View Full Version : OAK (formerly Penn Central)
So I am guessing this is like the other Tommy Bahama restaurants that have clothing in the front then a restaurant in the back. I remember the coconut shrimp being really good.
They will be side-by-side on the ground floor of the hotel facing the plaza at the south end; the restaurant will be on the corner and store will be just north toward RH Gallery.

I don't think they've been set as they are still close to a year from opening.

Was just curious if they were going to be around that $3500 mark I keep seeing on other new projects.

Will the Marlin Bar be the hotel's restaurant, or will there be another option there?

No, the ground floor facing the plaza will not be directly connected to the hotel.
The hotel will have a bar, restaurant, patio and pool on the 2nd level overlooking the plaza.

I think that's only been for luxury high rise apts. I don't think anyone would rent here for $3500.
mugofbeer 11-16-2023, 09:56 PM $3500 for a 1 or 2 bed apt. in mega expensive Denver would only be for luxury units.

In downtown OKC:
Carnegie Centre Historic Lofts, 1b/1ba 723-1133 sqft 3300-3600
The First Residences at First National, Just expensive. $1,720-12,925
The Spaniard - 2bed, 2.5ba, 2152 sqft 3500-5200.
LIFT - they say they have apartments in that rent range, but none are available that I found in a quick search.
The Classen, 2b/2.5ba Penthouse, 1669 sqft 3500-4000.

Well yea, I didn't choose the cheapest or most expensive options. I was looking for apartments in Downtown OKC in the 1-2bed and $3,500 range in response to the comment I replied to....
They said
$3500 for a 1 or 2 bed apt. in mega expensive Denver would only be for luxury units.
So, I was interested in what "$3500 for a 1 or 2 bed apt. in Downtown OKC would only be for". Those are the only five that I found.
Shortsyeararound 11-17-2023, 02:31 PM Thank you.
Those are the places I was referring to. Love the Spaniard but that cost- ouch

Zorba 11-28-2023, 05:40 PM I was at Penn Square for a few hours on Saturday, it was nicely busy with the beginning of the holiday shopping season.
Black Friday was the most full I've seen Penn Square since ~2015. I didn't go into Quail, but the parking lot looked pretty full too. Unfortunately the Quail Springs AMC was closed, though.
Zorba 11-28-2023, 05:41 PM Any one know if any of the residential will be condos or will it all just be apartments?
I pop in periodically at PSM.
Macy's and Penney's are dead but the rest of the mall is always humming.
Dob Hooligan 11-28-2023, 08:31 PM I notice there are something like 50 or more worker vehicles parking on the east side of Pennsylvania daily, with all the men walking haphazardly across the street during rush hour. I’m wondering why the city doesn’t require developers to provide safe and easy on-site parking for worker vehicles? Sure looks to me like there is space on the SE corner of the project than can be designated worker parking and would not be permanently damaged by heavy construction vehicles if they use a little bit of planning.
^
I've seen that too. I'm sure OAK is paying 50 Penn a fee to use that parking.
Soon, all the workers will be able to park in the new OAK parking garage.
Building permit application filed for Williams Sonoma.
You can see there will be a large kitchen area -- not doubt for classes and demonstrations -- in the middle of the space.

Little better view of the plans for Tommy Bahama: the restaurant will be on the corner with the retail space just to the north. This is looking northeast.

I wish it were like Legacy West. But that is on a different level than anything we will likely ever have here (Gucci, Louis vuitton, etc). But OAK is a great development.

Is there any reason to think they were hinting at a Veza Sur locating at Oak? I know there’s a Veza Sur glass in one of the photos, but it seemed more like a stock photo that just happened to fit their post about community than a hint.
Bowser214 12-23-2023, 08:04 AM Historically that’s how they usually drop hints of what’s coming to their development. By showing the name of business in a photo. Plus those photos look like the actual location in Miami. Could I be wrong? Yes.

Weird that RH hasn't started construction, yet Captial Grille and Arhaus have. Considering RH will take BY FAR the longest to construct, I figured they would want to all be done for the opening in 2024.

Bowser214 12-29-2023, 10:20 AM Nothing. I was just jumping to conclusions after Oak posted 2 pics on their
FB page of what appears to be photos from that establishment.

Bowser214 12-29-2023, 12:58 PM Pete had stated in an earlier post that CB is not going to happen at the Oak.
IMO it would go perfectly in Classen Curve.
I'm not aware of Crate & Barrel looking at OKC at all at this point.

Quail needs something like this with less verticality desperately. All the malls in the metro would benefit by giving up parking space for residential zoning and building parking garages to cover the lost space. I think Penn is most likely to make the move in some capacity. When you consider the location and competition with the OAK development it feels like a no brainer to continue to develop that area.

I like your thinking. It’s hard to guess the likelihood of that with Quail but I’d love for something like that to happen there and Penn.

Ah, ok. I was trying to figure out where Penn Square and The Oak were in that picture. I thought it might have been in that trove of old Belle Isle renders and I just couldn't orient myself to see it.
Urbanized 01-09-2024, 09:21 AM I think the point that the OP was trying to make was that they’d like to see PSM’s surface parking reimagined along the lines of this rendering; structured parking and towers, be they office or residential. Personally I think the footprint at PSM is too compact to accomplish this. Quail Springs would be a much more likely candidate from a land/outparcel standpoint, but of course such density makes more sense closer to the core, where PSM is.

Not yet but plenty more are coming.
I know about a bunch more but they are done deals so don't want to put the word out and mess up getting everything finalized.
ChrisHayes 01-09-2024, 06:57 PM Pete, any word on the office building? I'm anxious to see what it will look like, and how tall it will be.

From recent renderings, it looks to be shorter than the hotel by around three floors. I personally wish it would've stayed at the 11-story plan they had before recent changes, but you can't tell a business how much office space they'll need. Would've been really nice to have some more verticality along the length of NW Expressway to connect with the rest of the height built up going towards OK-74. But I'm sure more projects will pop up and fill in over the next few decades.

Can't build what you can't fill. Big-time companies aren't beating down doors in OKC trying to move in office jobs.
mugofbeer 01-13-2024, 09:19 PM I bet a nice mid rise would fill nicely just due to the address and amenities - even if it cannibalized from othe office buildings
