Does anyone know of any local banks or credit unions offering any unique mortgage products for a first time homebuyer?

I have already researched different programs at the state/county/city level and what a few organizations offer - it seems to be a lot harder to try and navigate through what different banks offer.

Also check with a realtor. If you need one that really does homework, I know one. Feel free to message me. Alot of those incentives also start over Jan 1, so if they are used up for this year, they may be available in about 60 days.
