Bring them back! Not that they make or break the building, but they were interesting and heck, why not? A great big analogue clock could have been just one of those neat little things that creates a sense of place.

I believe they were in reference to the keys on a chip reader or payment processor, the clear and enter buttons. At least, I seem to remember that's what Steve Lackmeyer alluded to (how the clock was positioned in the renderings).

14801

Ohhhhh! That makes sense. I totally forgot about Lackmeyer's article on that. And yeah, I agree, it did add a bit more visual interest to the building. I'd like to see those visual elements return too.

Cantilevered conference room.

Cantilevered conference room.

It would be cooler if that protruded out over Broadway instead of on the backside of the building.

It would be cooler if that protruded out over Broadway instead of on the backside of the building.

Probably has to do with having air rights over the area they show and would have none over a public street.

^^^^^^^
Yep. Also for liability and long-term maintenance reasons. This came up in the dicussion regarding the building under construction on Broadway north of 10th. The City generally will not allow balconies or other protrusions to extend over public rights of way such as sidewalks and streets. Note that the cantilevered room extends over private property.

And I don't know about you, but I'd probably get more distracted in a meeting in a glass room floating over Broadway than in a semi-private area. :D

Asking for $1,000,000 in incentives. Well worth it.

The company, which recently confirmed its move, is guaranteeing 345 new jobs over five years as part of the proposal... ...The application indicates the average first-year wage will total $59,172 and that the company's total investment over the first seven years will be $489 million.

Saw the article in today's Oklahoman; will they also qualify for Oklahoma's Quality Jobs' incentives?

Should be well worth the ROI.

Never been a huge fan of all the incentives, but this is an exception. They helped us beat places that are well-known to throw the bank at companies to get them to move there.

I hate incentives but if it’s what we have to do to win, I much prefer winning. Especially for things like this.

Everyone does it. Denver and the State of Colorado gave VF Corp $27 million in incentives for VF to locate part of their corporate HQ to Denver in return for 700 new jobs.

Laramie

Corporations over inflate those job they promise to bring; however if they can deliver on half where they claim to generate say 1,000 or more job it's more of a win situation. They will qualify for the Oklahoma quality jobs programs as well as any incentives provided by the city.

I'm not at all the kind of person that wants to see three 40 story towers go up at the expense of infill, but I will say that I would much rather see five 7-10 story buildings go up than ten 3-4 story buildings go up. A good mix is ideal in general, but we sorely lack in buildings that are 7 to 15 stories. Those heights require concrete construction and they are better use of land. Would love to see this be a relatively pedestrian type development for south Midtown (4th to 8th, Robinson to Walker).

Beautiful design and a home run project for the gateway of Auto Alley. An LED band around the crown would be a nice touch though. Are there any nighttime renderings that show potential exterior lighting? Heartland HQ, Broadway Park, and the OKC Contemporary are all amazing projects that bring quality, height, and infill to this area.

cranes :p

I think they'll eventually have to as the building will likely be more than 100 feet and you have LOTS of windows to install.

Their first priority was the underutilized YMCA Parking Garage and the news of the streetcar being on that route.

Hope the Gaylord Branch Downtown Y can get enough funds from the parking revenues to put their sauna & steam rooms back into operation. Really miss those amenities following my workout.

Hope there's ample parking available once Heartland occupies the garage. Y Members will eventually lose the surface parking south of Y once that lot is developed.

If you frequent that branch, you need to contact the front desk for a parking sticker and key code to enter the garage. Once had to use the garage during a hail storm.

the Y does not own that parking garage so they won't get any of the parking revenue

Wish we could get more of these buildings. Is this a more cost efficient design then, based on how they construct it?

Forgive my ignorance, when it comes to construction build outs. However, a co worker and I comment everyday when seeing this building, that it doesn't look like there is space built for elevators. Am I mistaken, in thinking, that an elevator shaft, or atleast a cutout section of flooring would be in place already? From ground level...looking at the building from all angles, I cant seem to locate where this would be.

From the previous renderings that Pete posted (http://www.okctalk.com/content.php?r=489-Closer-look-at-office-building-proposed-for-Auto-Alley), it appears the elevators will go just north of the stairwells on the north side of the building. I have looked back at the last two pages and can't find a specific pic that would show the cut outs or not. That was my biggest question and that I don't see any sort of reinforced steel for the hovering office, or whatever you want to call it, on the sixth floor that faces east. Maybe that will come later.
