Pryor Tiger 09-21-2016, 11:00 AM So much for being incognito ;) I am a biased GM for NewcrestImage hotels and at the HIE Bricktown.
Overall, I have seen our other hotels in the Dallas/Frisco market and promise that both the Hyatt Place and AC Hotel will be wonderful additions to East Bricktown. Looking forward to sharing more info and photos as the project moves along!

Thanks for the insight on AC. Was a little worried that we would end up with a ground level similar to the hampton/hilton/springhill when the third party restaurant operator idea was rejected.

Yes.
Those units will all be stacked upon each other.
If you look at the one photo closely, you can see they are labeled as to their intended position.
They will be crane-lifted in place and the whole thing should go up very quickly.

I talked to a construction worker and he said that if they keep pace they will have all units installed in 10 working days.... Crazy. He showed me some pictures of the inside of one of the modules. Each one is fully finished and furnished. Once the modules are put in place they will have to finish the hallways and facade, and I'm assuming connect plumbing and electrical work.13365

5alive 12-12-2016, 10:15 AM I am trying to imagine the final product of this amazing project. The rooms look narrow.
I believe the rooms span two of those units.
Pryor Tiger 12-12-2016, 11:39 AM One module represents two guest rooms and a hallway in between. As an AC Hotel, I will say the rooms are narrow, but they stretch out pretty far as well. Everything in the room is simple, no carpet, but very classy and clean. The hotel will have some nice in room technologies, and of course the lobby and public areas are going to impress.
In terms of the modular build, I've been told you will not find a quieter hotel room in DT OKC. There is more insulation between each room than a typical construction fashion, same as between ceiling and floor.
More to come on this incredibly interesting project! Pete thanks for posting pics, I have some coming soon as well.

OKLAHOMA CITY – NewcrestImage is building two hotels in Bricktown, but the one that was started in Idaho will be done sooner, said Bill Pearcy, vice president of construction.
NewcrestImage’s 142-room AC Hotel was constructed in 81 modules at Guerdon’s 125,000-square-foot factory. From concept to completion, a modular hotel is finished in about seven months, whereas a traditional-built hotel takes at least a year, and sometimes 15 months, said Michael Merle, director of Guerdon’s hospitality division.
A shorter construction schedule means the hotel can start making money sooner, he said. The modular hotel can generate 210 days of revenue before a traditional project would be completed.
“That’s some pretty substantial revenue you’re able to get into your cash flow,” Merle said.
But getting from Guerdon’s construction floor in Idaho to Oklahoma City made the modular project 5 percent costlier than traditional construction, Percy said. He said the difference is mainly attributable to transportation, which Guerdon handles.
AC Hotel is a Marriott brand. Marriott Project Management Director Kurt Miller said the company sees several advantages in the modular building process, such as the factory-controlled construction process. He said Marriott thinks the process helps create a higher-quality product than regular construction.
The speed to market is also attractive to Marriott, he said.
“We can save money by opening earlier and compressing the schedule,” he said.
The company’s leaders have seen how the decline in construction labor has hurt their properties coming online, so modular building helps combat that issue, he said. Guerdon’s CEO and founder, Lad Dawson, said the company is hearing from general contractors across the U.S. that sub-trade costs are up because the demand is high.
“We see this as a way of getting us to the finish line,” Miller said.
And Guerdon is ready to help Marriott or any hotel brand get its projects done faster, said Dawson. He said the Idaho company has always worked in commercial modular building. Guerdon can manufacture about 1 million square feet of commercial space annually.
The company’s employees are able to build the rooms at eye level and not have to climb ladders for the ductwork.
“The risk reduction is one of the most significant factors for our customers,” Dawson said.
That helps save on labor costs, which goes back to the owner’s total cost. Guerdon is able to give the owner a fixed cost at the beginning; with traditional construction, costs can change throughout the project.
“The old mentality is if it ain’t broke, don’t fix it,” Dawson said. “But the current truth is (the industry) is broken, and we’ve got to find a better way.”

dankrutka 12-23-2016, 12:12 PM It really is exciting to think about how these businesses will be soon (relatively speaking) and all of a sudden Bricktown will extend down Sheridan where there just a bunch of warehouses for years. This should also help connect Deep Deuce and Bricktown, particularly if they add sidewalks (!!!).

Sweet. Sometimes we forget the impact an in-progress development makes, focusing instead on the end date. It is going to be a blast watching these tracks go in all over downtown in the next year and a half.
That picture speaks a thousand words, with four big projects underway (including the big expansion at The Hill) that were at least partly driven by those tracks.

To add some green space in bricktown, I wonder if using the parking lot in front of hop and Chevy events center for a park/dog park incorporated into a nice green space is feasible. There will be a street car stop there, a baseball park, slime restaurants, and two live music venues....not to mention a corner store uunderneath on of the hotels.

Hoya its been so long I have no clue what I was intending to say instead of "slime" (autocorrect at its finest).
I know there is supposed to be public art on the corner but as I passed by here not long ago to see the crowd/line for a concert at the Criterion and the progress in the area, it doesn't look like enough space for both the art and pedestrians to walk by; im no expert here, and by no means I am trying to come off as one, just curious how the art will occupy the space where pedestrians will walk by on the sidewalk and people valet there with the trees or landscaping planned along the street.....maybe the fence kind of obstructed my ability to envision it in person but it looks like it will be crowded. Maybe its just me.

Yes, this will be one of the very first. It's also supposed to be an elevated design so I'm anxious to see the final finishes.
