Leadership Square fills up relatively quickly. They are improving the space readying it for new tenants.

I've seen the lights on in the lower floors at BOK PP at night while coming into downtown. I figured they were getting those ready for Enable. I'm anxious to see what other companies eventually move in there.

Speculative large office buildings rarely open up and fill right away. There isn’t a huge amount of transient companies who can ignore their current leases and just move. It will fill as leases expire elsewhere. However large contiguous spaces in class A space can encourage relocations from elsewhere. We can hope.

I doubt BOK is starving for quick, short-term leases for prime office space. Enable is a stable tenant that will stay in that building for many years.

Remember, Devon Energy was originally to lease 250,000 square feet, but that didn't happen. I think that is what spurred the development of the tower in the first place.

Yeah I think the fact that almost half the building is occupied (or soon to be occupied) is a good sign. Devon was supposed to fill a lot of that space and then didn't. If this building is full or nearly full some time within the next 5 years, I'd say that's a big success.

Well, Devon built that building and turned it over to be leased out to CBRE.

I don't know how good this is for Enable to be moving to BOK Park Plaza, as it will leave space at Leadership Square. This would just be a wash in office space for the CBD, we need new tenants to come to the CBD & lease new space.

Leadership Square, more than any other building downtown, never has a problem finding new leases.

Enable is only taking 15-20 (6 floors). I'm assuming the extra floor is work area for the contractor.

Enable has pretty much fully moved into their new space in this building.

Will be interesting to see how quickly they can fill the hole left at Leadership Square.

Gable & Gotwals law firm is moving from Leadership Square to BOK Park Plaza.

I believe they are taking about 3/4 of the 22nd floor.

The Daily reported 20,869 sq. ft. This is great as hopefully we will see more people walking down to Film Row for lunch and gets us a little closer to eventually attracting a restaurant tenant for BOK

The main reason it is so empty is that Devon was planning on taking a big chunk and then ended up not even needing all the space in Devon Tower. I understand they are starting to open some of the dark floors in the tower, so perhaps they will eventually need space in this building.

It's always good to have a big chunk of Class A office space because it allows for a big move, either from outside OKC (like Continental) or just a shift away from lesser buildings which in turn often means redevelopment or repurposing (FNC, City Place, old BancFirst Building, etc.).

It sucks for the property owner, but Devon has deep pockets and can easily ride out shorter to mid-term vacancies.


The bottom line is that it's a beautiful building that is a great asset to downtown.

Any buzz/rumors on filling the restaurant space with the great patio? Also, the website shows that some of the retail space is occupied. I wasn't aware of any retail in building unless this is maybe a BOK retail bank counter?

Nothing happening on the restaurant space or really any of the retail space in the building or in the two parking garages (apart from Hot Tamale which opened some time ago).

The retail space shown occupied is for BOK.

i think well get there. Glad the focus right now downtown is on Park Avenue; we need to build it and make it successful then retail will spread out to Liberty/BankFirst and BOKPP.

The ground level floors must be very expensive per square foot; you would think some major company would take advantage of that space.

What's happening to Leadership Square--are companies not renewing their leases.

Honestly, i dont think we'll ever see Devon in this space. They have so much unused space and so many people are remote these days, they would just have to grow to such immense proportions to need anything over at the BOK, its insane.

Maybe Canoo needs some corporate space :)

Well that's even worse then, imo. Because a pretty good chunk of the energy center is empty. It would be easier to see that it was empty because people were at home. If they aren't even at home and its got that much dark space, then i have even less faith that they'll ever need BOK.

Probably already mentioned; BOK Park Plaza would have been a good purchase for OG&E. OG&E could have used it for their headquarters.

They must have recently upgraded their lighting system. I mentioned a month ago it seemed some of the panels had gone out. They were likely in the process of transitioning.

Now all we have to do is wait for the Devon to get it's new lighting installed and we're good to go. I wonder if the newer residential towers over in the Uhaul lot will have some sort of lighting elements up top. Would be pretty glitzy if possible, but well understood if not due to the purpose.

Not sure why this building has its lighting stuck on white when it has all types of color capabilities that are very rarely used.
