Southsider2 02-27-2020, 01:03 PM Probably the wrong thread but it seems to me like Spaghetti Warehouse is becoming less likely by the day to be developed into a hotel. I know it needs significant structural remediation but what do you think would be a good fit? This intersection has some serious potential if the adjacent parking lot could be developed into some sort of mixed use.

They had been working on getting a restaurant or two for the ground floor + living units above.
They actually own a nearby surface lot.
But I think the existing owner is now looking to flip the property.
This should start going up pretty quickly now.
Note the temporary construction/sales office in the Brewer building just to the south.

Plutonic Panda 03-30-2020, 11:10 PM It’s so weird how empty the street are. I’m back in OKC until this blows over but when I left LA I was flying down the 101 all through downtown and didn’t go a hair under 80MPH. Most of the time you can’t even go above 30. Very bizarre what’s going on right now.
bucktalk 03-31-2020, 08:15 PM Its hard to imagine having enough business in downtown OKC to fill up half the hotels, not even considering this one being built. I wish hotel owners the best but I would NOT want to be in their shoes.

When the virus is not impacting things, I believe the downtown OKC hotels do very well. Regardless of business travelers.
HOT ROD 04-01-2020, 03:46 AM what about business in the rest of the city? Is there enough in the metro to support downtown hotels?
there isn't a rule that says 'you MUST do business downtown if you stay in a downtown hotel'. I mean, we have plenty of downtown hotel rooms here in Seattle yet most business is done elsewhere. I'd think the same might be the case in OKC just as it is in most cities not chicago NY HK and the like.
HOT ROD 04-01-2020, 03:47 AM too bad the crane isn't lit up at night. That's one thing we have going on here, the cranes compete with night-time lighting displays. OKC should do it.

I believe they are going to the max height that is allowed in Btown. 15 stories wouldn't be allowed. 10 is about it.

By right, it still is, although 80' is actually the preferred height limit (see below from the zoning code). Someone could theoretically go to the Board of Adjustment to go higher than 140', but they'd have to prove they are suffering a hardship only at 140' tall.

Correct me if I'm wrong, but this is likely the biggest/most significant construction project in Bricktown since the Canal and the Ballpark. Especially with it's size and location.

You know, this picture is the first time that I actually understood where this building was. For some reason I thought I always pictured it "Mid-Block" with the corner on the alley. What a huge get this is Bricktown and we're damn lucky that it made it through with the somewhat unstable market of hotels in Bricktown lately. If I could have chosen any to pull through, this is the one.
Southsider2 04-20-2020, 12:46 AM This is going to be great when it’s done. They’re going to need to do something in the alley where the Social Room is as its currently extremely uninviting but the hotel should kill it here.

I've always thought the pedestrian traffic should be higher on the street. I'd love to see a mixed use project on the lot west of it to with retail on ground level since the parking garage there is dead.

There is no back quarter.
That will be open. The building is l-shaped above the 1st floor.

We do need a Westin downtown though, along with Hyatt, Holiday Inn, and Double Tree; among other flags.

David 06-30-2020, 09:10 AM Gotta give credit to whoever had the pedestrian walkway put through on Sheridan to the left. It has been convenient to still be able to use the sidewalk along the south side of the road there.
Though it might have just been a lucky coincidence that the parallel parking spots there could be repurposed for that.
