He still has to build on that site and it will have to be something similar.

It could very well be that those are the somewhat final plans and they just didn't want them released quite yet.

We'll find out for sure when they formally submit design plans for approval.

Is this subject to the Oklahoma City Design & Review Committee's approval. . .

considering that thye put up a login to the entire website shortly after you posted the link to it ... it makes me think these are close to final plans ..

This is my thought as well. They were very quick to get this hidden. It’s hard to know the thought process for sure right now but I guess time will tell.

Yes.

Plus OCURA -- who sold them the land -- has to approve.

this project is also still on the home page scroll for FSB https://fsb-ae.com/

along with the blvd place and innovation district ..... if it was canx or massively changed i would think they would have removed it ..

FYI, I did an open records request to the city to find out the status of this project a couple of months ago.

The response was that no plans had been submitted yet and that the original agreement had not been changed. That means they are still legally obligated to start construction by June 2023 and be completely finished by 2016.


I suspect they are angling for TIF and working to finalize everything.

Remember, the new $16 million TIF for Strawberry Fields infrastructure just popped up on an agenda, so I suspect this is all related.


I happen to think that expensive condos on that site would command a premium price, especially if they are built anywhere near the standards in the renderings.

The only condo project that has ever quickly sold out in OKC was the Centennial on the Canal, and many went to corporate owners. I could see the same thing happening here.

Definitely.

A lot of SF property is set back from the park by a few blocks and you'd think they'd be able to build and sell less expensive condos, townhomes and maybe even small homes ala Wheeler.

They also own almost all the park frontage on the west side so if this went well, they could build more condos. I'm sure another hotel or two is also coming but hopefully we get a good mix.


It's just a fantastic location and is only going to get better.

Absolutely incredible. If this pans out as shown, this will be an incredible win for downtown. I think the fact that this got pulled down so quickly lends credence to the idea that this is still very much a project in progress that simply wasn't ready to be shared publicly, so I remain hopeful and excited to see how this saga turns out and what the final public design will look like.

I just hope OKC doesn't get burned by this and SF. That prime real estate needs to be carefully developed. And based off thre fact that this particular parcel has not been properly accounted for, and the developers have not been held accountable for almost 3 years, my confidence is waning a bit that the areas surrounding the park will get developed to the level they need to be.

They have an absolute ton of money invested and anything they build has to pass design review.

Even if they can't get it off the ground, they'll have to sell some or all to another developer.

I went into the rabbit hole that is Mazaheri properties after a recent comment on the Boulevard thread and realized that this was the same property apart of the land-swap deal(?). How confident are we that developers really begin construction by June 2023? I tried to look up the owners PARKSIDE RETREAT LLC online and only found a inactive status on opencorporates.

They have already missed deadlines for plan submission.

Mazaheri is an attorney I suspect he'll fight the city (just as he did to gain control of this property in the first place) as he just sits on that land for years to come.

He hasn't done anything with the large vacant lot just east of Cowboy Ranch and the old lumberyard property just to the south of Lower Bricktown, and he's owned both far longer.


BTW, I was told by someone who used at work at the architectural firm that those amazing renderings have no basis in reality; they were just a very splashy conceptual idea.

Ah, had no idea what i was talking about. Who is parkside retreat llc? belongs to Mazaheri? thanks for the insight by the way, these lots should be a hotspot of mixed-use areas by now.

Yes, Fred Mazaheri is Parkside Retreat LLC.

He also owns Hilltop LLC which controls the property along the park to the south.

Fred Mazaheri, Champ Patel and partners including local Oklahoma investors have announced their purchase for $24.6 million of a retail center in north Oklahoma City. Memorial Square is located at the northeast corner of Memorial Road and N. Pennsylvania Avenue. The shopping center consists of 123,557 square feet situated on a little more than 14.5 acres, the investors said in a release. The acquisition will be the third such center the group has purchased within a year, adding to their retail investment portfolio.

No, he's been rewarded with the after-the-fact approval of a large parking lot on the lumberyard - this after he illegally did so for many months without any scrutiny other than on OKCTalk. ...
