My question is what are we going to do with this new extra space that is going to be in the market once they leave the old building. I think we're fresh out of companies to come in and take up the space like we had with Devon/Continental.

But, I don't think they occupy much space there. Most their workers are coming from outside downtown and will be consolidated in this building.

Of course, this isn't just a matter of duplicating the previous floors. It's not surprising.

BOK will have a branch in the lobby and some offices there, and will take the top 4 floors, consolidating the Commerce Center (Britton/May) employees and some other folks (possibly the mortgage group in Midwest/Del City).

I think what you're seeing is part of the mechanical boxes and machinery that are on top. I don't think they've done anything with the crown yet.

I've spoken to someone I know at Hines. She told me that the mechanical equipment/elevators are going in now.
There is 3 stories of steel that has to be built up before they can even start on the crown.
They were originally hoping for an April completion date on that, but it's looking more likely that it will be towards the end of May.

OKC needs more lighting downtown. It has improved quite a bit recently, with the LEDs on Oklahoma Tower and First National lit up again. This new building should also really help. Now, if only they would light up the Sandridge Tower again. I really liked the way it looked when it was lit up.

I took a closer look at the plans for each garage and the one at Sheridan and Walker will have the same type of panel system as the garage at Main & Hudson.
The panels are made of glass fiber reinforced concrete (GRFC), a light-weight cladding material.

Yeah, lights give the feeling of life in downtown. With lights on in buildings it feels like there are things going on. I've said it before in another thread that downtown and the surrounding areas are too dark in the evening.

How did the Sandridge Tower light up? Is the building empty or something for them to not light it up?
Patchy Proot 04-04-2017, 09:18 AM Yes, too bad the Sandridge is not lit up like when it was the Ker McGee building. It was the only building that 'glowed' and really added to the visibility of downtown. Being the second tallest building downtown you would think the Cotter Ranch tower would stand out better. You can barely make it out at night! This building would look great decked out with LED strips like the buildings in downtown Fort Worth.

They have huge flood lights (white) from the ground pointing up on all 4 sides. I imagine it's all about the cost of electricity.
I'm sure there are past pictures on the net of the building being lit up.

With Bricktown experiencing a revived growth, and with both lots being directly on the streetcar route I doubt they will be vacant still in 5 years.

Patchy Proot 04-12-2017, 08:35 AM I made a short trip and back to Independence, Kansas yesterday via HWY 75 through Tulsa. I hadn't been to our sister city in a while and was looking forward to viewing Tulsa's skyline. On the way back late last night while approaching downtown Tulsa I was in awe of the way almost all of the buildings were lit up. While driving around that crazy I-244 that takes you around downtown there are several great vantage points that let you take in the panorama of buildings. It was stunning if not beautiful the way downtown Tulsa looks at night. It just seemed more alive, vibrant, a feeling of 'this place is happening!' The 320 South Boston Building was the one that stood out the most. Although it is old and not the tallest, the way it was lighted was spectacular. There is not city in the US with a metro population of under 2 million that can match the look of downtown Tulsa. Nah, I'm not jealous......just a little envious maybe!

My wife is a flight attendant and occasionally if she can't get out of or into OKC for work, she will do Tulsa. Numerous times I've picked her up from late flights into Tulsa. Like 10-11 p.m. times. I am always impressed by how incredible the lighting on many of the buildings in downtown Tulsa looks. Very impressive. Then when we get back to OKC, downtown is darn near dark. A sharp contrast in the 2 cities. I'm hoping the crown on the BOK Park Plaza will help.
traxx 04-12-2017, 10:03 AM If we want OKC to feel alive, we need more lighting at night. I've noticed that the buildings and streets seem really dark in downtown at night.
tyeomans 04-12-2017, 10:30 AM I recently emailed the Downtown Design committee chair, and she said that there are currently no project in the works for any lighting of some sort.
Reasons for optimism:
1. BOK Park Plaza will have an illuminated crown
2. First National is much better lit now and has plans to do full color-shifting lights
3. SandRidge already has great illumination, just has it turned off right now
4. The proposed Omni will likely be well lit
5. Oklahoma Tower recently added color-changing LED lights to its crown
Really, Chase / Cotter Tower is the only real culprit and the owners just don't seem to care about much of anything.
