There are lots of houses in OKC that sell in that price range. It will be interesting to see if people are interested in the square footage for the price. They will need to be extremely upscale, in terms of finishes, I would think. I think they will have the same issue selling these as Richard McCown initially had on his 4th and Lee project where he didn't think the comparables will be there for resale. Think about the highest priced properties within a few miles. The Hill, Block 42, The Brownstones, Maywood Lofts, I don't think of them come close to this. That doesn't mean they won't be sold for that amount, but it will be hard on the end user to find the financing. Especially when you could buy a house a mile away in heritage hills retain a lot of the same benefits, but not lose the yard and space. Just want OKC to be thriving by then, and momentum on display for all to see. Seeing things like this, Boardwalk at Bricktown, Boulevard Place, etc. scare me when it comes to needing private developers to step up and be forward-thinking when it comes to an event of that magnitude.
