Realistically, where do you think this city will be in 5 years? What will be the same and what will be different? What currently blighted areas do you think will be up and coming by then? Here are a few predictions I have.
1) Film Row will be the second most vibrant urban neighborhood in the city next to Midtown following the completion of the 21c hotel and residences. Development will be moving south and westward into the Farmers Market area.
2) Bricktown will be continuing its transition from destination entertainment district to live/work/play neighborhood. The Steelyard and Criterion Theater will have completely changed the dynamic of the district. The big question is whether or not Randy Hogan has any interest in developing his parking lots. As the rest of the area gets filled in, there may be greater pressure on him to do so.
3) Uptown/Paseo will be fully gentrified and repopulated. 23rd St will become a showcase street for OKC and will be featured in media articles showcasing the city
4) Chisholm Creek and Glimcher will help close the retail gap between OKC and its peer cities. The success of these developments will give retailers the confidence to pull the trigger on OKC when previously they wouldn't do so
And here is my wish list. How likely do you all think these are to come to pass?
1) First National Center is awarded to a buyer that has the experience and funding to refurbish it and do it right. It becomes housing and a 5 star hotel, possibly landing a flag such as Ritz Carlton or Four Seasons
2) A full-service Uptown Grocery in Midtown, perhaps as part of a mixed use development with housing
3) After the new boulevard is complete, I would like to see Reno and Sheridan narrowed to two lanes through Bricktown making the area more pedestrian and bicycle oriented. Suburbanites will now have the boulevard as their gateway to downtown so they won't need a wide, high speed Reno and Sheridan.
4) The Fred Jones dealership site and the south Clayco site developed into housing that interacts seamlessly with the Myriad Gardens.
5) Development on the surface lots in Lower Bricktown and in front of the Chevy Events Center
6) A streetcar successful enough that there is immediately talk of new lines to Capitol Hill, the Innovation District, and up Classen to the Chesapeake campus.
