View Full Version : Warren Theater Northside
Warren has been in active negotiations to open a new location near Santa Fe & Memorial Road.
They had also talked to the developers of the NE corner of Memorial and Rockwell (site of future Walmart Supercenter) but it seems they are now focused on this new site.
Would be a great location for them and fill a big hole in the North OKC / Edmond movie market.
In addition, I believe Chisholm Creek is still working towards an Alamo Drafthouse or similar dine-in movie concept.

That will really add even more traffic to the western exits as there isn't highway exits at Santa Fe. Any upgrades planned to western and memorial yet??

I really tried to push Harkins to opening their Camelview concept in the Chisholm Creek development, but they weren't interested.
I don't think Harkins is expanding much.
Most the traditional theaters are somewhat maxed out... The growth in the industry is dine-in and alcohol service, areas where they can make more margin.

They're expanding plenty in their native Arizona and in California, but they're not much interested in expanding here anymore. There were rumors of a theatre in Plano, TX, but I'm not sure where that ended up.
Anyway, the Camelview is Harkins' take on the luxury and alcohol service areas. Loungers, reserved seating, bar, etc., which is why I thought it would do really well as a northside counter to Warren.

Gotcha.
Thanks for the info.
Dustin 06-21-2016, 01:18 PM I've been to many theatres across the country and non of them compare to Warren in terms of sound and picture. I hope this comes to fruition so I don't have to get on I-35 to have a quality movie experience.
David 06-21-2016, 04:24 PM I'd love to see one of these on the northside, I'm too far from Moore on a regular basis these days to justify the trip.
I only have been to the Warren once -- to see Prometheus on the IMAX, which was glorious -- but I was very impressed.

I lived in Wichita for a while where Warren is king, and I absolutely loved their Old Town location. They do a good job and don't seem static, but constantly tinkering and improving.
doufan 06-21-2016, 06:04 PM What Warren needs to focus on is making their locations accessible.
Three of us went to the one in Moore and had a pretty terrible experience. All three of us were Deaf and one of use used a wheelchair. The wheelchair ramps were long and ridiculous and the doors hard to open.
It took us over an hour to procure captioning devices and to add insult to injury they took our drivers licensees as collateral even though outside of the theater the devices are useless and worthless. They're the only theater in town to take drivers licenses as collateral.
When we went upstairs to have drink while waiting we were nearly barred from going into the bar because they had our licenses at the front desk and we had no way to prove we were 21. To top it off when we finally got the movie started the captioning devices didn't work. All told we spent over 2 hours there and went home without watching a movie. It was the second time I had been there and had to leave without watching a movie (the first time they didn't have captioning devices period.) We got free tickets to go back, but we probably wont use them.
You guys enjoy your movies at the Warren. I'm going to continue going to Bricktown and Tinseltown where the accessibility is much better.

Yikes! That's unfortunate to hear. They need to get that straightened out.
OKCisOK4me 06-21-2016, 06:20 PM I've seen one movie at Warren a long time ago and that was IronMan. I'd definitely take advantage of drinks and a movie if that were to come to the northside. I really hope this pans out!

The intersection of Santa Fe and memorial doesn't seem like a good location in the middle of such an industrial area. I'd have to think the land in question is in between Santa Fe and western south of memorial by the ford dealership. That way they have frontage on the the kilpatrick as well for visibility. Just my thoughts.
I do think the deer crest development would be better as it would be easy highway access and pull people from
Piedmont and Yukon easier.
Just the general area... Not exactly sure of the site.
sroberts24 06-21-2016, 09:18 PM AMC Penn Square is my fav theater, always clean, great screens and pick our seats online prior to movie. Haven't been to another theater in a year.
DowntownMan 06-21-2016, 10:54 PM Question is...would this be the nail in the coffin for AMC Quail with this and the possible Alamo draft house type venue at Chisolm creek?
OKCisOK4me 06-22-2016, 04:45 AM I doubt it. AMC will always get the traffic because it's attached to the mall.
Urbanized 06-22-2016, 06:25 AM ^^^^^^^^^
It go at it from the other direction; I think the mall gets a lot if traffic because it's attached to the theater. And you're forced to walk through the mall to get there. I suspect this Warren would have a really damaging effect on AMC, which in turn will be bad for the mall.

Warren now has the ability to pick seats as well as reclining in certain ones. They are redoing each theatre over time in Moore now.
I only go to Warren now. I just love that IMAX for big movies.
jccouger 06-22-2016, 09:38 AM This would be awesome. Yes traffic would be bad, but that's the cost of continued development.
jn1780 06-23-2016, 10:00 AM Well, there is only two possible places Warren could be looking at that is near Santa Fe and Memorial. The first is directly east of the Ford Dealership on Memorial. Memorial is a two-way road here and Walker can be used as a controlled intersection. However, this is more of an industrialized area and Memorial already gets congested at Western. The other area would be along memorial east of the future Life Time Fitness and medical office building that is currently under construction. I would have to think this is the area they are actually looking at since it would be close to all the new restaurants at Chisholm Creek.
I believe it is the first one and not the second.
DowntownMan 06-23-2016, 12:07 PM I believe it is the first one and not the second.
There also is a bridge Halfway between western and Santa Fe over kilpatrick.
If there just were turn around a at western this would make traffic move much better for this development...hint hint okc
Warren has now shifted its focus to property near NE 122nd & Eastern.
Would be part of a large center if everything falls into place.

G.Walker 07-22-2016, 07:07 AM Looks like a cumbersome location. I can see this doing well in the Chisholm Creek development...
jn1780 07-22-2016, 08:27 AM I see a lot of issues that would have to be addressed before this location would become viable. First, 122nd stops a little east of Kelly so this street would need to be finally completed. It would be a pain to get on the turnpike for just a quarter of a mile to get to Eastern. Second, there is no eastbound ramp going from Broadway to the turnpike. Are they going to expect people from north Edmond to use all the side streets to get to Eastern? Besides that, this location just seems like its in the middle of nowhere and hardly noticed.

I'm starting to wonder if Warren isn't that serious about these locations and are either trying to build interest in a Chisholm Creek location or just trying to scare off any competitor that is in active negotiations with Chisholm Creek development. My understanding is that Chisholm Creek was pursuing a smaller dine-in theater concept. Well, if Warren scares them off. You will see Chisholm Creek more receptive to a Warren Theater in their development.
I also wouldn't be surprised if Warren ends up back west before its all said and done.
Warren is far too large for Chisholm Creek.
And they are working with the city, so egress and access can be addressed through the increased sales tax this would generate.
I
jn1780 07-22-2016, 08:45 AM I agree, assuming everything gets built to vision. Still a lot of empty land at Chisholm Creek waiting for the vision to come true.
Anonymous. 07-22-2016, 09:03 AM This is a good spot from a business perspective. This basically snipes the Edmond goers that travel down Eastern to go to Tinsel Town, which is the preferred route if you are in Edmond and are going to a movie there.
Going out to Quail Springs' AMC, if going to just catch a movie, is just too much of a cluster to make it worth it. Tinsel Town is cheap, and fairly easy to get to from Edmond. This will put a nicer facility even closer, thus justifying the increased prices.
Just for anyone curious, you can see a non-3D movie at primetimes @ Tinsel for about $7. Warren the same movie at primetime is about $11.
Insider 07-22-2016, 10:28 AM Warren will NEVER build in Chisholm Creek because it is too close to AMC. In general (I say that because there are always exceptions), movie theaters do not build within 3 miles of each other.
The reason... they will have to share product. Have you ever noticed when two theaters are close to each other, one will get a movie and the other will not. If two theaters are within 3 miles of each other, they both can't play the same movie. This is a pretty standard rule in the movie theater industry. Warren will not want to share product, they will want to build just outside this 3 mile bubble so they can go head to head with AMC and hurt them where it hurts, in the wallet!

Wouldn't this rule affect any "dine-in" theater concept that would be looking at Chisholm Creek as well?
I can tell you in bigger cities, there are plenty of theaters within a few miles playing the same movies.
When I lived in California, there were two theaters literally across the street from each other with complete overlap of titles.
Insider 07-27-2016, 10:34 AM That is why I said there are always exceptions. There are theaters all over the country that play day and date with each other, but there are MANY more that do not.
In the movie industry, the number of copies a theater gets is based upon many things, including population density, past performance, etc. Lets pretend that Warren did build a 14 screen theater within the bubble surrounding AMC (24 screens) and they agree to a day and date scenario. If a new movie opens and it is justified to have 6 copies of the movie, Warren would likely get 2 and AMC would get 4 (this is likely because of the size of the theaters) adding up to 6 because the area can only support 6 copies of the movie. They will not allocate more copies of the movie because there are two theaters, they will just have to split the allocation.
Now lets assume Warren builds outside the bubble at the Eastern location. AMC would get 6 copies of the movie and Warren will get 4 copies of the movie. Both theaters will take in more money under this scenario, thus the movie studio who put out the movie will get more money.
Our market is just not large enough to support two large theaters operating in a day and date scenario. It is just VERY unlikely to happen.
As for the 'dine-in' concept, AMC will likely not go day and date either because they are getting ready to renovate a large portion of Quail to the reserved seating format and they will also be converting several auditoriums to the dine-in concept (this is according to a friend who is a manager at Quail). When you go to a dine-in theater, you are going there for the experience. Most people will still go even if they do not have the exact movie you want, you will just pick something else because you are there for the atmosphere and experience.
