Given the fact that OKC can barely fill the buildings they have, that would NOT be perfect!

Occupancy rates downtown are very high.

No, because it isn't finished yet and they have plenty of time to find tenants before it opens.

I had heard some time ago that they had a deal with someone that would be new to the market, but not sure if that is still the case.

What I saw was an awesome reflection of Devon on BOK. You may have been looking at something different though. :-)

The garage is now tastefully adorned with the tiles that were chipped off of the building that once stood in its place. It's kinda offensive when you think about it...1393813939

Not the most amazing building, but it was part of one of the last intact block of historic buildings before unnecessarily many were destroyed to create these beautiful garages. I know that adding those tiles is an homage to history, but the whole concept just seems silly. I have to admit, though, those tiles look cool even on the new garage, but it's like putting lipstick on a pig.

It's very different than Devon where they had hundreds of panels up and down a 50-story building...

In this case, only the crown will be lit and they have easy access to all the lighting up there.

All the renderings show only white lighting but you have to think they will have the ability to do color-shifting as that technology has become pretty reasonable, and everyone is use LED lighting anyway just due to cost efficiency and low maintenance.

I was at the Stars and Stripes festival down at the Oklahoma River this weekend, before I left, I looked at the building and all the lights were white, yeah I hope they eventually use different colors, like the Devon Tower.

Not sure but usually the lighting contractor carries that all the way through, including programming, then documents and hands off to the owners.

I could be mistaken, but I thought I read that about Devon here. I believe someone attributed that to why the LEDs along the outside are so frequently not working.

I was the one that provided the info about the Devon lighting.

What happened was this: Devon contracted with a company in Florida to install, test and program the lighting. The lighting was actually integrated into the window panels and a bunch of them were damaged during installation. There was disagreement over who was responsible to make these repairs, then there was disagreement about the lighting company getting access to the building maintenance unit (the crane on top used for window washing and maintenance) and ultimately there was a big falling out. So much so the two parties parted companies before the system was fully programmed and Devon merely took that on themselves.

Now that this tower is more or less completed this year, it's been about five years since Devon Tower was finished. Here's to one new tower downtown every five years! (Hopefully) :cheersmf:

Hopefully faster than one every 5 years.

In the next 5, we'll see an Omni hotel, the 17 story residential at 4th and EKG, and a complete overhaul of First National (which is going to cost enough that it might as well be a new tower). Let's hope for 3 new towers every 5 years!

^Yes. Not to mention that there will be a lot of infill in the Film Row area up into Midtown which I imagine will include at least one 5 story building and will add to the density. I also believe that once EKG gets built, there will be someone who takes the risk on another residential high rise on West side of the MAPS park and/or the Stage Center site. Not to mention we'll probably have more traction on the Lumberyard site within the next 5 years. I'm very happy to sit and let the rest of what we know go into place before moving into more and keep our growth at a controlled and maintained pace that allows for proper planning.

15-ish if I recall. There's a model of it sitting on the floor of the Dowell Center which you can see from the window.

My all time favorite views are when you're standing on the Bermuda Triangle at White Water and look east, or when you're on I44 southbound near the fairgrounds approaching I40 and look directly east, or when you're on a plane approaching Will Roger's Airport from the north at night and you look out the window towards downtown from the air near I40 and Meridian. Those views to me makes OKC look like a big league city.

And OKC is pretty impressive compared to Memphis, St. Louis, Buffalo, Indianapolis, Albuquerque, Little Rock, Birmingham as examples.

It would go on the highest spot on the hill on 5th (currently a parking lot), and thus wouldn't need to be all that tall to appear as tall as Regency (24 stories).

I LOVE the architecture here. Particularly using materials from the old buildings to construct the current tower. I like this a lot. Had coffee at the clarity coffee shop a couple weeks ago I couldn't help but stare at this tower. And i think those garages look nice. With the lights on at night it looks best. But ill reserve opinion on the garages until they're finished.

My opinion is that this project is turning out very nicely. I'm especially fond of the angle and the transparent windows.... hope they stay that way.

there is space for retail on one side of each garage. Devon also has "retail" space in their garage facing Hudson, but that space has never been activated. Here's hoping for ground floor activity on all three garages in the future!

Quality urban planning doesn't have to be more expensive. The garages are both ugly and poorly designed... unless you want an area of downtown devoid of people... in that case, they'll be a booming part of the parking garage district.
