OKC_Chipper 07-10-2017, 09:48 PM Anyone have any more information? Just found these for pre sale on realtor.com, looks like an interesting use of a long time empty lot in a great spot. Cant believe that price per sqft though.

What is sorely lacking in these is the work unit aspect of the development. People are not going to pay $285/sqft for live units that masquerade as live/work units. There's nothing functional about the business aspect of these units.

Richard at Remax 07-12-2017, 11:00 AM Even though a few are pending over the $200/ft mark in Edgemere, it seems that it has hit it's critical mass over the last few years. Even they are going for more when I sold mine back in 2013 (~$170/ft, which was near the highest at the time) more houses seem to be sitting longer. More of the updating/flip action has moved to the east and southwest towards Paseo. So the $268/ft is not TOO crazy in my opinion for new builds in that area, it's just that where it is located is the headscratcher.

Damn. I actually liked these quite a bit.
The condo project died at this site, and it will now be a 2-story office building.
They have been performing dirt work but the building permit has yet to be issued.
Will have rendering soon.

Geographer 03-11-2019, 07:10 AM It's unfortunate that there's a driveway entrance so close to the intersection off of 36th. The property owners should consider closing off that driveway and pushing those buildings out to the corner of 36th/Walker.

I think all the curb cuts are in pre-existing locations, and these plans have gone through review by all city departments that might be affected.
If this is the Energy Financial people I'm thinking of, they are good citizens. As in good, long range thinkers.

I recently heard from someone on a sidewalk committee that there are extra funds in the Better Streets Safe City pot of money for projects not yet identified. They advised neighborhood groups show up at committee meetings to lobby for some of those funds in their areas. They said that during the MAPS 3 process every neighborhood that did this (showed up) got some money for sidewalks in their area.

+10000!!! Since Cooper lives in the Paseo, no doubt he's very aware of that and will push to get them done ASAP (as much as he can if his hands are tied by bureaucracy).
shawnw 04-23-2019, 09:42 AM He's ranted quite thoroughly about it at each of the public meetings I've been to with the new councilors. I'm certain he'll do the same at council meetings and behind closed doors as well.

Thx. Damn I must have walked or driven by that building hundreds of times when I lived in OKC, and never noticed it. It is neat, though.

I think it was completed in 2017, maybe 2018, so if you've been gone for a few years, it likely wasn't there.

You are describing what used to be the norm for every neighborhood in every city and town across the country. At least until we collectively decided that building cheap garbage pad sites and strip malls were the answer. I don’t think anything close to what you are describing has actually been built in over 60-70 years. Pretty much the reason why there isn’t any part of a city developed after 1960 that’s even worth stepping foot in. IMO
mugofbeer 04-07-2020, 10:26 PM I agree. Western started it in OKC, now 16th Street and 23rd street. But there aren't that many in OKC. Denver has a lot of those old neighborhood retail zones and they are all desired places to have a business and to visit.
This is a greatbexample of new - to -look-old construction bunched together would be infinitely better than the cheapo shoddy strip centers being built even in Denver.

I don't know the construction dates or precisely what part of Western you're referring to, but I have a strong suspicion that Paseo predates what's left of what you're describing.
