The area near the railroad tracks in Automobile Alley continues to boom, with yet another large-scale redevelopment in the works.

Last week, local developer Jeremy Foraker closed on the buildings that currently house Java Dave's, on 9th Street just east of the tracks.

The property consists of 3 warehouses at 10 NE 9th, comprising 45,650 square feet on .9 acres. Sales price was $2.6 million.

Foraker is still finalizing plans but expects to completely renovate the structures to include future restaurant, retail and office space and possibly apartments on the 2nd floor. Design is by Common Works Architects.

The area is in the process of complete transformation, with 8th Street Market (http://www.okctalk.com/showthread.php?t=42425&page=2&p=969456#post969456) recently completed, Central Exchange (http://www.okctalk.com/showthread.php?t=43990&p=1022642#post1022642), the Heartland Building (http://www.okctalk.com/showthread.php?t=44171&page=5&p=1042145#post1042145) and 6th Street Market (http://www.okctalk.com/showthread.php?t=44562&p=1047936#post1047936) all under construction, and a full renovation starting soon at 11 NW 8th (http://www.okctalk.com/content.php?r=553-Massive-renovation-and-expansion-coming-to-another-Auto-Alley-property) and plans have been submitted for a 9-story Townplace Suites (http://www.okctalk.com/content.php?r=564-Plans-submitted-for-9-story-hotel-in-Automobile-Alley) hotel. The newly christened streetcar runs just to the west along Broadway Ave.

Foraker recently completed the Pueblo at Paseo and is finishing stages at the Paseo Studios. Both projects are fully leased.

Not yet. They've filed their building permits.

Foraker Co. is doing a lot of good work around town. I’ve noticed their logo on the top banner a few times, so they must have Pete’s approval!

Jeremy Foraker has sold this property to Public Strategies and they are planning to renovate for their own use.

Nothing has been filed yet, so I don't know any more details.

The city had gone back to Public Strategies in February asking for some plan revisions but thus far the ball is still in their court.

The city is preparing to give Public Strategies $1.5 million in TIF money for this project.

They are currently in Bricktown but claim they will be adding 24 more employees with the move and be spending $13.6 million on improvements.

Someone pays a lot for a property that had been flipped a couple times prior and then comes to the city asking them to pitch in to make it work. Not to mention the fact that they are just relocating from a few blocks away. This seems like a textbook example of a bad TIF deal. And one that only helps skew comps for real estate. At least they say they are spending $13.6 million but 1) is that true? Thats $300 per square foot, and 2) when the TIF time period expires you can guarantee that they will protest any county assessor's valuation that is over $13-14 million and get it lowered real quick.

I don't like the two parking lots next to each other on 8th. That lot should be a structure, preferably housing.

It appears ground work as begun on the empty lot just north of The Metropolitan on Oklahoma Ave just south of 10th street.
Any idea what the project might be?

that lot was transferred from Oklahoma City to OCURA (Harrison Walnut Urban renewal plan) on 5 July 2023


OkDOT transferred it to OKC in jan 2022

Keep in mind that lot is owned by OCURA and offered for use by Public Strategies as one of several public incentives.
