GREAT infill project. Hope this is extremely successful and we get tens of tens more; with the newer ones having ground floor retail (perhaps some underground or 2nd floor parking) and 4-8 floors of urban residential all in a nice, small footprint of a former parking lot or un/underused structure.

Great news. Broadway will be an absolute mess for the foreseeable future. But all good things to come.

It's not really the price that would make them difficult to sell. There are lots of houses in OKC that sell in that price range. It will be interesting to see if people are interested in the square footage for the price. They will need to be extremely upscale, in terms of finishes, I would think.

I think they will have the same issue selling these as Richard McCown initially had on his 4th and Lee project where he didn't think the comparables will be there for resale. Think about the highest priced properties within a few miles. The Hill, Block 42, The Brownstones, Maywood Lofts, I don't think of them come close to this. That doesn't mean they won't be sold for that amount, but it will be hard on the end user to find the financing.

My guess is they wouldn't be progressing without some indications of interest. Pretty sure they will be sold out by opening or closely thereafter.

Yeah, I noticed they had stopped construction.

I'm sure they couldn't get anyone to buy at those prices, which isn't surprising.

The market is there, to an extent, but Oklahoman's are generally pretty smart about not overpaying for homes. I knew this wasn't going to end up well when not one had been presold.

Lets hope there will be ground floor retail space. I wonder if this change has to do with the announcement of the hotel across the street. Maybe he's afraid of views being blocked eventually.

If he had buyers for a few units, why not leave top two floors or so residential above office?

I did wonder how they were going to sell 450/sf condos when there are many good options much less than that.

I doubt he had those units sold, he might have just been trying to drum up interest by the perception that they are selling. Nothing is a worse advertisement than a product no one is buying.

This is what I was wondering. If he had a few units sold, why not make the building taller and add two floors of housing above the office component? Something about 7-8 stories, with the top two residential, ground floor retail, and the rest office?

And what typically happens is they get people to put down small, fully-refundable deposits which is really not any sort of binding commitment.

Sorry but $750k should get you a 30th floor penthouse in OKC. Not putting anything or anyone down but thats the level of housing prices there. $750k can get you a pretty darn nice hi-rise in Denver where housing prices are far higher.

There’s just not enough stuff to do in that area for a 750 to 1.5. Especially when you could buy a house a mile away in heritage hills retain a lot of the same benefits, but not lose the yard and space.

Exactly!!! I was just in San Diego and we looked at housing prices just for kicks. $750,000 in San Diego gets you a 2 bedroom/2 bath condo with a balcony over-looking San Diego Bay. If I had $750,000 to drop on a condo, I would much rather spend it overlooking San Diego Bay, than overlooking Auto-Alley Bay, lol.

Look no further than 701 N Hudson. 4 of 11 are pending. All are in the ~$375/ft range, except for the penthouse, which is an astounding $650/ft!

Plus, Brent Swift of 701 Hudson already has a great track record when it comes to homes which makes it much easier to visualize his project and particularly the interiors.

Even if these projects were the same price per SF, I'd strongly lead to 701 Hudson for this reason.

They have said it will now be offices instead of condos so residential project is now dead.

They have yet to file any new documents for the new plan, and they'll required to do so for design review.

This property has been sold to Jonathan Russell for $950K.

He owns property all around there but other than The Rise, he tends to buy, hold and flip rather than develop, so who knows what will end up going here.

OKC has had quite a few large projects go from chicken salad to chicken you know what.

Which happens in every other city. We just here about the ones in OKC because we are on this site. If there were an OKC Talk for Dallas, Houston, Atlanta etc. people on those sites would know of the many projects that do not happen just like we do.

Private development does just fine here. See OAK, Okana, Chisholm Creek, Midtown, Plaza District, and many, many more. There is construction everywhere and much, much more to come.

All this to say, I wonder how this will get approved. Seems like it would violate the Automobile Alley design standards.

We shall see. I agree with others that a couple Olympics events will be here. Just want OKC to be thriving by then, and momentum on display for all to see. Seeing things like this, Boardwalk at Bricktown, Boulevard Place, etc. scare me when it comes to needing private developers to step up and be forward-thinking when it comes to an event of that magnitude.

I wonder if they've secured financing yet. Anyone can have an architect whip up some sweet drawings, but a project is never 'real' until you have financing.
