View Full Version : The Spaniard (formerly The Elliott)
Anonymous. 01-31-2024, 09:38 AM Saw these are listing for rent now. The renderings are pretty impressive. It looks like monthly rates will run $1800 for the smallest (630 sqft) homes with the larger ones running over $4K.

Thanks! I really like the scale and style of this project. It's a good complement to Villa Teresa across the street.

BG918 01-31-2024, 11:04 AM Love the pool courtyard but some of that vegetation won't survive the Oklahoma winter (looking specifically at the orange trees and flowering vines)
soonerguru 01-31-2024, 11:25 AM These are gorgeous interiors. Way above the standard for rental units in this city. Also, the vegetation is a wonderful complement to the architectural style.
Urbanized 01-31-2024, 04:21 PM Man, sometimes I still can't get over how realistic some architectural renderings are these days. In another context I would have accepted some of the above renders as photographs.

I thought just the first picture was a rendering. I had to go back after I saw your comment to look closer and even then, I had to click the link to be even more sure they weren’t real pictures.
SagerMichael 01-31-2024, 06:41 PM I was pretty disappointed when The Elliott fell thru but this is a home run for the area. Better fits into the neighborhood while offering something different architecturally. Renders look great
unfundedrick 01-31-2024, 10:17 PM This reminds me of a multitude of developments I've seen in LA.

It's very LA. Love all of it.
Shortsyeararound 02-01-2024, 03:41 PM It's very LA. Love all of it.
Along with the cost too. 3 bd -5200/6450.
It is like I am back in the West La area.
Still love it.

CaptDave 04-17-2024, 02:05 PM This is really cool. For anyone that insists in saying nothing is ever done "right" as far as urban development in OKC, I present Exhibit A in refuting that falsehood.
Anonymous. 04-17-2024, 04:44 PM Hopefully they still plan to add the shutters. They really bring the look together in the rendering.
BG918 04-17-2024, 10:54 PM My favorite infill project in OKC
Soonerinfiniti 04-18-2024, 01:33 PM Really interesting how rents continue to rise in OKC - where is the top?
The Spaniard rents

Gotta admit, that is really nice. Love how unique it is for OKC!
soonerguru 04-25-2024, 01:46 PM ^^ Wow. It's a gorgeous development but these are almost LA rents, lol.

In line with The National and the proposed Dream apartments.

I read this and all I could think of was The Big Lebowski... Hopefully someone understands the reference.

That rug really tied the room together, Dude. Did it not?

People have started moving in. We were walking by a couple of nights ago and saw some folks coming out of an apartment. They said they were really excited to be there.
burksooner 05-27-2024, 02:11 PM They had shutters on them last week - did they remove them again?
5alive 05-27-2024, 05:03 PM I don't like how the stucco looks. You can see all the rectangular panels that the stucco is covering. I seems like it should be a thicker coating or something...or is it just me?

It’s not just you. It was the first thing I noticed when I drove by.

Looks like they took the low stucco bid :D
Maybe they took the shutters off to redo the stucco?

That doesn’t look like real stucco and the process they used didn’t resemble real stucco construction.
OkieBerto 06-21-2024, 09:37 AM I rolled by yesterday, and they have almost completed this project. They commissioned Dusty Gilpin, OkieDust, to paint the numbers. That's a really nice touch!

I’m posting this image to compare the design and the final product. I wish they had stuck to their original plan; it looks much more authentic and elegant.

shavethewhales 07-01-2024, 01:22 PM This shows the effect that just a touch of value engineering can do. I'll bet they barely shaved anything off the total project cost, but the visual appeal diminished significantly.
Some things are naturally going to change a bit from concept to reality, and of course the vegetation shown is all mature. The things that drive me nuts are cutting back on window treatments and the sloppy stucco work. Looks like the backing boards are already buckling and getting ready to pop out. I'll bet they have to re-stucco within a few years (if not within a few months).
BoulderSooner 07-01-2024, 01:33 PM edit : I was originally talking about the design .. (pretty much the same)
but upon closer look .. it seems like the construction quality was pretty lacking

I completely agree. If you look at the photos Pete added to Cafe do Brasil showing the updated stucco, it is clear the Spaniard contractors did a horrible job. To me, it doesn't even look complete.

The roof looks pretty bad as well, and this window bothers me so much lol.

There are so many problems now that I am looking for them. They aren't going to paint the stairs, I guess. That window has a strange location, and the framing looks bad. It needs a border at the bottom because it is painted over cement. It is so odd.
Bowser214 07-01-2024, 02:42 PM The balconies look hideous.

I agree. Looks like they need to finish the trim out. In the concept, there is a orangy-tannish trim around the arches and balconies as well as a round trim piece that are all missing. The lack of shutters on the upper left window when all the other windows have shutters is odd also.
bucktalk 07-02-2024, 07:55 AM The exterior was a swing and a miss. Very poor quality, sadly. Lost potential it seems.
5alive 07-02-2024, 08:10 AM I agree...it looks cheap
