There used to be a PB Kids at Penn Square before where F21 is years ago. It did not do the volume needed and closed shop. Yes, it was always there and not very well disguised, much like RH Gallery. TB was one of the first things I became aware of but for some reason, they only recently inked the deal. It's going to be one of the best places to visit in the state. It's unfortunate the same kind of developer didn't build out University North Park in Norman - they promised OAK and we got the sprawly mess that is UNP...... I hear this a lot (on here) and not sure exactly what defines a "mess". Could it have been more? I suppose. Could it be a little "better" in places? Maybe. But statistically they are they most visited retail center in the entire state, as recently detailed. So I don't think the developers, the tenants, the city or the university is too disappointed overall. And the new development recently announced could take it to another level, we'll see. But this constant denigration of it is more about naive snobbery than it is about any tangible, verifiable disconnect between what was promised and what was built. If you thought an OAK equivalent was going in there, you're the one that mislead you. I would guess this will prompt more multi-family housing. Don't forget Classen Circle down the street and Classen Curve just up from Belle Isle a short drive. That's a lot of food and shopping to choose from. None like OKC has ever seen before. Don't forget what we're seeing and continue to see up north at Chislom Creek. IMO the icing on the cake would be a new downtown arena. It is getting amazing tenants, and seems to have quality ownership. Imagine this in an the size of Chisholm Creek or even The Half. I think you can draw an arc from Oak to Penn Square to Classen Curve to Nichols Hills Plaza, Whole Foods area and the boutiques on Western and really see this entire 2-3 square mile area becoming the premier shopping destination in the state. I'd love to imagine what the area could have been if they had also somehow been able to also repurpose the old plant and lake instead of putting that cut-rate strip mall in its place. Teo9969 11-02-2023, 10:53 PM On the space conversation: it's much more important for things to be built to last for 100+ years than it is to have a bunch of space to build on. Look how much Chisolm Creek has "struggled" to put together their ambitious plan with all the space they have. Not so much trying to dog on Chisolm Creek as I am showing just how incredibly well thought out and executed this development is and how it has come together so quickly in comparison. Not having a lot of room to play with actually provides the kind of limits that are sometimes necessary to move forward. The office tower adjustment is a great example: it largely looks the same and was only slightly moved around but it fits very cleanly with the plan and they're moving forward with it. And the rest of the area will only continue to take off. There is: 1. All of the surface parking both at PSM and Belle Isle that will eventually become too big of an opportunity cost not to develop. 2. The group that's been collecting properties south of NWX and west of Classen that could coalesce in the 2030s (and potentially earlier, especially if Oak is as successful as we think it will be). 3. Tons of single story infrastructure that is at least 20 years old and could be easily torn down over the next 10-15 years for higher and better use. 4. Talks of burying I-44, which could also be capped to open development space/opportunity. It's not going to be Manhattan in 20 years, but there's no way if this Oak is successful that this area doesn't get increased investment. The best example is probably the Galleria area in Houston which is similarly distanced from downtown and built around a retail hub with some major office around the area (mainly 50 Penn & Valliance Bank).
