As we covered in an article last year (http://www.okctalk.com/content.php?r=157-OnCue-7Eleven), OnCue continues to step into the void left by a gentleman's agreement between the local owners of 7 Eleven and QuikTrip that keeps the Tulsa company from opening its elaborate convenience stores in Central Oklahoma. As OnCue has started to fill this niche, 7 Eleven is now opening larger, more expansive stores of its own. Not a high-end hotel but clean, large suites for like $50-80 bucks a night. I had some relatives rent a suite for a week and it was a steal. Had a full kitchen in their room and everything. Surprisingly not shady or dirty for the price point. you have had better luck than me. My insurance put me up there when we had a house fire 6 years ago ( granted that was a while ago ). I made them move us after two nights due to constant loitering and drug deals outside my door in parking lot. the room was very large but not in good shape. Perhaps they did a good remodel after that and cleaned up a bit but when I saw this story I was like. GOOD knock that place down! And the one just to the east should be move to the north/northwest where the top tip of the star should be touching the M in Edmond. IIRC there was a ton of dark, carved wood and red velvet. Extremely retro. I wonder what the expected ROI on that site is....i bet it's pretty long. But you know what, i actually like it more if it's long. That's something we lack a lot of these days is companies committed to LONG term ROI instead of this short-term sell it off crap. I wish we had more developers that thought this way. Pete 08-24-2016, 09:43 AM Since they now have a lot of locations open and raking in money, they are probably in a better position to take a longer payback on new sites. It also demonstrates how much business their stores are doing. I stopped by the one in Norman (on Highway 77 north of Robinson) in the middle of a weekday and every single one of the pumps were occupied and almost every parking space taken. All their locations seem quite busy almost any time you go. And good for them as they do a great job and provide something OKC desperately needed. Southland Corp in Dallas is the parent of 7/11, or it used to be. 20th and MacArthur is the state HQ owned by the Brown family. I'm thinking more on the lines of QuickTrip that OnCue may possibly be someday. They should have no problem out growing Stillwater. The local 7 Eleven operation is completely separate and autonomous from the rest of 7 Eleven. They are still much bigger than OnCue by a long shot and house all their corporate employees in that S. MacArthur facility. I agree it would be nice to have them move down from Stillwater but I don't think they would ever have that many employees in an office. OnCue does not operate outside of Central Oklahoma and therefore 7 Eleven is a much better comparison. Loves is a lot bigger than just a convenience store/ gas station. They operate the 400 travel stops plus they own the fuel infrastructure that supplies those 400 travel stops through Gemini and Musket . Over the past 10 years Loves has also gotten into the Tire care business and has recently built retreading facilities and tire distribution facilities so now they are recycling tires. Furthermore, they offer Factoring(credit) services to truck companies. I image Oncue probably outsources a lot of the administrative services like IT. I believe 7-11 is going to move their offices and operations to behind the Francis Tuttle on Reno and Rockwell, In addition to buying land on the NW corner of Reno and Rockwell for a new store, they bought more property to the north of Francis Tuttle recently. This property already has commercial zoning so there won't be any approval process or additional requirements for OnCue other than filing for a standard building permit. They have yet to filed their building permit but traffic is not part of that and approval is usually a rubber stamp. There isn’t another large and convenient store around penn square or belle isle. There is a red lght at black welder and nw expressway so that is where many will come in and out at. I think this store will do great. Probably will kill it around the holidays when that area is packed. Just my opinion Pete 01-25-2018, 08:43 AM Yes, there is a light at Blackwelder and it's not a super long trip either. All OnCue's seem to be jammed so they clearly have a good forumla for picking locations. Or perhaps more importantly, have created a place that people will seek out. Just last weekend I stopped in the Wilshire and NW Expressway location and it was crazy busy. Driving not even a half mile southeast, the biggest 7/11 at NW Ex & MacArthur -- a better location -- was not nearly as busy. A bit further down, the next OnCue at 63rd & NW Ex was also packed. Teo9969 01-25-2018, 10:34 PM To be sure, if someone is going to do it well, I think OnCue could. I live off 46th and Classen and have probably driven past the site over 2,000 times -- For me it's the proximity and how it sits kind of like it's in the armpit of that off-ramp of I-44 that makes me think its visibility will not quite be there. That off-ramp is also disorienting for anybody who isn't familiar with it - but not quite as disorienting as whatever the heck NW/Expressway and Classen area is supposed to be. Short of one of a 6-8 story sign, the station will be entirely invisible to people at Penn Square and at that Wal-Mart so I really don't think there will be much casual overflow from those two places. It's just a bizarre traffic area in general because of what I-44 does in the area. That being said, there are definitely positive factors to this location: Tallest office tower in the metro outside of downtown OKC, 2 hotels (though they can't get to this On Cue legally without making a maddening detour because there are Do Not Enter signs on the outlet to the intersection - though I never pay any attention to that), a population that doesn't mind walking in a non-urban environment to get somewhere (plenty of people cross Classen to get to the 7-11 on 46th/Western on a daily basis. I'll be interested to see what it does. I'd love to see them absolutely crush it here as I think it would help lend some credence to my idea that the NW corner of NW Expressway and Classen would be an incredible place for a Mixed-Use transit station with a street car stop and BRT up and down NWEX. |
