View Full Version : Wilshire Point
A local development group has submitted plans to turn 26 acres near Wilshire and Classen into an elaborate mixed-use project.
http://www.okctalk.com/images/pete/wilshire1.jpg
Wilshire Point would feature 150 apartments, as well as office space, single family homes, townhouses and self storage.
The property was purchased from Chesapeake Energy for $2.2 million last year. Chesapeake had paid over $4 million in 2006.
The project also shows a small pond and extensive landscaping and will be reviewed for approval by the Planning Commission at their July 14th meeting.

pw405 07-10-2016, 03:02 PM Good to see CHK releasing some of the bizarre property purchases it used to make. Was always surprised there wasn't anything developed here.
CHK held it for almost 10 years then took half what they paid for it.
Of course, that's to be expected as they paid way, way over market value for almost everything they bought.
sooner88 07-10-2016, 08:48 PM Who is the developer?
Brett 07-10-2016, 10:05 PM That's a whole lot of water for such a small parcel of land.
That's a whole lot of water for such a small parcel of land.
It probably has pretty serious drainage issues, which is likely why it has yet to be developed.
Lafferty Daniel 07-11-2016, 08:34 AM Seems cool at first until you realize they're wanting to build residential here. Who is going to want to live right next to the railroad tracks?

I would - train horn is done at Wilshire... If they build the commuter rail, it might be a good spot for an extra station.
That said, it's an interesting mix of uses, I just wish it was a Mixed Use district.

Forward thinking there, if commuter rail does end up going through there, that's a big draw.

ACOG's study identified stops at Britton & at 63rd, so a stop at Wilshire might not happen, because you don't really like to have too many stops on a Commuter Rail train. If it was built as Light Rail, 1 mile in between stops wouldn't be horrible. BUT, there is a ton of open land at Wilshire and that area easily could build up in density and be a prime spot...

I'd be willing to be you're in the minority with wanting to live there. There's a reason the nice parts of town don't have a train running right next to it.

Downtown / Deep Deuce / Midtown / Heritage Hills / Crown Heights all have the same train run past it. It isn't ideal, but once the quiet zone goes into place you won't notice that it is there... and even without the quiet zone it quickly becomes background noise.

Those places have a train run close to it, not right next it. Go look at the google maps screenshot Pete posted above with the area outlined. The eastern edge is a railroad track. The train will literally be 5 feet from the people on the east side of the development.
ChrisHayes 07-11-2016, 12:04 PM I live in an apartment complex about a mile to mile and a half south of the airport off Meridian. When I was looking at living here, I thought the plains flying over would be very annoying and loud as we're so close to the airport. The only time I really hear a plane fly over is when I'm outside. Even then it's not bad. Trains might be closer, but I still think unless they're laying on the horn a lot, it won't be noticed that much.
sooner88 07-11-2016, 01:17 PM And if you look at the renderings, you will see that the residential does not back up to the railroad tracks. There is parking and the self- storage creating a buffer.

Ok so instead of five feet it's 50 feet. Point still remains.

You're gonna get that kind of thing living in a city.
Great Happy Gilmore reference, by the way.
OKCretro 07-11-2016, 04:10 PM Not sure why developers keep thinking there is a demand for apartments/town homes around NH?
John Marshall square is what? probably 5% full.

Construction still isn't completed on Marshall Square and isn't expected to be until YE.
If I had the choice between the two, I think I'd prefer to live at Wilshire Point. I always thought that they'd have trouble leasing for Marshall Square. It may be close to NH, but it is also surrounded by a less than desirable neighborhood.
Plutonic Panda 07-11-2016, 09:02 PM I heard a very different story about John Marshal Square that it is doing great. Not 100% leased, but not anywhere near what someone above said.
betts 07-11-2016, 11:38 PM After we moved to Deep Deuce (I live about 150 ft from the rail line), I think I heard the train the first night. Now I never hear it, which is kind of sad since I actually like the sound.
Richard at Remax 07-19-2016, 03:02 PM Any word on developer yet?

John_T 10-10-2016, 08:54 PM Is anyone else concerned about crime spilling in from the infamous North Highland Park neighborhood directly northeast of it? The location seems pretty iffy to me. Burglar bars and boarded up windows on many of the houses doesn't look promising, and that neighborhood is aufully close.
Plutonic Panda 10-10-2016, 09:00 PM I think it should be fine. There are a lot of developments here in LA that are close by some really rough areas in south central that make NHP area look like Edmond. This will be a great infill project hopefully the final version will reinforce that statement.
On a somewhat related note, there is a new medical facility going in at Classen and Britton. I listed on the OKC Dev map.
They've started dirt work:

KingOfTheNorth 07-06-2017, 04:46 PM Your overhead shot really shows just how much land this project will infill by the end of the construction.
timothy.a.owen 05-04-2018, 01:46 PM They installed sidewalks this week all down Classen in front of this development...
For the people who mentioned the train tracks... I live at J Marshall Square and while I have adapted - they still drive me insane occasionally. I could not even begin to imagine living this close! I wouldn't.

Thanks for the update!
I'll get out there with my drone and get a bird's eye perspective.

Martin 05-10-2018, 01:59 PM ahh... i saw this in the distance in one of the other nichols hills threads and was wondering what it was.
ditm4567 07-25-2018, 03:30 PM Pete, any new updates or drone shots for us on this project?
IN FACT I just took this today.
Not super close but you get the general idea.

ditm4567 07-25-2018, 03:53 PM I wonder what will happen to that land directly to the east. Looks like it is owned by a person/group out of Tulsa.

warreng88 01-09-2019, 02:45 PM Pete, I noticed a structure going up a few days ago on this, towards the south part of the development. Any word as to who is going in there?
The four structures at the south end are all homes. To the right and slightly north is an office building.

Any idea when they will start on the rest? There are quite a few structures on their plan.

I believe they will soon be starting on the eastern edge; more or less condos for automobile storage.
Thus far they have put in a lot of infrastructure, 2 small office buildings, 5 homes and the first phase of the garage condo project.
One of the houses is currently listed on the MLS for $835,000 which is $250/SF: zillow.com/homedetails/808-NW-72nd-St-Oklahoma-City-OK-73116/2082714357_zpid/

CloudDeckMedia 12-30-2019, 09:31 AM The constant train horns will immediately DQ this location for many people. Any chance that they can get a “quiet zone” in place like they did downtown?

I know it's awfully close, but you can hear the trains all over Nichols Hills. It hasn't seemed to DQ anybody from purchasing homes in the 1100 block, where property values have skyrocketed in recent years.
Plutonic Panda 12-30-2019, 10:38 AM Or the reasonable thing major cities do is grade separate train crossings.
Richard at Remax 12-30-2019, 10:44 AM Only way I see this being ultimately successful (on the residential front) is if they expand commuter rail north, and there is a stop in this vicinity.
HOT ROD 12-30-2019, 01:01 PM and I believe there is a stop planned at near 63rd.

David 04-13-2020, 08:44 AM That's pretty cool. Is it safe to assume this isn't a one-off and more of the buildings here will have that as they get built?

Definitely more of a one off thing, especially with where we are at in the credit cycle.

Urbanized 06-06-2021, 12:13 PM Drove through for the first time in a while a few weeks ago and...I still don't really get it.
In fairness, I must not be the target demo. Even though I sortof feel like I AM the target demo.
I noticed today that the semi-industrial neighborhood to the south is starting to see the construction of some new, modern homes.
It's a great location but still a very mixed area.
