This was mentioned on the Glimcher thread and found out the full scoop.

Glimcher is selling off this parcel (the former Kensington Apartments, on the west side of Grand directly across from West Elm and Zoe's Kitchen) to a group who is planning 16 custom, luxury townhomes.

The first phase will be 8 units and all will be about 3,700 square feet plus about another 1,000 square feet of unfinished space.

All will be three levels with rooftop decks and private courtyards.

The builder, Tim Hughes, has done a number of homes in Nichols Hills, Galardia, Oak Tree and a few other high-end subdivisions.

The property already has the proper zoning and they have already pre-sold some of the units. Should be starting construction after the first of the year.

I'm impressed that your traditional Oklahoma home builders are starting to adapt their model to infill... looks pretty good.

Looks good! I'm curious where that angled parking will be, or if that is just on the rendering. It would be nice to slow down that portion of Grand between 63rd and Classen.

Keep in mind these will be 3.700 square and over $350 / SF, so in the neighborhood of $1.3 million each.

I'm sure the market is retirees who want a high-end custom home but don't want to hassle with maintenance.

Those look really nice and great location. Have been in homes built by Tim and they seem very nice.

Sounds about right for the Nichols Hills market.

I really like this. Also, bringing in more high-income rooftops should make the area more attractive to higher-end retailers. I think this area of town is getting ready to completely transform over the next five years.

I love this project. There's a little neighborhood in the western part of the core, Milam Place, that is sandwiched between Linwood and Crestwood and doesn't have the housing stock that the other two neighborhoods have that I've always wished someone would go in, clear out, and do something like this.

BTW, this is Glenbrook, not Nichols Hills. And, I doubt it is just retirees. There is a growing market in the city for high end low maintenance living. There are some very high priced zero lot homes, etc. going in and selling well in various parts of town. Given what Glimcher is doing, I bet this will attractive a fairly active group who wants to be near the activity of the center being built across the street. It will be easily walkable to Trader Joes, Whole Foods, fine dining, casual dining, upscale shopping, banking, office spaces, public parks, etc. It is 10 minutes to downtown and 20 to the airport. This should be a big success, even at those prices.

They were supposed to close early this year on the property purchase from Glimcher and never did.

Just noticed their sign is now down.
