I dont think it's poor management as much as it is the money simply being there in full, and supply distributors getting paid a premium to deliver their materials within a priority queue. This project seems to have a lot of sponsors and prospective tenants, so the money is there in abundance. The Santa Fe Square apartments in Tulsa are using pre-made panels for construction and it's not moving nearly as fast as this seems to be so it's impressive. Any idea if they are partnering with a third party apartment developer as well like Greystar, JPI, etc.? OKCBayou 05-15-2023, 02:55 PM Contractor is Vincit Construction, they're known in the industry to have a few shady partners but overall good builders. I'm unsure about the prefab walls at the apartment building, but it appears that it is not prefab as the prefab walls typically come with the exterior finish already applied. OKC does require dust erosion control, it's just not as well monitored as other cities, probably due to lack of funding and employees. Norman is much better at keeping contractors in check when it comes to erosion control. Contractors can typically be fined after a few warnings. Don't know if it will be 11 floors as shown in the rendering, but it will be located on that spot and would almost certainly include an attached parking structure. Would also expect commercial space along the ground floor facing 50th. I also know they have a deal with a national retailer for spot #1. Can't say anything more at this time but believe it will be a 2-story building. They have been acquiring homes in the area of the building marked #3. However, they don't yet own everything they would need so I believe this is all very conceptual and would probably be long-term if it happened at all. My understanding is they are hoping to put together a food hall concept in area #4. And they've shown Cinepolis as the lux theater chain (#5) on some plans, but I'm sure that is just conceptual at this point. That would be a huge get; I lived near one in California and it's way nicer than anything we currently have in the market, a step up from Flix. It seems now that they are well under construction and have inked deals with some big-time retailers and restaurants, the entire project is starting to come together. They still have a bunch of small spaces for retail and restaurants and I know they've been focusing on new-to-market tenants. As we've discussed, this project will be nicer than anything else in the state, and probably by a wide margin. The developers bought the Red Carpet across the street and there are no plans in place at this time, but that would be a great area for a combined Pottery Barn, PB Kids and Williams Sonoma all in the same area. Someone made a leap, and now, if it isn't a C&B, then people will be disappointed and claim they were misled. It happens all the time, and is why Pete was hesitant to post anything until they formally announce tenants. I know, it is a message board meant for discussion. But when that discussion becomes so forward, and will lead to people running to other sites to post about it, then backlash happens.
