I had friends in town from New Orleans and Albuquerque last weekend and took them to the Elk Valley Brewery second story patio where they were both very complimentary of the beer and the view.
Had to tell them they better enjoy the view while it lasts because there is going to be a hotel blocking it by the next time they make it down!
I am bummed that the skyline is going to get entirely blocked by the hotel but the hotel itself looks like a great project and I am sure Elk Valley will more than make up for the loss with the steady influx of hotel patrons.

Oops, I wish they could go forward with Arrive, much cooler building for that spot, this building looks like another The Nicholas to me.

Disappointed that Arrive fell through but I kinda like this new proposal. The corner windows and the way the bricks are interleaved at the corners both look pretty neat, and I really like how the parking is incorporated underneath the bulk of the building. I'm not a huge fan of the east side of the building though... seems very plain. I think I'd have liked it more if the building went all the way to the property line and covered the open courtyard parking area instead, and if it had some sort of distinctive feature on the eastern face of the building as well. Also wish that lease space fronting the intersection did more to address the corner - without that, there's little activity along 11th, where you would want to see some from the streetcar. Regardless, though, I expect this will be some nice infill for the area if it gets built!

Do we know if this is being built with a particular tenant in mind, or is it purely spec space?

I like it. Retail on the bottom with office on top. This makes 3 NEW projects announced within the last month along the streetcar line (1204 N Hundson, The Citizen, and Classen Marquette) Positive momentum for sure

Every empty field or parking lot replaced with a higher purpose building is a sign of progress.

It’s interesting to me we have two new office buildings being built in midtown, yet there is so much empty office space downtown. There is clearly a demand for office space in the core.

This sucks, it was a great patio. Once this is complete, I doubt I ever go up to the patio again. Nothing like looking into an office window or staring at a white brick wall.

I saw an office market overview that stated two tenants have pre-leased: JE Dunn Construction and Resolution Legal Group. Not sure how much space though. Total building space will be around 48,000 including the ground floor retail and three floors above.

Resolution Legal Group is currently located in the adjacent building, just north of the old theater.

JE Dunn is now at 4 E. Sheridan, above The Melting Pot in Bricktown.

I know it's been said many times before, but seeing the upward growth is pretty overwhelming to the imagination. It makes me proud to see the place i called home in my adolescence sprout up so vividly. It's heartwarming.

I am remember when this was changed, there was a lot of frustration about the Elk Valley patio on the second floor being blocked by this building. Since that time, EV has closed. Was it known they were going to close when this was changed or was that circumstantial?

That entire project to the north has not done well. The old theater space is still largely empty many years after completion.

The Pivot Project also took over the lease of the old Foodies building and has done nothing with it for several years. That property looks worse every time I drive by it.

The Foodies building is so cool. Can't believe it hasn't been turned into a little bar with patio. Perhaps it has something to do with that half-moon residential project next door dying.

I remember someone saying there wasn't a bathroom there and that was the biggest issue. That's why a food truck area with new bathrooms on the land would make sense. I don't know if that's accurate or not.

That Foodies lot is an example of a lot where in cities like Austin, Nashville, and Portland, they build that up. Put a residential skyscraper there. I wish OKC could get to that point.

please link or show any example of a "residential skyscraper" in those cities on a 12,000 sqft lot?? that has nothing over 7 stories around it?

Maybe an exaggeration. But these small lots in those cities get built up. Maybe not huge skyscrapers, but more than just a food truck lot or restaurant. Plenty of restaurant sites in Austin are being demoed and tall building put in their place. Maybe this is too small for that, but the point stands in general.

The former Alder Street food cart pod in downtown Portland is now the site of a 35-story mixed use tower currently under construction. The site plan is designed so the podium will maximize the 200 ft by 200 ft lot, but from floors 19 to 35, the tower is roughly half the size of the lot, so somewhere around 20,000 sq ft. That’s still significantly larger than what y’all are talking about, but it’s a potential example that immediately comes to mind.

I will say the first design would be better suited for somewhere like Bricktown. The Renaissance hotel pretty much broke the mold for that district when it comes to height, so the idea of seeing this there with a few floors added would've been pretty neat. The second one is more midtown-looking, at least style-wise. Wish it could go another three to five stories, but I'll take good infill over an empty grass cough*parking*cough lot any day.

It's interesting, Pete posted the new office building being built for this space in mid-April of 2022. Looking at an article from May of 2022 from a Tulsa thread, the Pivot guys are moving forward with an Arrive Hotel in Tulsa as part of a larger development with Chris Pardo.

Confused why the sidewalks are so small. Think they should have shrunk the building footprint and built up alittle more. Just dont get why they allowed the sidewalks to become almost nonexistent.
