Not so keen on the design, but I love little infill projects like this, especially residential. Should have amazing views of the Parking Garage District! Thomas Vu 08-02-2017, 06:23 PM I'm not THAT curious to know. onthestrip 08-03-2017, 10:12 AM Like most Im not a big fan of TIF money, especially for only 6 units. But it will raise the ad valorem taxes by nearly $30k for this property. The biggest thing I like about this is it looks like a cast in place concrete structure. Will be well built and suited to last a long time. jerrywall 08-03-2017, 10:22 AM I changed it for you, as I gladly honor the principle of giving a journalist credit for their work. Not so keen on the design, but I love little infill projects like this, especially residential. Should have amazing views of the Parking Garage District! The design is pretty dang awesome, IMHO. Lol, grandma needs to put that tongue back in her mouth Rover 08-24-2017, 05:31 PM The design is pretty dang awesome, IMHO. Just curious what you think is so awesome about this design. soonerguru 08-24-2017, 10:46 PM I gots no problem subsidizing for-sale housing units as long as they are sold at an affordable price. It seems absolutely ridiculous to subsidize such a small project. OkieBerto 08-25-2017, 09:14 AM I actually would love to see more housing downtown and closer to the river, but I feel this looks more like a parking garage than housing. I am no architect or designer so my opinion doesn't hold much weight. It just looks cold to me. Rover 08-25-2017, 09:57 AM This should be a very cheap building to build. Very little design elements and basic, basic, basic materials. This may be the urban equivalent of a tract home.... cheap with no real architecturally significant quality. Concrete slabs and commercial glass walls. If urbanists think this is great, then they will accept anything. We shouldn't be so desperate to get infil that we applaud this kind of development. This should only be sold/rented as affordable housing. onthestrip 08-25-2017, 10:37 AM This should be a very cheap building to build. Very little design elements and basic, basic, basic materials. If urbanists think this is great, then they will accept anything. We shouldn't be so desperate to get infil that we applaud this kind of development. This should only be sold/rented as affordable housing. Im not sure a cast in place concrete building is ever very cheap. While it may look cold it will definitely outlast any cool stick built building. And residents will never hear any noise above or below them. ABCOKC 08-25-2017, 10:46 AM Lol the building looks fine. People are just being contrarian for the sake of it. This development is great, we should be applauding projects like this, Full Moon, and Row on Twelve that make great use of small urban plots. Pete 08-25-2017, 11:12 AM There is nothing more subjective than personal taste. Anyone who gets offended when someone doesn't like something they do -- or vice versa -- are going to spend a lot of time being upset. Ross MacLochness 08-25-2017, 11:49 AM I just said it wan't my favorite/all that interesting. I'm certainly not being a contrarian for the sake of it... jees. It isn't bad and looks like it will be decently high quality. I absolutely love that we are seeing infill on this scale! Pete 08-25-2017, 12:01 PM The whole "so negative" and "just looking for something to complain about" lines are just silly. This is a discussion site and people have opinions, especially about architecture and urban design. Every single person is not going to like every single project. Or not like all aspects, etc. Opinions are fine and welcome as long as they aren't of the "this sucks" and "looks like a turd" vein. I delete a bunch of those. OKC_on_mines 08-25-2017, 03:22 PM The design is pretty dang awesome, IMHO. +1 Really funky and it doesn't resemble anything else I've seen here either OKC_on_mines 08-25-2017, 03:25 PM Lol the building looks fine. People are just being contrarian for the sake of it. This development is great, we should be applauding projects like this, Full Moon, and Row on Twelve that make great use of small urban plots. +1 Particularly full moon and the thought/planning going into it with how it correlates to viewing a full moon. I think that's pretty neat OkieBerto 08-26-2017, 01:51 PM My views of this place are my views. I totally want it to be built and exist for the people who actually love this type of design. It will have a killer view and it will be close to a lot of awesome districts and you will also get to watch the downtown area grow. I guess I should do better job at explaining that my opinions are my own and I know there will be plenty of people who love this. I am glad we are starting to see variety and something for every taste and style! Jeepnokc 08-26-2017, 02:16 PM LOL Just realized you can see the roof of my building in the 4th picture. Great attention to detail in the renderings. ChrisHayes 08-26-2017, 07:06 PM Small developments like this are more important (IMO) than high rises. Every vacant lot or parking lot that has infill is a benefit and adds density. Every abandoned building that's repurposed adds to property values. We need more of this! Pete 12-18-2017, 02:02 PM Building permit application was filed today for this project. Should see work starting in 30-90 days. There is nothing like this around the OKC market. Projects like this give downtown personality. This reminds me that it sure would be nice to still have Stage Center downtown. Why did they knock this down again? Oh... for no reason. Gotcha. gopokes88 03-18-2018, 09:51 AM I anticipate this project will cause a stir with its stark, cold design but I bet it will be very, very successful. Helps keep people downtown when they get tired of apartment life hoya 05-09-2018, 04:04 PM With all the road construction downtown, I had to change the way I came into work. I've now driven by this site a few times, and couldn't remember what it was supposed to look like. While the design doesn't fit my tastes personally, I love that we are getting buildings of this type. We could use about 50 more projects of this scale, filling up odd little lots around downtown. I hope these sell quickly, and we start getting a lot more projects like this. Johnb911 05-10-2018, 10:02 AM ^^ Same thoughts. To me it looks like a level you play in Halo. BUT, love that it's happening. Not my cup of tea, but there's a reason there are lots of different flavors of tea Pete 06-11-2018, 08:23 AM Real work yet to start here: http://www.okctalk.com/images/pete/leftframe061018.jpg JRod1980 06-11-2018, 11:28 AM Real work yet to start here: http://www.okctalk.com/images/pete/leftframe061018.jpg Any idea what the hold up is? Are they making changes to the original design? Roger S 06-12-2018, 07:32 AM Real work yet to start here: Drive by it 5 days a week and they've been working pretty steady on it. Just moved out the equipment they were using to compact the base and this morning several loads of rebar had been moved on site. So they should be pouring the footing this week. shawnw 06-12-2018, 08:14 PM There was a piece of heavy equipment in the lot today when I drove by, not sure how long it's been there Pete 07-09-2018, 06:39 AM http://www.okctalk.com/images/pete/leftframe070818a.jpg http://www.okctalk.com/images/pete/leftframe070818b.jpg Pete 10-15-2018, 06:49 AM http://www.okctalk.com/images/pete/leftframe100618.jpg Anonymous. 10-18-2018, 01:49 PM Listed @ $835K. Pete 10-18-2018, 01:57 PM ^ Yes, it appears they are now being sold as condos, whereas before they had said they would be apartments. And priced way over market. Reminder they received $165K in TIF money after they presented the units as for lease, not for sale. I'll have to see if they are still in line to receive that money of if there was an approve new plan. http://www.okctalk.com/images/pete/dthousingcomps101818.jpg Jersey Boss 10-18-2018, 05:58 PM When companies make claims of % of presold units, does the city or those providing assistance or subsidies verify the numbers? Pete 10-19-2018, 02:46 AM I verified with the city that this project no longer qualifies for the TIF award. Plutonic Panda 02-19-2019, 09:42 AM I did not get a picture, but this development is well underway and looks like it's gone vertical.
