Near downtown, they had two buildings totaling less than 28,000 square feet.

This new building is 78,000 SF plus they have set aside land to the north for a 2nd phase.

When the half was installing their new sign they initially had the tenants turned around and on it was Roxys ice cream and Zillow? Is Zillow building office space here??

Those sign names were a mistake which is why they were taken down the same day.

They are putting the finishing touches on the medical building. I would expect the BroadVue apartments to start soon in the area with the mounds of infill.

I'm not an architect or a real estate developer, but looking at this kind of makes me scratch my head. Why didn't the curve of this building follow the curve in the road? Wouldn't that have looked better? And that building on the upper left in the lower picture - I guess it's Dolese - why is it situated diagonally on its lot? These choices open up odd sight lines and weird angles of dead space. I'm also amazed there isn't a ton more landscaping.

This development is starting to look really haphazard to me. Just a layman's opinion.

I know some buildings have to be situated a certain way so they are no located directly on certain easements.

Just my two cents but I think it's probably a lot more noticeable from a bird's eye view. If you're walking you might notice one a little bit but not the others.

You all are probably right. But this development is reminding me more and more of that corporate park west of May and north of Memorial. When I drive through there, I always think “these buildings might look fine in isolation from one another, but taken together are kind of a jumbled mess.”

It’s a pretty new development the apartments should help tie it together better. There’s a weird patch of a grass between the pickle ball place and the Dolese HQ. It’d be nice to have a building or a park there. Man that Dolese HQ is a beauty.

It's probably one of the ugliest buildings in OKC, IMO.

I think Dolese decided Dolese wasn’t the best use for their downtown holdings. They assembled the 13th to 16th streets parcel over 20 years ago and considered themselves a steward of one of the largest undeveloped lots in the central city area. They needed more headquarters than what they had on 13th, but didn’t want to get into the northern lot.

I can think of many ($$$) reasons. Some of the existing buildings are over 100 years old and rehabilitation would be cost prohibitive. So would demolition. Much cheaper to start over on a clean plot.

A new 4-story building is planned for a parcel just west of Dolese.

It will be for Quintessa Marketing, a local company now located in 50 Penn Place that performs lead generation for personal injury lawyers.


Before the inevitable grousing about this not being retail or restaurants I will point out that the plan has always been to build small office buildings on the land south of Flix.

The Half group has talked to Andretti, but no planning documents or building permits have been filed.

I've been watching them haul the precast parking garage and hoisting them in to place for about 3-4 weeks now. Nice to see all that progress from above. I did not realize how much more wood framing they have done. Is the roofing material the same type used on the building in Nichols Hills that burned up?

Permits have been filed for a 2-story building to be built immediately south for Plangroup, which currently has offices at 63rd & Broadway Extension.

Interesting to see a parking garage for suburban apartments. This is a good trend for OKC because the cost of a garage is often citied as hindrance for downtown housing. I can't think of a single apartment complex here in Jax currently under construction that doesn't have a parking garage. Complexes built just 5 years ago with surface parking are already obsolete.

There is no way this is true except for the "can't think of" qualifier.

I just checked a list of recently completed and under-construction apartments in Jacksonville and found a bunch without a parking garage.

Garages make sense where the property is expensive. But that's not the case in most suburban areas so the idea that the complexes that don't build them are 'obsolete' is absurd. It will always be more common than not to have surface parking outside the core.

Its interesting that there appears to be only one entrance from the apartments down to the water, does anyone know if they are planning on doing any beautification projects along the shore or other planned interactions with the pond itself?

This is a rendering of the waterfront. To the west, they are planning restaurants along the shore so I'm sure there will be landscaping and patios.

It's as good as any I've heard in other theaters. We love it but often aren't enticed by the films they show.

We went last week The sound and picture quality was as good as anywhere in the city. Chairs are comfy, Food was decent and they do have OK Cider Co on tap. Food prices are a little on the high side for what you get but typical for a theater.. (I asked for an extra little ramaken of cheese that comes with the $9 plus pretzel and they charged me almost $5 extra for it)) The wings, pretzel and popcorn were really good. The popcorn is served in a wide mouth metal bowl like you would eat it at home, The wings were crisp and hot. The pretzel was soft and fluffy with a great hatch green chili queso to dip in. The pizza was disappointing as appears to be premade frozen crust (not sure if it really is but texture and flavor suggested that).

It is a great addition to the city and that area. Would go again

It's become my favorite theater. Nice chairs and they have some impressive beer for a theater. Got to do a tour of the brewery and met the brewmaster, cool dude.

Are you sure it's not the Plangroup building?

That site is the one west of Dolese and Quintera would be north of that.
