shawnw 01-09-2019, 02:45 PM Just seems like an off the beaten path place to put all that stuff. Hope it succeeds but have a hard time seeing it. There was a restaurant at 65th and Ollie (Kang's maybe?) that was good but never had anybody at it. No reliable traffic you would never know it was there unless someone told you.

I office across the street from this lot/development. Having access to a restaurant or two and a rooftop patio for happy hour would be excellent. With Wilshire Point also being developed, this part of Classen is seeing a lot of activity.

dankrutka 01-09-2019, 03:05 PM The hotel reminds me of the Statler in Dallas in some ways. Of course, it's not as urban, but the Statler turned out tremendously. It's maybe my favorite hotel in Dallas.

I stayed there for the big 12 championship in 2017. After seeing the Statler abandoned for so many years, I was very pleasantly surprised by how nice it ended up being after the renonavtion. Turned out to transformative project for that part of downtown Dallas. It was becoming a massive blight on that part of town similar to first national and the skirvin before those renovations.

Oklahoma City, OK | January 8, 2019
CBRE announces the sale of .45 acres of land at 838 NW 70th St in Oklahoma City to be developed for a future mixed-use property.
Susan Davis Jordan and Kelsey Gilbert with CBRE in Oklahoma City represented the seller, Ward Hall Properties, LLC. Laney Martin with Churchill Brown represented the buyer, 7000 Classen Partners, LLC.
This property sold for $265,000.
“This is an exciting new development for Classen Boulevard,” says Susan Davis Jordan, Senior Associate at CBRE in Oklahoma City. “Once complete, this mixed-use development will offer the local community a new, convenient variety of restaurants.”
The development is expected to be complete in Q4 of 2019. Once complete, the property will consist of approximately 12,000-square-feet of retail space on the first floor and eight condos on the second floor. There will also 8,500-square-feet dedicated for two restaurants, separate from the retail space.
“This land offered us the perfect opportunity to bring a new Class A mixed-use development to the neighborhood,” says Tim Hughes, Managing Partner of 7000 Classen Partners. “We are excited to be providing a state-of-art high-end design retail center for the area. We hope to bring a mix of retailers to the community, including unique restaurants, shops and, potentially, a distillery.”
7000 Classen Partners recently developed a Class A office space on land purchased across the street from the coming mixed-use property.

Soonerinfiniti 11-07-2022, 10:28 AM This project received a lot of criticism on this board, but I think it is an above-average strip center. This area north of NW 63rd and east of Western is coming into its own. There are several contemporary homes either built or under construction near the Ballet Oklahoma building. Plus the offices/SFR/garage condos north toward Wilshire.

Is there another thread about this somewhere? I feel like I’d be overstating it by calling the criticism in this thread even mild, especially in relation to 90% of other developments talked about. I agree that it’s above-average, especially considering its location. Its design looked better in some of the renderings imo but I would take this over the business parks that look like suburban tract houses or even most strip centers that take longer to get tenants than they do to be built.
soonerguru 11-17-2022, 12:09 PM That's kind of a no man's land up there; I think this is a good use of the land and it's very strategically located near Nichols Hills. Seems like a win.

It definitely is starting to feel like Oklahoma is benefitting from the huge Texas Boom. We're a natural expansion market. Would like to start seeing some stuff go the other way as well (OK based companies becoming ubiquitous in Texas)

So as far as retail brands we have Hobby Lobby, QT and Love's that I think are our only super national chains. Maybe you could throw. BOK in there somewhat.
I think probably the Top 2 retail brands that I feel like should be widely known in Texas are HSRG and Mathis. They have the most infrastructure to support more aggressive expansion into Texas. From there, I think we have some pretty competitive restaurant groups that could find success just about anywhere that I would like to see take some risks in Texas (84 Hospitality with Empire probably the best example).

Honestly, that's pretty good for a bank. Not many states out there have a bank with a presence in half the country, so even having regional is good. I think Texas only has 2 banks headquartered there that are larger.
Classen Design Center is planning a new building, not directly adjacent to the existing (and fully leased) development, but on the west side of Classen on a site that is currently an ugly industrial property.
