of "The Old Spaghetti Factory" that opened in a warehouse in Dallas' West End in 1972. It also had a trolley car. I believe the one in Bricktown opened around December 1988. Remember, the West End was the whole inspiration for OKC developing Bricktown.
Interesting fact, the original "Spaghetti Warehouse" located in the West End closed a few months ago, after 47 years of business.
And one more thing...Pappadeaux was interested in the Nonna's space a few years ago, but she wanted to lease the property to a locally owned restaurant. That's how West wound up in the space, and I assume the reason the Pappas Bros purchased their land up north, which is now for sale (see other thread).
What's really interesting is that this new restaurant decided not to take over the old Spaghetti Warehouse space, which was already built out and could easily be updated and adapted.
That Spaghetti Warehouse building is still completely empty and I've not heard of anything planned for there.
The Shadow 01-22-2020, 11:26 AM ^ Seems like a no-brainer to me.
Construction estimate for this new space is $3 million and that does not include furniture, fixtures and equipment.
mugofbeer 01-22-2020, 11:52 AM Do you know if that is substantially less than it might have cost them to just use the original building instead of moving to the new one and having to move that streetcar?
The Shadow 01-22-2020, 11:54 AM The Tulsa SW location in the Brady district is also still vacant. Seems like they could go into both OKC and Tulsa and open up in those old locations.

I do know the old space was in terrible condition, as I went in and took photos when they were conducting the auction.
I believe the repairs needed was the primary reason for closing down.

Very good. Thanks!
David 01-22-2020, 04:49 PM Is it certain that it will be the same streetcar that the Spaghetti Warehouse had? I'm reading through the article and I can only find references to a streetcar and not a direct statement that it will be the same one.
shawnw 01-22-2020, 05:09 PM no idea, but the one from SW was an OKC car I believe so it would be more of a historical connection and kinda silly if they brought something manufactured for the purpose...

I imagine the trolley from the OKC Spaghetti Warehouse was sold at the auction.

EM,
The Paseo restaurant was owned by the former Sussy's owner, I believe his name is Jake Samara and he was the money and idea man that hired Jack Sussman to open the Sussy's pizza mini-chain. More than you wanted to know. I think it was open till Jake died.

Bricktown plans revealed for Old Spaghetti Factory (https://www.okctalk.com/content.php?r=690-Bricktown-plans-revealed-for-Old-Spaghetti-Factory)
Building permits have been filed to convert the old Nonna's / West space into a 16,000 square foot Old Spaghetti Factory restaurant.
http://www.okctalk.com/images/pete/spaghetti14.jpg
The prime location at the corner of Sheridan and Mickey Mantle Drive has been vacant since West closed its doors in November of 2017. Previously, Nona's and its owner Avis Scaramucci had completely renovated the 2-level space, and operated there until late 2014.
http://www.okctalk.com/images/pete/spaghetti11.jpg
Now, the Italian-style chain has submitted plans that show a large eat-in vintage trolley car on the ground floor along with a bar and the main dining area. Upstairs will be another bar with access to the existing large outdoor patio, along with banquet halls.

First floor plan

Second floor plan
The move comes after the similar and long-running Spaghetti Warehouse closed its doors very nearby in Bricktown in early 2016.
The Old Spaghetti Factory is based in Portland, Oregon with 45 locations in the U.S. And Japan. Most of the restaurants are located in renovated warehouses.
The building permit shows a cost of $700,000, which does not include furniture, fixtures and equipment. Total investment is likely to be well over $1 million.
Work should start soon and take several months to complete.

The Tulsa Spaghetti Warehouse is gone. It's currently a two story deep crater as part of the site for the new WPX Energy building.

It's great space and highly visible; would go a long way towards bringing more life to that part of Sheridan.

They'd paused on everything. And then the bombing in Nashville slowed them down a bit. Completely lost that location (there's more to that story and it sucks). But everyone I speak to on this deal (leasing agent and property owner are both friends/colleagues of mine, and I've spoken to their Wichita-based contractor also) says these people are nothing but total pros.

How is the food? I've never dined in a Spaghetti Factory.

I've never been, either. I've seen them in other cites and always dismissed it with "ah...just a ripoff of Spaghetti Warehouse..."
Joke was on me! This is the originator of the concept, and SW ripped THEM off. Hopefully the food is better than SW, and I have to believe that it will be based upon everything I've been told about the family who owns the corporation. It sounds like a well-run operation from the top down.
^
It's a telling sign that Old Spaghetti Factory is expanding while the Spaghetti Warehouse is all but dead.
OSF is very family-oriented and Bricktown needs more of that as opposed to the multiple get-stabbed $2 Bud bars and weekend-only 'clubs'.

If they hadn't invested money yet, pausing was the safer option.

Which kind of "Bud" are we talking about here?
:wink::wink:

Budweiser, as I should have made clear.
OKCRealtor 06-18-2021, 02:54 PM Hopefully they have deep pockets and can make this work. This is a premier space but it's no wonder West failed almost immediately and it's been vacant for the most part for several years now. It's got a lot of logistical challenges and I always said it would take something corporate here to make it work. Thought HSG might be the only local suitor but there's a reason it's been vacant so long. Depending on what the Scaramucci's are charging to lease you've got to feed a whole lot of people just to afford the rent there.

I'm not privy to the details of the lease but I can tell you that the Scaramuccis were very motivated to get the right tenant into this space and also learned some lessons from the previous tenancy. They were very deliberate in getting what they believe is a very strong, experienced and dedicated tenant. They met repeatedly with the family who owns the corporation - and has for around half a century - and even traveled unannounced to a location in another city to try it out.
And while as I said I don't have financial details, I DO know that both groups went a bit outside their respective (and usually fairly rigid) leasing comfort zones, just because they felt strongly about the other party. I've known the Scaramuccis now for nearly 20 years, and I can tell you that they both - especially Avis - are way more concerned with doing the right thing for the district than they are with making personal gain. So I would suspect that they did whatever made sense to get this tenant, who they appear to hold in very high regard. So I feel good about this one. And I've seen many, many people come and go in Bricktown (and elsewhere downtown) at this point and would put my gut up against most anyone.
^
Thanks for that perspective.
Bricktown needs a name-brand broad-appeal restaurant anchor.
And from what I've read about the food, most reviews are quite positive. I think this place will turn into a nice draw ala the Spaghetti Warehouse at the beginning of its run.

Good to know, hopefully it works out as it's a great space. The 2nd paragraph is definitely true about them caring more about district than $$. Heck, Nonna's was a testament to that and really just a place for Avis to get heavily involved in community affairs. If you know them personally this is like a lemonade stand compared to what they've got.
Laramie 06-19-2021, 01:25 PM Bricktown needs to brace itself for more restaurants. The Old Spaghetti Factory hopefully will fill that void. Looking forward to the day we can revive the Bricktown Entertainment District as it will be a focal point for improving 'quality of life' attractions to our city.
workman45 07-11-2021, 02:00 PM Really enjoy the Spaghetti Factory in Honolulu. We want to be there on opening night to get the managers special and satisfy our mizithra cheese fix.
Bowser214 08-26-2021, 02:14 PM Is this still being renovated?
Yes.
It's just all the work is inside and difficult to see.
Urbanized 08-26-2021, 11:10 PM Signs are up, kitchen equipment moved in, hiring office being set up. TONS of trades inside, scurrying. It’s definitely still very much underway.
HOT ROD 08-30-2021, 03:28 PM would be nice if they could open before the NBA season. ..
OKC wont be on national tv (as scheduled) but there definitely will be patrons they could capitalize on and (again) bring life to the district.

Definitely remember that establishment decades ago. The Original Spaghetti Factory. That venue is probably long gone...
Agree Hot Rod about opening before the NBA season. Bricktown doesn't seem to have as many restaurant options at it did when the New Orleans-Oklahoma City Hornets did their trial run in 2006.
