View Full Version : NW 13th & Broadway
On the northwest corner of this intersection, there is now a financing sign.
David Box has been involved in assembling the various undeveloped tracts on this corner and getting easements closed.
But thus far there have been no design review documents filed nor any building permit applications.
Something is coming, just not sure what.

In all seriousness, is there a great urban blight than a horrible gas station?
The one at Broadway just north of 10th is one such example. Just a dirty, messy, ugly place.
One strong argument for OnCue in the core is that they will basically close down a bunch of similar places and then those properties can be put to a higher, better use.

it's frustrating too... because there are good examples of Urban designed gas stations... but around here, they refuse to even consider the idea

agree with all that but I definitely wouldn't say that gas station at 10th and Broadway is particularly dirty or ugly compared to other average gas stations/convenience stores.

But the average gas station is dirty and messy and ugly and that has always been my impression of that place.
I've only stopped there a few times out of complete necessity. Same way with that 7/11 at 10th & Western that OnCue is going to obliterate.

I don't think there would be a project funded sign out front if it were a gas station. I haven't seen any of those kind of signs where a 7/11 of OnCue has been built. I'm hoping it's an office or commercial property of some sort. No more apartments. That would be better suited for the Dolese lot. A nice mixed use development should go there. Either way, I'm anxious to see what's going to be going in.

I LOVE that place. The people there are dope and it reminds me of a New York bodega -- plus they carry the New York Times. Would OnCue carry NYT? I think not. Also, they have a superior selection of curated smokes, like Nat Sherman, Dunhill, etc., for those who care.
I don't get why any urbanist would have any issues with that gas station. It is a refuge from pretension and it serves multiple slices of our community.

I agree something like a grocery store underneather a 4-5 story apartment complex would be great; however, the downtown core doesn’t have the 10,000+ population that big companies want. Until we reach that, downtown will not have a big grocery. That’s just facts that I’ve heard from the Oklahoma City Planning office

It's also priced about 15% higher than gas across the rest of the metro

We're getting close! according to Downtownokc.com we're at around 8,500 residents. That being said, I still think we are a bit shy at the moment for a major grocer. However, it sounds like the store going into the Edge will be a nice grocery option downtown until we reach the critical mass for a major store.

Again, you didn’t answer my question. Give me your reasons how this gas station is that much “more walkable” than oncue. If you plop an oncue into this exact plot of land, you’ll have the same “fostering of urban environments” of this gas station. Outside of more cars coming to this specific area, which is apparently the end of the world, I don’t see much change in the so-called urban environment.
And apparently, I don’t follow your posts. If you’re not an urbanist, that’s fine. After a while, I kinda start lumping everyone together that demands everything be “more walkable” or “not urban enough” or anti-Edmond. Which seems to be the trendy thing on here.

Whats the size and scope of work here? Are they planning on using ALL of the land available? Parking Garage behind or below or at all? Any retail?
Dob Hooligan 06-13-2019, 05:40 PM So, would Core Bank be the developer? And I assume it is common for the developer to search for all possible incentives and benefits when they buy property, such as TIF, Enterprise Zone, etc?
