The glare was definitely strong, though probably not as strong as it could be and didn't come anywhere near making me uncomfortable driving down 16th. The saving grace is/will be that I have to imagine the length of time there will be any meaningful glare will be minimal due to the trees, houses, etc. providing cover while driving east on 16th. Also can't imagine it will be that distracting going N/S on Classen for similar reasons and that I don't think cars will ever really be driving directly into the glare in the mornings given how the building is situated and the location of the sunrise. Once the sun gets high enough I doubt it'll present any significant issues. If I lived in one of the houses directly across Classen I would probably not be as optimistic, however. This project is almost perfect imo. It activates Classen while being an inviting entrance to the plaza. It is going to add some retail to the area and put a lot more people within walking distance to everything in the plaza. 16th Street between Classen and the plaza is sizzling right now with new development. rezman 10-24-2019, 09:43 AM It is pretty cool and different. And in the renderings and model, it shows an open ceiling patio that looks E/SE. My question is why, I feel like those should have just been open air decks, or a deck with roof and no walls. But making them walls with windows, but no roof? Very odd.
