View Full Version : The Half (9000 Broadway)
In the first image, the 50 acres recently acquired by OnCue is outlined. I assume they will put a new location on the corner and develop the rest as an extension of The Half project.
In the 2nd image, you can see ground has broken for the 2-story Plangroup building; a 3-story office building will be constructed immediately north.

chssooner 04-24-2023, 09:34 AM I do like the mix of office and residential. Means a fairly steady stream of people here all day and evening. Just wish there were more restaurants (I know, they are coming) and retail
G.Walker 04-24-2023, 09:49 AM OnCue acquiring that much land makes me wonder what they will develop. Gas station will only take a small portion, how they will develop the rest? Maybe a regional office?

Fifty acres, that a huge chunk of land IMO signals a large distribution center and possible OnQue Headquarters.
Wouldn't be a bad idea if you want to move the OnQue HQ to a larger market like OKC or TUL if you want to strengthen the brand and expand into other states besides Oklahoma & Texas.

Quick Trip HQ is in Tulsa, I could see OnQue to OKC.
warreng88 04-25-2023, 09:58 AM OnCue has a building at 20 North MacArthur. The owner of the building is Westcore Properties. I would guess that is their OKC office and distribution center? Not sure what is in that building exactly. It's about 80,000 sf.
G.Walker 05-26-2023, 08:05 AM In this recent news story, shows rendering of a 7 story hotel next to the apartments. Looks pretty nice:

Some great flyover renderings of surface parking lots.
Rover 05-26-2023, 09:35 AM Perhaps the area just south of the Half with facing on Wilshire and B'way would be a preferred location for IKEA.
HFAA Alum 05-26-2023, 03:39 PM Coming from someone who used to live off of Kelly (NE 68th to be precise), seeing this develop so close to the northern end brings me great joy. I know my cousins will have some more great entertainment coming to their area.

Didn't OnCue buy that?
ChrisHayes 05-27-2023, 04:45 AM Didn't OnCue buy that?
Yep. I was trying to remember who bought that
April in the Plaza 05-27-2023, 11:11 AM Quick Trip HQ is in Tulsa, I could see OnQue to OKC.
I do wonder if OnCue is also exploring a Buc-eee’s style format for this tract. Would be beautiful to see 100+ pumps paired with fresh bbq and candied nuts on Broadway Ext.
My understanding is that OnCue will built a typical store on the corner and the remaining 45 acres will be an expansion of The Half project.
chssooner 05-27-2023, 12:05 PM I know the video showing Andretti along with the rest of the Half might have been forward-thinking, but do we know when the hotel might be announced? Or any of the restaurants along the pond?
No rush, just curious.
We should know more about the hotel soon. I believe it's a done deal.
Not sure of the details but that video showed a rooftop bar and they will certainly have common areas facing the lake.
They are also close with 2-3 new-to-market restaurants that would have patios on the lake.

You da man, Pete! Thank you for all you do!
These are captures from the video that was on Channel 5.
it shows a 7-story hotel with a rooftop bar.
Rather than free-standing restaurants to the west along the lake, there are several buildings each with multiple tenants. I know they are close to inking a few restaurants in that area.
There is also a long, wide walk from Andretti all the way to the water. I suspect it will be continued as they expand the development all the way to Wilshire.

aDark 06-26-2023, 09:28 AM I commented on this thread several years ago, echoing another poster who shared my concern that this development might not thrive due to layout and location. The pictures above, along with the upcoming additions (Andretti's) really show how wrong I was. I still don't love the vibe of "pre-packaged fun separated by expansive parking lots" but I have to admit that this particular development is doing it as best as it can be done. Or, seems to be. Anecdotally, our little family has come to love Flix and it is now our first choice for any new movie coming out. I hope Andrettis knocks it out of the park. If there's room, maybe we can get a Popstroke added some years down the road.
Chicken n Pickle is absolutely killing it. Huge crowds.
The new restaurants on the lake will add a great deal and then they will start to expand all the way to Wilshire.

The location is fantastic.
Agree with you about the bizarre, non-pedestrian layout, but this is still a very successful development. Look forward to seeing the additional activity and vibrancy of the area once the apartments are occupied.
We share your love for Flix.

No, they don't seem to have a website yet.
I would guess somewhere around the first of the year.

How long before they consider another metro or Tulsa location?
rte66man 08-10-2023, 06:05 PM Trucks were out pulling core samples on the site of the future Andretti location. Hope that means they will start soon.

Andretti should be starting soon, as they've filed all their permits.

Those are coming. Will be located near the pond per Pete up in the thread. No idea what they will be but this development doesn’t seem like the kind that would bring in a place like Chilis (nothing wrong with them. I’m no food snob but they are very common haha). I only say that because the entertainment tenants they’ve brought in have been new to market.

There are "spots" reserved for restaurants in the mixed-use buildings but no names are mentioned. The area is a food desert. Nothing other than Chicken and Pickle is within walking distance (I'm not ready to take my life in my hands to cross Broadway Extension for McDonalds, Subway, or Off The Hook). Everything else means a car trip. I got spoiled working near Automobile Alley with all the food choices.
This is a conceptual plan for the newly-acquired land south of Andretti and what will effectively be a doubling in size of The Half development.
I wouldn't read a whole lot into this as a similar plan for The Half ended up being quite different than what was built.
Having said that, looks like OnCue on the corner, sit-down restaurant pads along Broadway, car wash and fast food along Wilshire, office park in the middle, apartments on the east end, and a hotel (perhaps two) just south of Dolese.

This would be sweet! Especially to have hotels in the area! What a nice change!

I don’t think so. I think it is called the half because half of it will be surface parking…

To be fair, most of the surface parking in the center so it won't be very visible from the road... but I'm going to agree with that... you could say the glass is Half empty on this one...
stlokc 10-10-2023, 01:21 PM Half empty. I like that.
Half of what I hate about surface parking is that it's visible as a sea of dreariness. The other half of what I hate is that it completely discourages any kind of walkability or interaction. And yes, I know, this is a highway development. It's not meant to be a "statement" of some kind. But I'm half convinced nobody thought about anything other than "cutting and pasting." And that's why I'm only half-worried that this will actually turn out this way.

SEMIweather 11-06-2023, 08:45 AM Hey, would ya look at that, a new apartment complex that actually has balconies. :)
Urbanized 11-06-2023, 09:42 AM ^^^^^^
Yes, and that photo above is an excellent example of why balconies typically don't happen on apartments in the urban core, which is where most posters here get critical of the lack thereof. If you'll look closely at that photo you'll see that the buildings are set back from the sidewalk to make room for the balconies without hanging them out over a walkway. In the case of this development it is easy to do, because they own ALL of the property and they own it for next to nothing. In the suburbs square footage is easy (and cheap) to come by.
In the urban core, OTOH, square footage is at a premium, and setting buildings back from the lot line to accommodate balconies would make the price per square foot skyrocket, and make any project tough to pencil. And to be clear, City code specifically precludes balconies from hanging out over sidewalks, in order to protect the public from falling objects and even from falling balconies years down the road, when deferred maintenance can be an issue.

warreng88 11-06-2023, 04:18 PM I am not trying to be a debbie downer, but the ADG Blatt (the firm designing the Broadvue apartments) needs to have someone spell check the info on their website. This is directly from the link below:
The BroadVue Apartments is a new apartment complex that is planned to apart of The Haft development which includes Chicken N Pickle, Flex Bewhouse, and Dolese Brother headquarters. ADG Blatt provided designed and planning for the new complex.
Formerly called 9000 Broadway, BroadVue Apartments is a 4-story complex with center courtyard with pool. The complex will include pool, dog parks, parking garage and outdoor lounge areas. The lake facing apartment complex will feature up-to-date amenities.
